Inspired by the surrounding landscape, the Craftsman/Prairie style is one of the few truly American architectural styles. It was developed around the turn of the century by a group of Midwestern architects and continues to be among the most comfortable of all American-designed architecture more than a century later, one of the main reasons it continues to attract architects and homeowners today. Oxbridge builds on that solid reputation, drawing from Craftsman/Prairie and classic Farmhouse styles. Its handsome Shingle-clad exterior includes interesting pitched rooflines, alternating rows of cedar shake siding, stone accents in the foundation and chimney and distinctive decorative brackets. Repeating triple windows add interest to the exterior while keeping interior spaces open and bright. Inside, the floor plan is equally impressive. Columns on the porch and a custom entry door with sidelights and decorative glass leads into a spacious 2,900-square-foot main floor, including a 19 by 24-foot living room with a period-inspired built-ins and a natural fireplace. While inspired by the past, the home lives for the present, with open rooms and plenty of storage throughout. Also included is a 27-foot-wide family-style kitchen with a large island and eat-in dining and a nearby dining room with a beadboard ceiling that leads out onto a relaxing 240-square-foot screen porch that takes full advantage of the nearby outdoors and a private 16 by 20-foot master suite with a sloped ceiling and relaxing personal sitting area. The first floor also includes a large walk-in closet, a home management area and pantry to help you stay organized and a first-floor laundry area. Upstairs, another 1,500 square feet awaits, with a built-ins and a window seat at the top of the stairs that nod to the home’s historic inspiration. Opt for three family bedrooms or use one of the three as a yoga room; the upper level also includes attic access, which offers another 500 square feet, perfect for crafts or a playroom. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. This lower level combines several areas into the perfect space to have a party or just hang out. The theater area features a starlight ceiling that even include a comet that passes through every minute. Premium sound and custom seating make it an amazing experience. The sitting area has a brick wall and fireplace that is flanked by built in bookshelves. To the right, is a set of glass doors that open all of the way across. This expands the living area to the outside. Also, with the press of a button, blackout shades on all of the windows... turn day into night. Seating around the bar makes playing a game of pool a real spectator sport... or just a place for some fun. The area also has a large workout room. Perfect for the times that pool isn't enough physical activity for you.

In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades. The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate. The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time. The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously. The property is one of the original farm houses located on the main street of a small town. It has been in the family for many years and our client just inherited the property. They were trying to have balance of preserving the old while realizing modern day living has its benefits too. The house had a large addition added using mostly old style materials, but designed with function and modern day luxuries. Our goal was to carry that theme to the outside. Our first problem we had to address was how to transition between the first floor elevation changes. The lower room was the husband’s office. He stated in the future he may have clients over and it would be nice to have an area to sit outside. The wife’s main concern was to renew the four corner garden. She also felt it was very important to be able to see it from the kitchen area. Finally there was an old wishing well stuck right outside the kitchen. They both felt it would be neat to be able to incorporate this in some how. They wanted a patio area with a built in grill to accommodate there family and friends. They also wanted to keep a large play area for the kids. We were able to pull this off successfully. We addressed the first issue by having a small lower level flagstone area. This area is large enough for 1 to 2 people to sit comfortably. It also provides a transition from his office to the larger patio area. We installed a simple small gravel sitting area opposite of the main patio. This provides our client a secluded place to relax or do business. Mrs.... told me she is amazed how much her and her husband enjoys this area. It is so peaceful looking at the small creek over a glass of wine. We built a natural limestone retaining wall to create the patio terrace. The stone was chosen to extend the houses architectural elements into the landscape. Irregular broken flagstone was used to give it a more casual feel. We installed three Serviceberries into the patio terrace to replace some trees that were taken down during the remodeling. She was very concern that they would block the view of the four corner garden. We new they were crucial to nestle in the terrace, so we placed them for a couple days for her to decide. Fortunately she agreed they not only kept the view open, but helped frame the garden. The four corner garden was designed to be viewed from afar and experienced up close. We wanted the space to have some formal structure while keeping with the casual farm house feel. Another natural limestone retaining wall was created. This leveled the garden terrace and helped associate it with the rest of the property. The four corner garden is nestled into the existing woods edge. This provides three distinct experiences to entering the garden; a more formal from the driveway, an open feel from the lower lawn, and a more natural / casual experience from the wooded area. The Plymouth brown gravel was used for the center of the garden. This helped highlight the stone post that was found during construction. The gravel also brings the sense of sound into the garden space. Lamb’s ear was chosen as a fun way to get kids interest in horticulture. The balance of using the new to create the old feel is what makes this project a success. The property has already hosted a local historical society event and won an award for its preservation efforts. When Mrs.... can’t find her husband, she knows he is either reading the newspaper by the grill or resting in the hammock along the wood’s path.

