This residence sits on a mountain side, sloping wooded property. Water was an issue flowing down the mountain, so many rocked swales divert the flow. The area which we are presenting is the rear of the house that will be used to entertain family and friends, a place to unwind in the evenings and weekends.
We designed the outdoor areas to meet the needs and desires of the owners. When one walks through the breezeway not only to see an expansive valley view, but a relaxing fireplace and living area below where relaxing begins. Walk down the stairway of natural cut stone, you wonder through a landscaped garden onto the living area patio. Looking to your left is the pool with ample hardscape pool deck; large enough for a party or just the intimacy of two. Separating, yet joining the two areas is the grilling island, bar and outdoor wood burning oven. On the other side of the living area we go down a few steps to the raised planters and conservatory/greenhouse where plant are enjoyed from seedling to flower, or one can read a good book. Each area has it’s own personality for conversation or contemplation. The area is surrounded with plantings to provide color or to silhouette on the gray winter sky.

Janiczek HomesLocated on a sprawling 50-acre equestrian estate in Bucks County, Pennsylvania, a historic barn ruin was meticulously transformed into a luxurious, one-of-a-kind residence. This exquisite home beautifully marries the rustic charm of traditional post-and-beam construction with the elegance of modern luxury.
Central to the design is a deep respect for the site’s heritage. The home incorporates reclaimed wood and stone salvaged from the property alongside new materials, carefully integrated into the architecture to preserve the narrative of a Pennsylvania bank barn. The thoughtful use of materials ensures the legacy of the barn is honored while elevating it to meet the standards of modern living.
Serving as a testament to timeless craftsmanship, the converted barn residence features post-and-beam construction. The home’s design offers a harmonious blend of intimate living spaces and expansive entertaining areas. Four comfortable bedrooms provide ample accommodation, while the open concept main level seamlessly connects to a lower level entertainment space.
The lower level opens to the courtyard and pool deck, creating a resort-like retreat within the estate’s pastoral landscape. Indoor-outdoor flow makes it an ideal setting for gatherings and large-scale entertaining, all set against the backdrop of rural Bucks County’s serene surroundings.

C2 | Studio Landscape ArchitectureA conceptual framework of long, straight lines anchors the landscape design for this proposed contemporary house set in a rural wetland environment. Against this datum, the site’s subtleties reveal themselves for interpretation and appreciation. The iconic element of a strong axial grass ‘runway’ serves both as a horizontal extrusion against which to read the natural topography and also as a platform for viewing the site’s wetlands. A monolithic retaining wall stratifies the entry area into a lower, private parking court and an upper, public one, which is further defined by a series of rough-hewn stone planters containing formal plantings of dogwoods. These planters break the plane of the retaining wall and extend to the ground, alluding to the substantial bedrock deposits that underlie much of the site. Stepped down from this plane is the fire pit terrace, nestled into the rocky structure of the site and offering views towards a vernal pond.

Excel RemodelingAn entry area to the home, this family laundry room became a catch-all for coats, bags and shoes. It also served as the laundry hub with a collection of portable drying racks, storage shelves and furniture that did not optimize the available space and layout. The new design made the most of the unique space and delivered an organized and attractive mud and laundry room with bench seating, hooks for hanging jackets and laundry needs, integrated wall drying racks, and lots of convenient storage.

Adrienne DeRosaThe sunken den, off of the foyer, receives abundant light from a bank of windows. This portion of the home was added on in 1968 after the original owners requested more space to accommodate their growing family.
Bobbie found the 1950's sofa second-hand for $10, and had it reupholstered. She chose Crypton fabric as a means to save the sofa from the cats' claws, which means that not only will the style remain timeless, but the sofa itself will always look like new.
