As a conceptual urban infill project, the Wexley is designed for a narrow lot in the center of a city block. The 26’x48’ floor plan is divided into thirds from front to back and from left to right. In plan, the left third is reserved for circulation spaces and is reflected in elevation by a monolithic block wall in three shades of gray. Punching through this block wall, in three distinct parts, are the main levels windows for the stair tower, bathroom, and patio. The right two-thirds of the main level are reserved for the living room, kitchen, and dining room. At 16’ long, front to back, these three rooms align perfectly with the three-part block wall façade. It’s this interplay between plan and elevation that creates cohesion between each façade, no matter where it’s viewed. Given that this project would have neighbors on either side, great care was taken in crafting desirable vistas for the living, dining, and master bedroom. Upstairs, with a view to the street, the master bedroom has a pair of closets and a skillfully planned bathroom complete with soaker tub and separate tiled shower. arched passage, carrera marble, dignified, elegantly decorated, family home, majestic, dark wood bar stools, hanging pot rack, transom window, recessed lighting Our client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. This project was a gut renovation of a loft on Park Ave. South in Manhattan – it’s the personal residence of Andrew Petronio, partner at KA Design Group. Bilotta Senior Designer, Jeff Eakley, has worked with KA Design for 20 years. When it was time for Andrew to do his own kitchen, working with Jeff was a natural choice to bring it to life. Andrew wanted a modern, industrial, European-inspired aesthetic throughout his NYC loft. The allotted kitchen space wasn’t very big; it had to be designed in such a way that it was compact, yet functional, to allow for both plenty of storage and dining. Having an island look out over the living room would be too heavy in the space; instead they opted for a bar height table and added a second tier of cabinets for extra storage above the walls, accessible from the black-lacquer rolling library ladder. The dark finishes were selected to separate the kitchen from the rest of the vibrant, art-filled living area – a mix of dark textured wood and a contrasting smooth metal, all custom-made in Bilotta Collection Cabinetry. The base cabinets and refrigerator section are a horizontal-grained rift cut white oak with an Ebony stain and a wire-brushed finish. The wall cabinets are the focal point – stainless steel with a dark patina that brings out black and gold hues, picked up again in the blackened, brushed gold decorative hardware from H. Theophile. The countertops by Eastern Stone are a smooth Black Absolute; the backsplash is a black textured limestone from Artistic Tile that mimics the finish of the base cabinets. The far corner is all mirrored, elongating the room. They opted for the all black Bertazzoni range and wood appliance panels for a clean, uninterrupted run of cabinets.