Full project description: Check out this great outdoor sitting area with a stucco and stone fireplace and the largest outdoor ceiling fan we've ever seen! Outdoor living space designs typically match the house exactly - but this one couldn't. The homeowners' association restrictions ended up shrinking the outdoor sitting area from 20-foot-square to 15-foot-square, so the arches couldn't be the same size as they were on the house. After a bit of math and an adjustment in the thickness of the arches, however, Outdoor Homescapes of Houston preserved the proper scale and proportion. Especially problematic was the half arch connecting the free-standing structure to the back of the house - since a gutter had to be added for sufficient drainage. "The wood-burning fireplace will provide heat and definitely cozy up this patio addition as we head into fall and winter - especially with vents that push the heated air directly out into the sitting area," says Franks. "But since this outdoor living space was built for all seasons, the large outdoor ceiling fan will also help keep it cool in summer. In addition to the gas fireplace featuring bench seating, this detached, covered patio also had two outdoor sofas and a coffee table from Restoration Hardware. Built at an angle that faces the back of the house at the far end of the pool and hot tub, this outdoor living space design definitely fulfills its mission to blend in with the existing house. Its light-colored stucco and Western Austin Limestone with bluish-grey accents, for instance, echoes the contemporary home's stone and stucco exterior. The 10-foot-high ceiling under the hipped roof, meanwhile, features a dark stain matching that of the existing covered patio ceiling along the back of the house. The addition's Rosa flagstone patio is also an extension of the existing patio, and the Oklahoma wister flagstone bench seating is a perfect match to the coping on the existing pool. Similarly, the black lantern light fixtures on the support columns of this outdoor sitting area are the same style as those on the house. The client wanted gas light fixtures, like they have on the house. Outdoor Homescapes could only find electric fixtures that matched, but wqw able to convert them into gas fixtures with a conversion kit from Cunningham Gas. The Restoration Hardware seating and coffee table, meanwhile, suit the client's desire to entertain guests in style after dinner while enjoying a cigar. "The project was a challenge, but it turned out beautiful," says company owner Wayne Franks. "And it really does look like it was built with the house."

A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting." Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete. At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone. "I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget." "It is truly a paradise," says the client in her Houzz review of the project. "They listened to my vision and incorporated their expertise to create an outdoor living space just perfect for me and my family!"

