No to the farm sink - and don't love the high faucet that is being shown so good to keep that in mind.

Big doors to open the space to the porch

WOW - 17. Full Circle Custom Homes in Phoenix pulled out all the stops with this large pass-through window. A multi-sliding window with a flush sill disappears with a pocket application on the left side (not visible), completely opening the kitchen to the covered bar area.

15. In Miami, JMA Interior Design took functional inspiration from a garage door for a pass-through window that connects the kitchen and formal covered porch.

Love the clean look of the large screen panels. Will likely need more safety given the height of the porch.

Love the ceiling. May be a maintenance headache though.

Heaters for Heather? lower rail for safty and then big viewing screens above,.

love the stone floor - Q likes the arch, but I think it takes away from the view

if we end up with the porch on ground level - fireplace, but NO WAY am I brining firewood up 3 floors! we will have a firepit/gathering spot outside.

Love the counter and pass through.

Love that view... they did a nice job of framing the view they have... could we do the same?

Love the large screens to maximize the view but likely not realistic for a screened porch on the 3rd story.

Cool that the screens lift but not likely something we are going to need given we are thinking of a 3rd story screened porch. But if we do a ground level porch this is a cool idea.
