This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Handmade, Rookwood tile with glazed edges provide a clean transition the shower wall. A new transom window over the vanity provides extra light and openness to the space.

Remodeling the master bath provided many design challenges. The long and narrow space was visually expanded by removing an impeding large linen closet from the space. The additional space allowed for two sinks where there was previously only one. In addition, the long and narrow window in the bath provided amazing natural light, but made it difficult to incorporate vanity mirrors that were tall enough. The designer solved this issue by incorporating pivoting mirrors that mounted just below the long window. Finally, a custom walnut vanity was designed to utilize every inch of space. The vanity front steps in and out on the ends to make access by the toilet area more functional and spacious. A large shower with a built in quartz shower seat and hand held shower wand provide touch of luxury. Finally, the ceramic floor tile design provides a mid century punch without overpowering the tranquil space.

This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. Designed with family living in mind, the home has also been designed for entertaining and to embrace life's creature comforts. Pre-wired with HD Video, Audio and comprehensive low-voltage services, the home is able to accommodate and distribute any low voltage services requested by the homeowner. Siri Blanchette/Blind Dog Photo Associates This kids bath has all the fun of a sunny day at the beach. In a contemporary way, the details in the room are nautical and beachy. The color of the walls are like a clear blue sky, the vanity lights look like vintage boat lights, the vanity top looks like sand, and the shower walls are meant to look like a sea shanty with weathered looking wood grained tile plank walls and a shower "window pane" cubby with hand painted tiles designed by Marcye that look like a view out to the beach. The floor is bleached pebbles with hand painted sea creature tiles placed randomly for the kids to find.

The bathroom enjoys great views. The standalone white bathtub placed beside a large window is equipped with a Hans Grohe tub filler. The window features a soft custom made roman shade. We furnished the area with a blue patterned garden stool. The bathroom floor features a hexagon mosaic tile. We designed the walnut vanity with a marble countertop and backsplash, and his and her undermount sinks. The vanity is paired with unique mirrors flanked by tiny lamp sconced lighting. Bedroom in downtown loft with NO windows! This was the challenge Interior Designer Rebecca Robeson faced when beginning this Denver Loft Remodel. Rebecca began by identifying the focal-point wall and addressing the overall dark feel of the room. She painted 3 walls a soft grey and one wall a dark navy blue. Rebecca applied her creative genius to the space by hanging nine beveled mirrors on the dark wall above the bed as a clever way to fool the eye into thinking the mirrors were windows. To further indulge the concept, Rebecca added crisp white linen panels to mimic window treatments on either side. This design idea created a dramatic symmetrical backdrop for the Bedroom furniture... A spectacular oversized blue and white rug (Aja Rugs) sets a perfect foundation for the queen size bed with two oversize nightstands in crisp white, the Bedroom was complete. Inspiration for a timeless one-story wood exterior home remodel in Los Angeles

This bathroom is found in the basement of the house. With low ceilings and no windows, the designer was able to add some life to this room through his design. The double vanity is perfect for him and hers. The shower includes a steam unit for a perfect spa retreat in your own home. The tile flowing over to the ceiling brings in the whole room. The mirrors are electric mirrors which include great lighting and a tv inside the mirror itself! Overall, it's the perfect escape from a long day at work or just to simply relax in.
