What started as a crawl space grew into an incredible living space! As a professional home organizer the homeowner, Justine Woodworth, is accustomed to looking through the chaos and seeing something amazing. Fortunately she was able to team up with a builder that could see it too. What was created is a space that feels like it was always part of the house. The new wet bar is equipped with a beverage fridge, ice maker, and locked liquor storage. When you discover an old Victorian tiled floor underneath carpet, the first question that will probably pop into your mind is: can it be restored? The answer, in the majority of cases, is yes. In fact, Tile Doctor has completed hundreds of Victorian tiled floor restorations. Victorian tiles have a timeless quality about them and are still popular for residential use even in the twenty first century. What you can usually expect upon lifting your carpet is for the tiles to be covered in carpet adhesives and grippers, as was the case with this particular example of a Victorian Tiles hallway floor at a property in Bedford. Sometimes you might also find paint splashes or other staining left over from decoration work. And, of course, the tiles will be dirty and in much need of a deep clean. These issues spoil the original appearance of the tiles, but with the right methods and products, a complete restoration can be achieved quickly and cost-effectively. My first task upon arriving at the proper was to carry out a site survey to address the condition of the tiles, before running a quick test clean on a small area of the floor. The result was good and so I was confident that I could achieve a high-quality restoration for the client. A quote was issued and accepted, and the work was booked in at a date that was convenient for the customer. Returning to the property, my first course of action was to mix a strong dilution of Tile Doctor Pro Clean, which is a powerful alkaline cleaner safe to use on natural stone, with hot water. This cleaning solution was sprayed along all edges of the floor loosen the glue securing the carpet grippers. I then successfully removed the adhesive carefully using handheld tools to avoid damaging any tiles. Once this was done, I applied Tile Doctor Remove and Go, scrubbing it into the tiles with a rotary machine. This product is designed to remove heavy soiling, paint splashes and old waxes and sealers. The soiled solution was then extracted using a wet vacuum and stubborn areas re-treated until I was satisfied the floor was clean. The entire floor was then given a thorough rinse with water to remove any trace of cleaning products and extracted using a wet vax machine. The floor was allowed to dry for several days before I was able to return to seal the tiles. It’s always important to leave significant time for the floor to dry because any moisture left over can impact the performance of the sealer. The choice of sealer was Tile Doctor Seal and Go Extra, which provides robust protection against dirt and stains, with a light sheen finish. I chose this sealer not only because the customer wanted a light sheen finish, but also because this particular sealer is fully breathable. Dampness can sometimes be an issue with old Victorian and Quarry tiles which were installed before damp proof membranes became standard. One unique and beloved feature of this home, was the existing floating staircase. We quickly noticed the structural concerns with the staircase: no guard rail on the open side of the staircase and significantly inconsistent heights between each stair tread. Our Master Carpenter, Dennis, used shims to modify the stair tread heights to be within the code-acceptable difference, and strengthened the stair tread structure in order to support this beautiful metal cable rail system so that the original stairs can continue to remain in the home forever.

Inspiration for a mid-sized rustic home design remodel in Indianapolis

This very large corner site was shrouded in tired and thirsty conventional lawn. Really a bland, uninteresting monoculture—impossible to maintain especially in light of our dwindling resources and our growing understanding about sustainable practices. We chose to approach this project not with the idea that existing lawn is bad, but with respect for what lawn has historically represented: a socially connective tissue. Instead of conventional grass requiring endlessly large amounts of water, chemicals and mowing, this lawn conversion shifts to a naturalistic native meadow mix splashed with wildflowers and drought tolerant native shrubs. It was the clients’ desire to be wrapped by a garden attracting native pollinators and beneficial insects. A wildlife photographer, they wanted the opportunity to open windows and doors and feel immediately connected to a coastal native environment. The handsome new stone walls, stairs and massive boulders became the structural framework containing the loose, coastal sage scrub plant community, holding the landscape together during the dormant months. As we continue to grow our acceptance of and appreciation for climate appropriate California gardens, and embrace the paradigm shift, let us graciously bid adieu to our home’s unsustainable velvet robe.

Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on. Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day. The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted. Our planning approach was simple indeed, maybe even simple in a radical way: We followed the principle of clean and ultra minimal spaces, that serve their direct mission only. Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches. The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'. The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand. We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities. This house was recently purchased as a vacation home, and being a mere 10 minutes from the ocean the dull, old brown kitchen did not work at all. We first leveled the extremely high raised bar top, and modified the island cabinets to accept a tall waste pullout as well as a farm sink. We refaced the kitchen head to toe in a Navy Blue shaker style, and added blue veined quartz tops with wrap around overhangs and matching full height backsplash. To highlight all of this we installed Tunable LED Task lighting under the cabinets. The entire house is decorated in different hues of blue beachy décor, and the kitchen is now their absolute favorite part of coming to their new home.

One of our other sample apartment project was completed for a reputable Jaipur builder. The room could be designed as we wanted, as long as it was aesthetically pleasing. This design was accepted right away, which felt like winning the Oscars. PS: The project is still under progress, the actual photographs will be posted soon
