Tucked neatly into an existing bay of the barn, the open kitchen is a comfortable hub of the home. Rather than create a solid division between the kitchen and the children's TV area, Franklin finished only the lower portion of the post-and-beam supports. The ladder is one of the original features of the barn that Franklin could not imagine ever removing. Cleverly integrated into the support post, its original function allowed workers to climb above large haystacks and pick and toss hay down a chute to the feeding area below. Franklin's children, 10 and 14, also enjoy this aspect of their home. "The kids and their friends run, slide, climb up the ladder and have a ton of fun," he explains, "It’s a barn! Once a galley kitchen with a garage door at the end of it, MOTIF reconfigured the layout and moved the garage door, removed a wall and opened the kitchen to the adjacent living space, The couple who lives in this cottage-like home has a great place to cook and entertain friends. These very social homeowners can now host parties and entertain their friends and family well with the newly designed layout. A love for cooking inspired the design of the wall above the range. The cabinets were built by hand by the previous owner who was a professional carpenter. In the interest of honoring his life, we kept the boxes and reconfigured the layout while adding some new custom touches that look like they were always there.

This light filled laundry room is as functional as it is beautiful. It features a vented clothes drying cabinet, complete with a hanging rod for air drying clothes and pullout mesh racks for drying t-shirts or delicates. The handy dog shower makes it easier to keep Fido clean and the full height wall tile makes cleaning a breeze. Open shelves above the dog shower provide a handy spot for rolled up towels, dog shampoo and dog treats. A laundry soaking sink, a custom pullout cabinet for hanging mops, brooms and other cleaning supplies, and ample cabinet storage make this a dream laundry room. Design accents include a fun octagon wall tile and a whimsical gold basket light fixture.

The bottom of the cellar begins with multiple areas for wine case storage and other bulk storage options. The great thing about this space is that it was designed for multi-use capability, leaving ample room to store multiple layers deep of single bottle storage as well. Directly above the case storage lie multiple layers of easy pull out shelving on smooth rolling tracks, seamlessly allowing for drawer sliding with no risk of bottle movement or abrupt stops. These are fantastic features to have, especially in the case of having flights of wines from your favorite wineries. A collection of 2010 through 2016 Larkmeade Cabernet Sauvignon bottles from Napa have never looked so good. In the center, a small countertop and opening are used for a practical space to open and decant wines. Glass shelving features and acrylic wine racking dividers make for a fun, transparent, and sleek looking centerpiece. On either side of this wine wall feature / kitchen wine cellar are long rows of high reveal display of wine bottles, carefully designed and engineered to lay down properly so that the cork will stay wet and wines are aged perfectly and gracefully over time. These display rows act as fantastic "show off" sections - perfectly highlighting each bottle's respective label and giving you the ability to really display your gems. More sections sit above these displays, turning the bottles inward and facing them cork out. In this certain circumstance and with this specific client's collection, these sections really popped with color and intrigue with many cases of the same wines being placed into the racking. Intense hues of Red and Yellow POP, keeping this wine cellar interesting and a pleasure to look at no matter what section you're exploring. Horizontal stainless steel metal rods are Integrated into the custom cabinetry horizontally and angled across each multiple sections, again offering another unique and different design feature, now with wine bottle labels facing outward and completely visible. Steps from Riverside Park, the existing apartment had previously not been renovated for 30 years and was in dire need of a complete overhaul. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. The existing formal closed kitchen and dining room were combined and opened up to allow the owners to entertain in an open living environment and allow natural light to permeate throughout different exposures of the apartment. Bathrooms were gutted, enlarged and reconfigured. Central air conditioning was added with minimal ducting as to be hidden and not seem clunky. Built-in bookshelves run the length of the perimeter walls below windows, concealing radiators and providing extra valuable storage in every room. A neutral color palette, minimalist details, and refined materials create a warm, modern atmosphere. Light brown oak veneered archways as well as LED cove ceilings are used to separate programmatic spaces visually without the use of physical partitions. A charcoal stained cube built-in was designed with in the foyer to create deep storage while continuing into the kitchen to hide the built-in refrigerator and pantry visually connecting the two spaces. The family’s two children share one large bedroom in order to create a playroom in the other which can also serves as a guest room when needed. The master bedroom features a full height grey stained ash veneered wall unit that serves as the predominant clothes storage. A panel housing the TV slides to reveal more clothes storage behind. To utilize the exiting formal maid’s room behind the kitchen, a small study and powder room were created that house laundry machines as well.

This little laundry room uses hidden tricks to modernize and maximize limited space. Opposite the washing machine and dryer, custom cabinetry was added on both sides of an ironing board cupboard. Another thoughtful addition is a space for a hook to help lift clothes to the hanging rack.

This incredible closet is custom in every way. It was designed to meet the specific needs and desires of our client. The cabinetry was slightly distressed, glazed and load with extensive detail. The rolling ladder moves around entire closet for upper storage. Several pull out and slide out shelves, scarf racks, hanger racks and custom storage accessories were included in the design. A custom dresser with upper glass cabinets along with built-in hamper are also included. It wouldn't be complete without a vertical, tilted shoe rack. Ceiling painted in a rich robin’s egg blue with sparkle additive sets this closet apart from any other.