He tackled the situation by hiring interior designer Jennifer Corredor. Never defensive, he let her have run of the field. “He’d say, ‘Jen, do your thing,’” she says. And she did it well. The first order of the day was to get a lay of the land and a feel for what he wanted. For his primary residence, Tulloch chose a home in Pinecrest, Florida. — a great family neighborhood known for its schools and ample lot sizes. “His lot is huge,” Corredor says. “He could practice his game there if he wanted.” A laidback feeling permeates the suburban village, where mostly Mediterranean homes intermix with a few modern styles. With views toward the pool and a landscaped yard, Tulloch’s 10,000-square-foot home touches on both, a Mediterranean exterior with chic contemporary interiors. Step inside, where high ceilings and a sculptural stairway with oak treads and linear spindles immediately capture the eye. “Knowing he was more inclined toward an uncluttered look, and taking into consideration his age and lifestyle, I naturally took the path of choosing more modern furnishings,” the designer says. In the dining room, Tulloch specifically asked for a round table and Corredor found “Xilos Simplice” by Maxalto, a table that seats six to eight and has a Lazy Susan. And just past the stairway, two armless chairs from Calligaris and a semi-round sofa shape the living room. In keeping with Tulloch’s desire for a simple no-fuss lifestyle, leather is often used for upholstery. “He preferred wipe-able areas,” she says. “Nearly everything in the living room is clad in leather.” An architecturally striking, oak-coffered ceiling warms the family room, while Saturnia marble flooring grounds the space in cool comfort. “Since it’s just off the kitchen, this relaxed space provides the perfect place for family and friends to congregate — somewhere to hang out,” Corredor says. The deep-seated sofa wrapped in tan leather and Minotti armchairs in white join a pair of linen-clad ottomans for ample seating. With eight bedrooms in the home, there was “plenty of space to repurpose,” Corredor says. “Five are used for sleeping quarters, but the others have been converted into a billiard room, a home office and the memorabilia room.” On the first floor, the billiard room is set for fun and entertainment with doors that open to the pool area. The memorabilia room presented quite a challenge. Undaunted, Corredor delved into a seemingly never-ending collection of mementos to create a tribute to Tulloch’s career. “His team colors are blue and white, so we used those colors in this space,” she says. In a nod to Tulloch’s career on and off the field, his home office displays awards, recognition plaques and photos from his foundation. A Copenhagen desk, Herman Miller chair and leather-topped credenza further an aura of masculinity. All about relaxation, the master bedroom would not be complete without its own sitting area for viewing sports updates or late-night movies. Here, lounge chairs recline to create the perfect spot for Tulloch to put his feet up and watch TV. “He wanted it to be really comfortable,” Corredor says A total redo was required in the master bath, where the now 12-foot-long shower is a far cry from those in a locker room. “This bath is more like a launching pad to get you going in the morning,” Corredor says. “All in all, it’s a fun, warm and beautiful environment,” the designer says. “I wanted to create something unique, that would make my client proud and happy.” In Tulloch’s world, that’s a touchdown. Custom rectilinear swimming pool with large tanning ledge, cascading pool steps and a raised spa that sits at the end of the pool with a waterfall spilling from its center. Outdoor living area includes a pool house and two-level paver patio with stacked stone steps and lush landscaping.

Designed for a family who is relocating back to California, this contemporary residence sits atop a severely steep site in the community of Las Ventanas. Working with the topography led to some creative design solutions, structurally and aesthetically, to accommodate all of the family’s programatic needs. The 4127 s.f. home fits into the relatively small building footprint while an infinity edge pool cantilevers 22′ above grade. With spectacular views of the Arroyo Grande foothills and farms, this main pool deck becomes a major feature of the home. All living spaces, including the great room and kitchen open up to this deck, ideal for relaxation and entertainment. Given that the owners have five golden retrievers, this outdoor space also serves as an area for the dogs. The design includes multiple water features and even a dog pond. To further emphasize the views, a third story mitered glass reading room gives one the impression of sitting above the treetops. The use of warm IPE hardwood siding and stone cladding blend the structure into the surrounding landscape while still offering a clean and contemporary aesthetic.

We were asked to create something really special for one of our most admired clients. This home has been a labor of love for both of us as we finally made it exactly what she wanted it to be. After many concept ideas we landed on a design that is stunning! Her outdoor living space includes an outdoor kitchen with bar, outdoor living room with fireplace, dining patio, a bedroom-adjacent lounging patio with modern fountain, enclosed vegetable garden, rose garden walk with European-style fountain and meditation bench, and a fire pit with sitting area on the upper level to take in the panoramic views of the sunset over the wooded ridge. Outdoor lighting brings it alive at night, and for parties you can’t beat the killer sound system!

This home in Greenwood Village was in need of an updated kitchen with more cabinet space and natural lighting. The custom-built dark beams in the ceiling are complemented with white cabinets and large windows allowing for great natural light. The planter area behind the intricate copper sink sits above a drain for easy watering. The plants are also in a great location to soak up the Colorado sun! The lighted cabinets also draw attention to the family’s precious collections. Other updates included the living room and adjacent sitting area. We created a custom bookshelf to match the ceiling beams, allowing the family more room to display books and keepsakes. The sitting area included a one-of-a-kind, handmade mosaic artwork that our team installed above the new fireplace.
