Our clients had a very comfortable getaway home in Williams Bay. But, like the wall of fame that displayed the memorable fish they’d landed over the years, their kitchen needed to be rearranged and refreshed to better serve the friends and family they looked to host. The small gallery-style kitchen was small and blocked off to the rest of the home. It was very restrictive when friends and family gathered. It needed a new layout to accommodate more people, more comfortably. This required a change to the layout of the adjoining great room and entryway. Walls were removed and modified to accept the larger kitchen layout and integrate seamlessly with the great room and entryway, creating a warm and comfortable area where our clients could now entertain and interact at the same time – no longer hidden away in the tight quarters of their old kitchen. And of course … We made plenty of room to display their wall of fame with room to add even more memories.

The main "summer cottage" to which the carriage house used to belong, also restored by Old Saratoga Restorations Dania Bagia Photography In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it. Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home. Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home. The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

On the exterior, the desire was to weave the home into the fabric of the community, all while paying special attention to meld the footprint of the house into a workable clean, open, and spacious interior free of clutter and saturated in natural light to meet the owner’s simple but yet tasteful lifestyle. The utilization of natural light all while bringing nature’s canvas into the spaces provides a sense of harmony. Light, shadow and texture bathe each space creating atmosphere, always changing, and blurring the boundaries between the indoor and outdoor space. Color abounds as nature paints the walls. Though they are all white hues of the spectrum, the natural light saturates and glows, all while being reflected off of the beautiful forms and surfaces. Total emersion of the senses engulf the user, greeting them with an ever changing environment. Style gives way to natural beauty and the home is neither of the past or future, rather it lives in the moment. Stable, grounded and unpretentious the home is understated yet powerful. The environment encourages exploration and an awakening of inner being dispelling convention and accepted norms. The home encourages mediation embracing principals associated with silent illumination. If there was one factor above all that guided the design it would be found in a word, truth. One of our other sample apartment project was completed for a reputable Jaipur builder. The room could be designed as we wanted, as long as it was aesthetically pleasing. When these Canton, MA homeowners desired to upgrade their childrens’ bathroom, they were referred to Renovisions who were grateful to accept the task. The clients were unhappy with the existing cramped floor plan, lack of storage, old and drafty windows, outdated fixtures and overall lackluster aesthetic. Renovisions designed the new room to not only meet the client’s goals, but exceeded them abundantly. Mobility in the space was limited due to the door swing into the room. Renovisions recommended replacing the currenmt door with a pocket door in an arch-top beaded design to match the nearby bedroom doors, while also upgrading the hallway linen closet with new shelving and same styled door. Renovisions also increased the layout by borrowing space from the adjacent dining room. There is now more room for the handsome, quartered-mahogany wall-hung vanity with linen tower. Since the homeowners requested a contemporary look, the design team focused on choosing more modern products including a soaking tub, minimalistic square designed shower heads, tub filler, single lever faucet and a large rectangular sink. The white quartz countertop with wide veining and waterfall edge, along with the striking larger format subway tile finished with square edge chrome profiles contribute to the clean aethetic and modern appeal. From the sleek porcelain plank floor tile, new double-mulled Marvin casement windows and recessed lighting that provides just the right amount of light, the end result: a one-of-a-kind bathroom, a unique and modern ‘Revitalized Room’.

No greater compliment of a material is possible than when stone is selected for a historic property renovation within a home rich in tradition and with a celebrated past. This new feature stair addition to a private residence in Toronto, Canada, has an equally compelling story to tell. Originally envisioned as a wall-supported, cantilevered stone stair, the owner boldly accepted a unique solution for their showpiece element. The 19-tread stair would be designed with 550 lb. solid stone treads, and fully liberated from traditional supports and the adjacent rubble wall. To say, “it would float” is not an exaggeration. The stair would be designed as a monolithic beam spanning 16.5 feet, 10 feet high and 41 inches wide. Aesthetically bold, with a reduced tone from pure black, the basalt stone was the perfect contrast for the white modern interior of the home. The 3-1/2" tension cables played the most important role by resisting the large bending moment generated by the stone load and stair geometry. Fabrication required precise coordination and care to ensure perfect alignment of the interlocking key, and the corresponding cable holes. The fabrication challenge was achieving the highest level of accuracy in notching, coring, and replicating each tread identically. Expert precision and skill were key to nesting each tread in sequence and simultaneously with the strands. Meticulous alignment and exacting tolerance assured the true performance and aesthetics were delivered. Hydraulic post-tensioning pulled each cable to 120 kiloNewtons or 27,000 lbs, infusing strength and structural integrity. Removing the temporary support and testing was the last critical step—it was the first time the stone stair would be self-supporting. The “floating” stair is an ultimate achievement and example of innovation, material strength, fabrication quality, installation precision, and expert coordination. A perfect final chapter to a historical journey and modern ode to stone as structure.

This 1980's original bathroom was completed gutted and updated with a fresh transitional look. The stained maple cabinets contrast beautifully with the white quartzite countertops and 5" carrara hexagon backsplash tile. Mirrors are framed with stained to match floater frames. The diagonally laid flooring is white porcelain carrara look. The shower walls are a dark brown porcelain and the shower floor, ceiling and hidden shower niche are 1" white hexagon tiles with dark brown grout. The garden tub was replaced with a simple transitional pedestal tub with a stainless steel floor mounted tub faucet.

The 2 Panel Barn Door is the most universal of all the doors in terms of adapting to different styles. Widely seen as a more modern look, the sharp edges and lack of excessive design allows the barn door to blend with all home decor. The door shop is able to manufacture the door to any style needed. The door itself is made with mortise and tenon joinery, along with engineered alder rails and stiles to ensure the doors longevity. The door includes a groove in the bottom of the door to accept floor guide. This barn door is complementary to any of our barn door hardware. Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on. Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day. The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted. Our planning approach was simple indeed, maybe even simple in a radical way: We followed the principle of clean and ultra minimal spaces, that serve their direct mission only. Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches. The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'. The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand. We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities.
