This is going to be long... If the rest of the neighborhood is composed of similar starter homes, it will be fine without any wow factor. Most buyers want simple good looks in a clean home that is easy maintenance. Walking to the front entry then, the "bubble" shrubs start them out with a big maintenance chore right off the bat. Replace them with a easy perennial plantings that come back every year. Dwarf sized azaleas and hydrangeas and some that keep their leaves in winter for a spot of year round green. Don't plant bushy plants under the window. You want to open that up. You could try a window box there, but for some, that will also look like a chore. On to the kitchen/breakfast area. Clear the fridge top and remove any magnets etc., you may have on it. Focus on the light fixtures and replace the counter height table and chairs with a round standard table and 4 chairs - you may be able to rent some, or sell these on Craig's list and buy replacements with their new home in mind. Good looking up-to-date lighting in those two areas will make a super difference. Chandy over the table should hang at 36" or lower (in the formal DR too.) Remove the tied up drapes at the slider in favor of a simple fabric cornice. I'd also get rid of the rug so the beautiful floor flows right through the two rooms and gives a more spacious feeling. The formal dining area looks good except for the wall items which are hung too high. Move the two pictures from the buffet to flank the window treatment - center them 5' above the floor. A new chandy there would look great reflecting in a vertical mirror over the buffet. Maybe you have a mirror they could use for the time being. Center of the plate trio also at 5' above the floor. I see a lot of wirey pieces that look more suitable for outdoor or covered patio areas than for the interior living space. Manage to do something else with all of those chairs and tables. I'm afraid both the breakfast area rug and the LR rug are the too small, but they look to be the same color. You might try one of them under the formal DR table, but that might require removal of a leaf. Rug should be 4' wider and longer than the table. If you remove a leaf, flank the buffet with the two extra chairs. In the LR, pull sofas into an "L" in the center of the space facing the FP corner. Large one parallel to the FP and small one facing TV (remove that clock to the kitchen.) See if one of the rugs will work with them. Will one rug extend out 10" wider than the large sofa? That is really the size you need. Remove the blond cabinet and all on that wall. That area may need to become a better focal point if it is what you see when you enter. Unfortunately, the tab-top panels cheapen the whole look. New, linen panels, or even DIY drop cloth ones hung floor to ceiling would do so much for these spaces. I have no problem with the bedroom except for the curtains, which I'd replace with fabric roman shades, inside mounted. Art above the chests might be a better touch than the candles.
