Ever notice how your iron fence looks worse every spring after another Chicago winter? That slow deterioration is not cosmetic - it is active metal failure that compounds every freeze-thaw cycle until replacement becomes the only option. Windy City Painters works with homeowners across the Chicago North Side and Near West Side to restore original iron fencing on greystones, two-flats, Victorian brownstones, and coach houses before that point is reached. PROJECT OVERVIEW This iron fence restoration involved a classic Chicago residential property with original wrought iron fencing showing surface rust across the majority of pickets, flaking previous paint coats, and localized deep pitting near the base rails. A structural check identified two loose pickets requiring welding before any surface preparation or coating began. Total linear footage fell in the mid-range for a standard Chicago residential lot. MATERIALS AND PRODUCTS Windy City Painters selected Ospho rust converter for chemically neutralizing active iron oxide before priming. Ospho reacts with rust to form a stable phosphate compound that stops corrosion progression rather than simply sealing over it. Sherwin-Williams DTM rust-inhibitive primer was applied to all bare and converted surfaces, followed by two finish coats of Rust-Oleum DTM in satin black. DTM - direct to metal - formulas provide corrosion inhibitors built into the coating matrix, which matters significantly in Chicago's climate. THE PROCESS Step 1 - Structural Assessment and Welding Coordination. Before any surface preparation begins, Windy City Painters inspects every picket and rail connection for structural integrity. Loose or cracked iron must be welded before coating. Paint applied over a compromised joint will fail within one season as movement continues to break the bond. On this project, two pickets were tack-welded by a coordinating welder before prep started. Step 2 - Wire Wheel Grinding and Needle Gun Descaling. All rusted sections were ground to bare or near-bare metal using wire wheel attachments and needle gun descaling tools. This step removes loose scale, flaking previous coatings, and surface contamination that would prevent primer adhesion. Skipping mechanical prep is the single most common reason iron fence paint fails prematurely on Chicago properties. Step 3 - Ospho Rust Converter Application. Ospho was brushed into all pitted and converted areas and allowed to cure fully. The phosphoric acid chemistry converts iron oxide into iron phosphate, arresting active rust and creating a surface that accepts primer more effectively than bare metal alone. Corroseal is an equivalent alternative used on projects with heavier pitting. Step 4 - DTM Primer and Finish Coat Application. Sherwin-Williams DTM rust-inhibitive primer was applied across all prepared surfaces. Two topcoats of Rust-Oleum DTM in satin black followed after full primer cure. DTM finish coats add a second corrosion-inhibiting layer and provide the UV and weather resistance needed for Chicago exterior iron work. CHICAGO-SPECIFIC CHALLENGES Chicago iron fencing faces conditions that accelerate corrosion faster than most US markets. Lake humidity keeps metal surface moisture elevated through much of the year. Road salt splash from winter maintenance reaches fencing along parkways and sidewalk edges, introducing chlorides that aggressively attack iron. Freeze-thaw cycles expand any rust pocket that has formed under paint, lifting coatings from the inside and creating the classic bubbled-paint appearance homeowners notice every spring. WHAT TO EXPECT LONG-TERM With Ospho conversion, DTM primer, and two DTM finish coats properly applied over mechanically prepared surfaces, most Chicago residential iron fences hold 5-8 years before needing significant touch-up. These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. From Plain to Fabulous A great thing about building a new home is that you are starting fresh. Being a Florida decorator, many of our clients are moving from the Northern or Mid-West states. We advise them to leave their often dark, large pieces of traditional furniture behind and just bring pieces that have value to them whether sentimental or monetary. This dining room was a pleasure because it was a clean slate with large windows letting in the morning sun. The floors are hand-scraped engineered wood in Brazilian walnut which give the entire home a warm feel to counteract the stark white walls. The home owners have a large art collection and specifically chose the white paint so that the paintings can be seen at their best and moved around the home easily. The owners host many dinner parties throughout the year and wanted a table that was virtually indestructible, and that visitors didn’t have to be careful with. This long Mango wood trestle table comfortably seats between eight and ten and has an antique grey, distressed look that is similar to driftwood. We alternated turquoise and light blue dining chairs for some contrast. An outstanding centerpiece for the room is a dazzling grey chandelier with an outstanding display of brilliant graphite crystals. Hundreds of faceted crystals are suspended from ten fluted glass arms. Wall sconces in chrome with grey linen shades were added and all the lighting is on dimmers for a choice of bright or mood lighting depending on the required ambience. To control the harsh Florida sunlight that can leech color out of furnishings within weeks, we installed light grey Silhouette window shades which keep approximately 97% of harmful UV rays out but still let in light even when fully closed. Traversing draperies were installed floor-to-ceiling and wall-to-wall providing a spectacular color wall of cream, green, purple and turquoise. The hardware is hidden behind the crown moulding for a clean, modern look. The best part of this design story lies in the large-scale artwork. The home owner had been given the painting years ago when she lived in Philadelphia but the colors didn’t suit her Northern palette. The painting was hidden in the attic but during the move was crated and sent to Florida. After not seeing it for sixteen years she had forgotten what it looked like and when she saw the crate about to be off-loaded asked the removal crew to take it away. At the last minute she decided to look in the crate and was surprised and delighted to find the perfect artwork for her dining room! Lastly, hand-torn wallpaper was installed in a custom color in the tray ceiling. As this room is used for dinner parties, games and even casual dining we decided not to install a rug for ease of use and movement around the table. Photographer: Rolando Diaz
