Nestled in an undeveloped thicket between two homes on Monmouth road, the Eastern corner of this client’s lot plunges ten feet downward into a city-designated stormwater collection ravine. Our client challenged us to design a home, referencing the Scandinavian modern style, that would account for this lot’s unique terrain and vegetation. Through iterative design, we produced four house forms angled to allow rainwater to naturally flow off of the roof and into a gravel-lined runoff area that drains into the ravine. Completely foregoing downspouts and gutters, the chosen design reflects the site’s topography, its mass changing in concert with the slope of the land. This two-story home is oriented around a central stacked staircase that descends into the basement and ascends to a second floor master bedroom with en-suite bathroom and walk-in closet. The main entrance—a triangular form subtracted from this home’s rectangular plan—opens to a kitchen and living space anchored with an oversized kitchen island. On the far side of the living space, a solid void form projects towards the backyard, referencing the entryway without mirroring it. Ground floor amenities include a bedroom, full bathroom, laundry area, office and attached garage. Among Architecture Office’s most conceptually rigorous projects, exterior windows are isolated to opportunities where natural light and a connection to the outdoors is desired. The Monmouth home is clad in black corrugated metal, its exposed foundations extending from the earth to highlight its form.

The outcome of the basement remodel turned out exceptionally well. The homeowner converted the unused 4’-high crawlspace into a daylight basement with skip trowel ceiling, Tuscan walls, concrete counter-tops and new bathroom with Jacuzzi tub. We took the uneven foundation and turned it into a shelf that goes around the perimeter. I was able to do the concrete counter-tops and they turned out really well. The shelf stands out in the room. We chose a light yellow hue for the cement to brighten up the area. The ceiling turned out to be a bit of a challenge, as we had to go around the newly installed furnace system, account to for all the angles and still allow adequate head room, especially in the bathroom. We utilized the low ceiling to put in mood lighting. The kitchen got several bright can lights in addition to mood lights. I normally prefer to use colored plaster, but on the request of the home owner, used the special Miller paint that reflects sunlight to make the daylight basement look brighter. Used the same paint on the ceiling, just ½ diluted with white. What we have done, is taken a crawl space and converted it into a lovely beautiful daylight basement with tones of room and a lot of personality.

This kitchen in Lexington came together in BSI Zurich granite, and it's the kind of stone that does a lot of the work in a room just by sitting there. Zurich has a cool gray background with movement that breaks up into darker flecks and softer crystal patches, so it reads calm from across the room but keeps your eye busy up close. That range makes it easy to live with next to most cabinet colors, whether the boxes are painted white, a soft gray, or a warmer wood tone. Granite like this is quarried in big blocks and cut into slabs, and no two slabs come out exactly the same. That's part of why we template each kitchen on site instead of working off a generic plan. We measure the actual cabinets, account for the sink and cooktop cutouts, and lay out the slabs so the veining and pattern flow the way they should across the island and the runs of counter, especially where two pieces meet at a seam. Getting that seam tight and matched so it disappears into the pattern takes a steady hand and slabs picked with the layout in mind from the start. Granite is one of the toughest countertop materials you can put in a kitchen. It shrugs off hot pans, resists scratching from everyday knife work, and holds up to the kind of daily traffic a real kitchen sees, dishes, coffee, kids doing homework at the island, all of it. It does need to be sealed, and staying on top of that keeps it looking like day one for years. We finished this one with an eased edge, clean and simple, which is the right call for a stone with this much going on in the surface. It doesn't need extra shaping to look finished. Lexington's seen a lot of kitchens go through updates like this one, and granite remains a favorite around the Midlands because it holds up to how people actually cook and live. This Zurich kitchen is a good example of why: a stone with real character, installed tight and clean, that's going to keep earning its keep for a long time.

