Built for the Bluff, A Sea Ranch Home is Remade from the Inside Out The house had always been grounded, on an ocean bluff at The Sea Ranch. It sits unencumbered, adjacent to one of the most dramatic stretches of the Sonoma coast with protected commons meadow to the east, uninterrupted Pacific views to the west, and a bluff trail running alongside. What it lacked was the feeling of home, one that could hold up its own against the natural landscape. The owners are entrepreneurs with deep involvement across tech, real estate, and development and they know how things are built. The Sea Ranch house had been in their lives for years, a second residence and a place for family to gather. Built for a different time, it felt more compromising than comfortable. Sitting in a closed off nook, the kitchen fit one cook at a time and turned its back on the rest of the house. The entry was dim and compressed, divided by a structural column that presented itself at exactly the wrong moment. The primary suite was small relative to the view outside it. A large rear bedroom sat behind a lowered ceiling with a bathroom that had never been added. The house was certainly worth the trouble of doing it right. What followed was not one project but four, each with its own design challenge, each addressed over a period of time. Where the House Meets the Ocean The most complex piece of the project, in both structural and spatial terms, was the kitchen expansion. The existing room was a single-person galley squeezed in as an afterthought with no meaningful connection to the dining room, the living space, or the deck outside. To make it useful for a family that cooks and gathers, it needed to grow outward into an existing patio and flow into the rooms around it. A big challenge was the roofline. Several planes at different pitches and angles converged directly where additional volume was needed. A new form had to join that geometry without reading as a correction. The solution found the simplest possible connection between the existing angles, a roofline that from outside the structure, appears entirely original. From the bluff trail where the addition is visible, there is no discernible seam. Inside, the kitchen is now open to the living and dining rooms without interruption. A large sliding glass door connects the space onto the rear deck. The deck itself was expanded and oriented so that the body of the house shields it from the coastal wind which is a common consideration that determines whether outdoor space at The Sea Ranch actually gets used. The result is a room that works for large family gatherings where no one feels cutoff, and one that makes the boundary between being inside and outside easy to ignore. Welcoming Light A structural column stood at the convergence of eight distinct roof planes in the entry. It was load-bearing, but it was also the reason the entry had always felt like a hallway rather than a welcoming arrival. With the structural engineer, a custom steel connector was designed to receive beams from six separate directions, redistributing the load through a single new continuous beam. The column was surgically removed. Three triangular skylights were then cut into the roof above, their shapes drawn from the existing geometry of the planes around them. The entry is now bright and open. The skylights feel native to the structure because they follow the logic already present in the roof. Two Suites, Two Views At opposite ends of the house, the two bedroom suites were each reconfigured, and each found a different way to introduce more of the landscape into the room. An addition to the primary suite extended the structure outward to create a wraparound plan with a loop from the bedroom through bath and closet that had not been possible before. The expansion opened a slot view from the tub and shower toward the ocean. The view is precise and private. The ocean view is present and deliberate. The rear bedroom absorbed an adjacent storage room to transform it into a full second suite with a vaulted ceiling, a large bathroom with a tub, a shower, and a sauna. A private fenced garden courtyard sits just beyond the glass bringing the outdoors inside. The tub was placed so that, looking past the courtyard and through the bedroom beyond, the ocean is visible at the far end. It is a long view and it makes the room feel larger and more settled than its footprint would suggest. Glass on Four Sides, Fire at the Center The main living and gathering room had always been caught between two competing facts: glass on four sides meant exceptional views but at The Sea Ranch, it also meant a cold room. A 360-degree cylindrical fireplace was added at the center on a raised stone base, providing radiant heat in every direction and giving the room a focal point around which a group naturally orients itself, whether that means two people at the end of the day or the whole family after dinner. Owners Who Picked Up the Tools The owner was not a passive client. they came with construction knowledge, specific ideas, and the desire to be an active part of the process, a dynamic that other architects may had found difficult, which Klopf Architecture accepted as an asset. They took it upon themselves to complete some of the work during construction, including the installation of a new radiant heating system beneath the floors. The radiant system added to the older and less-desirable forced-air setup. At The Sea Ranch, that change matters as the house sits close enough to the ocean and moving air competes with the sound of it, where radiant heat does not. Solar panels were added to the roof as part of the new system. Insulation was upgraded throughout the walls, roof, and crawl space. The house that had always had the right setting now holds warmth the way a house on the bluff should. They were also deeply involved in the design and selections throughout, and the finished house reflects both of them in ways that are specific rather than generic. The process took longer and moved through more iterations than a more arms-length relationship might have allowed. The result is more defined and personal because of it. The Landscape Holds Priority Every exterior decision was shaped by The Sea Ranch Design Standards, which require that buildings defer to the landscape around them rather than compete with it. Because this house sits on the bluff and is visible from the public trail, the additions faced a close review. Existing materials were matched. Geometries were resolved. The additions had to become indistinguishable from the original building. From the trail, the house reads exactly as it always has — low, cedar-clad, secondary to the meadow and the water. When these Canton, MA homeowners desired to upgrade their childrens’ bathroom, they were referred to Renovisions who were grateful to accept the task. The clients were unhappy with the existing cramped floor plan, lack of storage, old and drafty windows, outdated fixtures and overall lackluster aesthetic. Renovisions designed the new room to not only meet the client’s goals, but exceeded them abundantly. Mobility in the space was limited due to the door swing into the room. Renovisions recommended replacing the currenmt door with a pocket door in an arch-top beaded design to match the nearby bedroom doors, while also upgrading the hallway linen closet with new shelving and same styled door. Renovisions also increased the layout by borrowing space from the adjacent dining room. There is now more room for the handsome, quartered-mahogany wall-hung vanity with linen tower. Since the homeowners requested a contemporary look, the design team focused on choosing more modern products including a soaking tub, minimalistic square designed shower heads, tub filler, single lever faucet and a large rectangular sink. The white quartz countertop with wide veining and waterfall edge, along with the striking larger format subway tile finished with square edge chrome profiles contribute to the clean aethetic and modern appeal. From the sleek porcelain plank floor tile, new double-mulled Marvin casement windows and recessed lighting that provides just the right amount of light, the end result: a one-of-a-kind bathroom, a unique and modern ‘Revitalized Room’.

