Our clients had a very comfortable getaway home in Williams Bay. But, like the wall of fame that displayed the memorable fish they’d landed over the years, their kitchen needed to be rearranged and refreshed to better serve the friends and family they looked to host. The small gallery-style kitchen was small and blocked off to the rest of the home. It was very restrictive when friends and family gathered. It needed a new layout to accommodate more people, more comfortably. This required a change to the layout of the adjoining great room and entryway. Walls were removed and modified to accept the larger kitchen layout and integrate seamlessly with the great room and entryway, creating a warm and comfortable area where our clients could now entertain and interact at the same time – no longer hidden away in the tight quarters of their old kitchen. And of course … We made plenty of room to display their wall of fame with room to add even more memories.

The main "summer cottage" to which the carriage house used to belong, also restored by Old Saratoga Restorations Dania Bagia Photography In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it. Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home. Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home. The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

One of our other sample apartment project was completed for a reputable Jaipur builder. The room could be designed as we wanted, as long as it was aesthetically pleasing. On the exterior, the desire was to weave the home into the fabric of the community, all while paying special attention to meld the footprint of the house into a workable clean, open, and spacious interior free of clutter and saturated in natural light to meet the owner’s simple but yet tasteful lifestyle. The utilization of natural light all while bringing nature’s canvas into the spaces provides a sense of harmony. Light, shadow and texture bathe each space creating atmosphere, always changing, and blurring the boundaries between the indoor and outdoor space. Color abounds as nature paints the walls. Though they are all white hues of the spectrum, the natural light saturates and glows, all while being reflected off of the beautiful forms and surfaces. Total emersion of the senses engulf the user, greeting them with an ever changing environment. Style gives way to natural beauty and the home is neither of the past or future, rather it lives in the moment. Stable, grounded and unpretentious the home is understated yet powerful. The environment encourages exploration and an awakening of inner being dispelling convention and accepted norms. The home encourages mediation embracing principals associated with silent illumination. If there was one factor above all that guided the design it would be found in a word, truth. No greater compliment of a material is possible than when stone is selected for a historic property renovation within a home rich in tradition and with a celebrated past. This new feature stair addition to a private residence in Toronto, Canada, has an equally compelling story to tell. Originally envisioned as a wall-supported, cantilevered stone stair, the owner boldly accepted a unique solution for their showpiece element. The 19-tread stair would be designed with 550 lb. solid stone treads, and fully liberated from traditional supports and the adjacent rubble wall. To say, “it would float” is not an exaggeration. The stair would be designed as a monolithic beam spanning 16.5 feet, 10 feet high and 41 inches wide. Aesthetically bold, with a reduced tone from pure black, the basalt stone was the perfect contrast for the white modern interior of the home. The 3-1/2" tension cables played the most important role by resisting the large bending moment generated by the stone load and stair geometry. Fabrication required precise coordination and care to ensure perfect alignment of the interlocking key, and the corresponding cable holes. The fabrication challenge was achieving the highest level of accuracy in notching, coring, and replicating each tread identically. Expert precision and skill were key to nesting each tread in sequence and simultaneously with the strands. Meticulous alignment and exacting tolerance assured the true performance and aesthetics were delivered. Hydraulic post-tensioning pulled each cable to 120 kiloNewtons or 27,000 lbs, infusing strength and structural integrity. Removing the temporary support and testing was the last critical step—it was the first time the stone stair would be self-supporting. The “floating” stair is an ultimate achievement and example of innovation, material strength, fabrication quality, installation precision, and expert coordination. A perfect final chapter to a historical journey and modern ode to stone as structure.

This 1980's original bathroom was completed gutted and updated with a fresh transitional look. The stained maple cabinets contrast beautifully with the white quartzite countertops and 5" carrara hexagon backsplash tile. Mirrors are framed with stained to match floater frames. The diagonally laid flooring is white porcelain carrara look. The shower walls are a dark brown porcelain and the shower floor, ceiling and hidden shower niche are 1" white hexagon tiles with dark brown grout. The garden tub was replaced with a simple transitional pedestal tub with a stainless steel floor mounted tub faucet.

Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on. Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day. The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted. Our planning approach was simple indeed, maybe even simple in a radical way: We followed the principle of clean and ultra minimal spaces, that serve their direct mission only. Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches. The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'. The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand. We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities. This house was recently purchased as a vacation home, and being a mere 10 minutes from the ocean the dull, old brown kitchen did not work at all. We first leveled the extremely high raised bar top, and modified the island cabinets to accept a tall waste pullout as well as a farm sink. We refaced the kitchen head to toe in a Navy Blue shaker style, and added blue veined quartz tops with wrap around overhangs and matching full height backsplash. To highlight all of this we installed Tunable LED Task lighting under the cabinets. The entire house is decorated in different hues of blue beachy décor, and the kitchen is now their absolute favorite part of coming to their new home.

Northern Liberties Gem- Dyed Concrete to a grey color. We also used an acid to stain and discolor the newly poured concrete. After that we impregnated salt to eat into the concrete to create small holes. As a unique touch we embedded large nails into the concrete and used acid to create shadows of the nail marks into the concrete. The deck was built as a landing area stepping out of the door. In the rear of the yard, steel was mounted vertically to accept the grid and then filled with river rock. Steel trim was installed to the concrete to create the planter areas that border the concrete. Bamboo, trees, shrubs, and flowers were newly planted. The before pics show the previous yard condition. The yard was transformed into a stunning Asian themed work of art. Everything was executed perfectly by the installers who worked on this site. This customer now has a custom one of a kind backyard in Philadelphia, PA.

This was almost a total gut accept for the cabinets. The floor was taken out and replaced by beautiful black hexagon tile to give it a more modern French Country design and the client loved the black and white traditional Farmhouse backsplash. The utility sink need to fit the space so we decided to go with the industrial stainless steel. Open cage lighting makes the room very bright due to not having any windows.

A large, sunken tub used to be in this spot. It crowded the toilet too much and didn't offer the option of a shower. We removed the tub, reframed to the floors to accept the shower, and installed the tile and quartz shower. The mosaic on the shower floor matches the large format floor tiles and the vanity countertop is repeated in the shower on the wall cap, curb, and ledge top. Chris Malacarne Photography
