The homeowners wanted to improve the layout and function of their tired 1980’s bathrooms. The master bath had a huge sunken tub that took up half the floor space and the shower was tiny and in small room with the toilet. We created a new toilet room and moved the shower to allow it to grow in size. This new space is far more in tune with the client’s needs. The kid’s bath was a large space. It only needed to be updated to today’s look and to flow with the rest of the house. The powder room was small, adding the pedestal sink opened it up and the wallpaper and ship lap added the character that it needed

Mirrored wine closet in a PGI Homes showhome using our tension cable floor to ceiling racking called the RING System. Bottles appear to be floating as they are held up by this very contemporary wine rack using metal Rings suspended with aircraft tension cable.

This new home could not be more ideally situated! It’s perched on Newport Bay in California and has gorgeous views out the back of the house. The client chose a crisp contemporary white color for the paint and then wanted to accent that with black curb appeal items.
For the exterior side gates, the client chose the Modern Gate Latch with Tapered Ring Handle. At the lovely entry, a Nero Contemporary Gate Latch adorns the courtyard gate. At the far end of the garage doors to the left is the #10 Mailbox, a modern wall-mount mailbox.

This bronze ring gate latch is two-sided so it can be opened from inside the gate, as well. There is a dummy handle to match the active latch ring.

Mike Daly from Concrete Ideas by Mike Daly did the stamped colored concrete work around the pool and Alex Fisher from Highlander Landscape installed all of the hardscapes, including the Xeripave pervious pavers around the fire ring. All of the hardscape kits were Rosetta Hardscapes. What a beautiful finished product!

This was a fast-track design-build project which began design in July and ended construction before Christmas. The scope included additions and first and second floor renovations. The house is an early 1900’s gambrel style with painted wood shingle siding and mission style detailing. On the first and second floor we removed previously constructed awkward additions and extended the gambrel style roof to make room for a large kitchen on the first floor and a master bathroom and bedroom on the second floor. We also added two new dormers to match the existing dormers to bring light into the master shower and new bedroom. We refinished the wood floors, repainted all of the walls and trim, added new vintage style light fixtures, and created a new half and kid’s bath. We also added new millwork features to continue the existing level of detail and texture within the house. A wrap-around covered porch with a corner trellis was also added, which provides a perfect opportunity to enjoy the back-yard. A wonderful project!

On the verge of a move across the country, these homeowners built a beautiful gate and fence line in their yard. The contemporary lines of the fence is simply lovely (see full photos of the finished project at photographer Eva Brennan’s site: http//www.evabrennan.com/1/post/2013/09/mission-accomplished.html).
The family used two different latches: The Modern Tapered Ring Latch and the Stainless Steel Ring Latch. They chose 10” Stainless Steel Strap Hinges with Pintles, as well as 18” Cranked Band Hinges.
