Inspiration for a mid-sized southwestern slate floor and blue floor sunroom remodel in Orange County with a standard ceiling

Renovation of this remarkable 1936 Monte Copper Tudor demonstrates how we sensitively transform historic homes to beautifully perform in contemporary life. The challenge was to connect first floor spaces, including the kitchen; dining room; and a lower family room added in a previous addition. The family room received thoughtful and appropriate detailing along with a graceful and functional two-sided bar element linking it with the kitchen. The kitchen was expanded and reimagined with a seamless addition. Diagonal views and openings allow all the rooms to function as a connected whole.

This large estate house was carefully crafted to compliment the rolling hillsides of the Midwest. Horizontal board & batten facades are sheltered by long runs of hipped roofs and are divided down the middle by the homes singular gabled wall. At the foyer, this gable takes the form of a classic three-part archway.
Going through the archway and into the interior, reveals a stunning see-through fireplace surround with raised natural stone hearth and rustic mantel beams. Subtle earth-toned wall colors, white trim, and natural wood floors serve as a perfect canvas to showcase patterned upholstery, black hardware, and colorful paintings. The kitchen and dining room occupies the space to the left of the foyer and living room and is connected to two garages through a more secluded mudroom and half bath. Off to the rear and adjacent to the kitchen is a screened porch that features a stone fireplace and stunning sunset views.
Occupying the space to the right of the living room and foyer is an understated master suite and spacious study featuring custom cabinets with diagonal bracing. The master bedroom’s en suite has a herringbone patterned marble floor, crisp white custom vanities, and access to a his and hers dressing area.
The four upstairs bedrooms are divided into pairs on either side of the living room balcony. Downstairs, the terraced landscaping exposes the family room and refreshment area to stunning views of the rear yard. The two remaining bedrooms in the lower level each have access to an en suite bathroom.

The different levels of this space not only suggest distinct areas for lounging and dining but the raised area enhances the views of the outdoors over the living room seating. The built in bookcase was existing but was in a dark wood and so we painted it and had all the sections lit to highliight the owners' arrowhead collection. The floors and handrails throughout the house were originally a high gloss gymnasium yellow floor - they were sanded and given a satin sheen. Epei benches warm the platinum gray concrete benches and the Firepit will warm legs and bodies as some will eventually sink into the rattan couch or chair which sits squarley on the stamped concrete Sandstone pool deck.

This awesome three level deck comes complete with it's own bluestone turret and gas fire feature. The elevated bluestone decking adds an unexpected natural texture; the mood of the setting is open air. The circular seating around the fire allows for conversation or quiet reflection.
The outdoor kitchen was added to streamline entertaining, while answering the need for everyday convenience.
EP Henry stone veneer topped with black granite countertops craft a rich kitchen setting likened to an upscale indoor design. The kitchen is complete with a Viking Grille, sink with a built in cutting board and built in storage. The island bar is built to party.

L+M's ADU is a basement converted to an accessory dwelling unit (ADU) with exterior & main level access, wet bar, living space with movie center & ethanol fireplace, office divided by custom steel & glass "window" grid, guest bathroom, & guest bedroom. Along with an efficient & versatile layout, we were able to get playful with the design, reflecting the whimsical personalties of the home owners.

Photo by Peter Molick. The Robinhood Residence is a small house renovation for a family that loves the scale and quaint setting of their home, but was quickly outgrowing its dated appearance and storage allowance. The main tasks for Content were creating a clear organization and simple flow to the home while bringing cohesion to the previous renovations. Custom cabinet pieces were designed for new storage and room focal points. A balance was struck, opening up visibility between rooms while maintaining the client's beloved elements from a quirky mid century renovation.

A modern black sectional creates the perfect place to lounge after a long day at work in this modern living room. The straight lined, heavy cocktail table can be used to kick your feet up and relax. A backdrop of an organic floral graces the previously empty corner and draws the eye to design of the space.