In 2021, Reynard Architectural Designs accepted its first design project. Our team partnered with Tobars Dobbs to transform a tiny, abandoned ranch in West Atlanta into an expansive contemporary modern home. The first floor, existing brickwork, and main structure where kept in tact. The original ranch was a closed floor plan with 2 bedrooms and 2 bathrooms with an extended hallway. All the interior finishes, appliances and walls were removed to convert the home into an open floor plan that maximizes space on the first floor. The finished home is a modern contemporary design that doubled the number of bedrooms, created four accessible outdoor decks, and created a fresh look that balances simplicity with plenty of character. The home on Shirley Street takes advantage of minimalist/modern design elements, clean white countertops and cupboards that are complimented nicely by classic stainless steel finishes. The original ranch home was once confined and segmented. Now, an open stairway that is bathed in natural light leads to the main living space above. Low profile jack and jill vanity mirrors, a soaker tub with a view, and a spacious shower all highlight the serene master bathroom. The master bedroom makes great use of light with a small, private transom above the bed and easy outdoor access to a private patio deck behind the main sleeping quarters. A private getaway shaded by the surrounding live oaks is just what's needed after a long day at work. While we were working on a concurrent affordable housing project in Belmont, the Town asked us to help with the design of this Habitat for Humanity house that was drawing a lot of controversy. Zoning at this property was such that Habitat had to build a single family house, yet they had limitations as to how big of a unit they could build based on their policies. Our challenge was to design a house that the neighbors would accept, that seemed bigger than it was and that would be a useful space for the occupants. We took our design cues from the nearby houses, and increased the bulk by adding a front porch. This porch also helps to mask the fact that the building is slab on grade, which is not typical of the neighborhood (first floor elevations are typically 2" to 3' above grade).

Our mission was to gift Bellevue with classic, natural and timeless style while setting it up with impressive functionality so that it was ready to be an entertaining-friendly home they needed it to be. Mission accepted! Our clients’ vision was clear: They wanted the focal point of every space to be the view of Oakland while making it cozy and infusing the space with color. We carefully selected a neutral color palette and balanced it with pops of color, unique greenery and personal touches to bring our clients’ vision of a stylish modern and casual vibes to life. An open floor concept was created by combing the Kitchen, Dining Room, Living Room, + Seating Nook with lots of open space. We sourced low furniture to ensure we maximized the views and had enough space for everyday living and throwing dinner parties. Our clients also enjoyed cooking, so we created an organized, intuitive, functional and modern kitchen that made whipping up homemade dips and snacks for their friends a breeze.

A family living in Guildford were in touch recently about restoring the appearance of their Ceramic tiled shower and bathroom. They were about to put the property up for sale and were concerned the grubby grout might put off potential buyers. First impressions do count so renovating a bathroom or kitchen before selling is a really good idea and will help you achieve a better price. In this case the Ceramic tiles were dirty and black with mould in places which looked unhygienic and uninviting. Additionally, the mastic sealant between the tile and bath was tired and worn to the extent that water could end up leaking behind the seal. After visiting the property, they were pleased to hear I could help and happily accepted our quote which was based around a days work and some materials. Firstly, I cleaned the grout using a Tile Doctor product called Duo Clean which is designed to tackle dirty grout and mould. I sprayed the product along all the grout lines and left it to soak in for about fifteen minutes. Once ready I brushed them with a firm wire brush then rinsed off with water. Next, I cleaned the tiles using a strong dilution of Tile Doctor Pro-Clean which was decanted into a spray bottle and sprayed onto the wall tiles. After ten minutes I then used a handheld buffing machine fitted with a small white buffing pad to shift the dirt and buff up the white tiles. After rinsing the slurry off with water you could see a marked improvement. I hand dried the tile and grout with a cloth and then set about stripping out the old white mastic sealer with a sharp knife. This took some time, as you have to be careful not to scratch the bath or the tile. By this time the grout had dried off fully and I was able to see if more work was required. To achieve a uniform colour throughout. Mould and some cleaning products can discolour grout permanently and, in this case, there was some grout staining I was unable to remove. We had discussed this possibility earlier and how it would be best resolved using a white grout colourant. So, I carefully applied Tile Doctor Grout Colour which is painted on with a small brush with any excess wiped off the tile before it can set. This resulted in a uniform white grout throughout and really gave the whole bathroom a lift. With the cleaning process completed I applied a new white mastic between the bath and tile and along the verticals. This is done with the bath filled with water and then left for 24 hours to allow the silicone to fully cure. After the grout colour had dried, I applied an aerosol Tile and Grout sealer over the whole surface and then lightly polished off any excess with a clean cloth. This does two things; one it adds a further layer of protection to the new grout colour and to the surface of the tiles. Secondly Ceramic tiles are non-porous, but bacterial dirt can still get a grip on the surface, with the sealer in place you will find water quickly runs off without getting a chance to get a hold. Sealers do wear off, so I recommended re-applying it every year. I had plenty left over and gave it to the customer when I finished using it. For regular cleaning of tiled shower areas, I recommend they use Tile Doctor Aqua-Pro this will neutralise any acid build-up caused by acidic shampoos etc. West Surrey Tile Doctor Rupert Mcleod