At our Ruyteplaats Project the 2 little girls are still young and they requested double bunks for their bedrooms which had to be in the same design. Cheryl took into account what colours, designs and patterns each child liked so that it reflected their own individual personalities. In this sweet little one’s bedroom we designed the most beautiful double bunk, with a bed above and a free standing double bed below it, making sure that it is modular so that the top section can be removed once the girls grow up and don’t want a double bunk any longer. The top section has a “roof” design, adorned with twinkling fairy lights which gives the girls bedrooms a warm and whimsical feel at night. A custom made “Narnia” chair was manufactured and upholstered in a stunning, textured boucle fabric for the corner of the room. We had hot air balloon wall paper printed as the canvas of this bedroom, which is contained inside the architectural mouldings, and we had a hot air balloon shelf made to go with this wall paper. Gorgeously patterned and tactile fabrics were used for the scatter cushions, and a chunky knit throw was made for the end of the bed. The dressing table with its Hollywood mirror and cute little dressing table stool was also custom made to fit this space perfectly. A soft luxurious round rug finishes off the room. This is truly the perfect bedroom for the cutest little Princess and she absolutely loves it, which makes our hearts very warm. This is why we love doing what we do so much. Bespoke Blue Library for a lovely cottage near Bristol. The problem: The room was going to be their office, it didn’t have much storage and it wasn’t very big. It had a difficult wall nib sticking out behind the door running the length of the wall and the room and had very high ceilings 3.2 metres high. This is precisely why they decided to go bespoke. The brief: The clients wanted lots of cabinets and shelves to make a library / bookcase for an awkward wall in a small room. The clients initially wanted ‘L’ shaped cabinets. Lots of bookshelves, and I mean lots, like a bookcase wall and somewhere to hide office equipment like the printer and phone chargers. Book shelves needed to be strong so they wouldn’t sag under the weight of the books – this was of utmost importance to the brief, these clients love books and reading. Adjustable book shelves so they could fit their books exactly and change it up when needed. The bespoke library was to go right up to the very high ceiling and finish in a cornice. The cornice needed a particular profile to match their existing furniture. “It’s better than we imagined it could be” was the first thing they said when they saw it complete! When we first visited and discussed the design for this bespoke library in Bristol with them, it became obvious that an ‘L’ shape wouldn’t work in the room, so the first draft was to have the shelves and cabinets along one wall. There were around 5 revisions in the end, until the design was approved. The design was intricate and had to be spot on taking the wall nib and the opening door and latch into account. The whole bookcase cabinetry was made from solid tulip wood, this is a strong and stable material to take the weight of the books. The cornice was specially commissioned to match the profile of their existing furniture. For the adjustable shelves we used brass bookcase strips. The bookshelves are all solid English oak from our favourite local supplier a family run business called Interesting Timbers these were all finished in our rollered Osmo oil finish. Jo hand painted the whole piece, inside and out, it in their choice of colour (Woad’ by Little Greene). Jim installed it to our meticulous standards and the clients were very happy with the results. The Squaire is an office building in Frankfurt, Germany. It was built between 2006 and 2011 on top of an existing train station (Frankfurt Airport long-distance station) near Frankfurt Airport. The building has has a length of 660 m, a width of 65 m, and a height of 45 m with nine floors. With a total floor area of 140,000 m2 (1,506,900 sq ft) it is considered to be the largest office building in Germany. The Squaire is directly connected to Terminal 1 of Frankfurt Airport through a connecting corridor for pedestrians. It is one of three buildings in Frankfurt to have its own postal code (60600) the others being the Messeturm and the Opernturm. The accounting firm KPMG, two Hilton hotels, and Lufthansa occupy space in The Squaire.KPMG has rented 40,000 square metres of office space with 2,150 staff members. The Awards, sponsored by trade fair host Reed Midem for the 23rd time, are considered the “Oscars of the real estate industry”.

Hall in West Trail Drive | Moody Modern Home in Scottsdale, AZ | Room Type: Full home remodel and furnishings | Project Name: West Trail Drive Residence | Key Feature: A moody, modern aesthetic built from the ground up through renovation and furnishings, where every finish, fixture, and piece of furniture was selected to work as a cohesive whole rather than a collection of separate decisions. Challenge: The home had good bones but felt generic. The clients wanted something that reflected a specific point of view, not a safe Scottsdale palette. The risk with moody, dark interiors is that they can feel heavy or disconnected if the layering isn't right. Solution: Living with Lolo led both the remodel and the furnishings, which meant the design intent carried through from the walls and floors all the way to how the room actually lives. Because Lauren holds both an interior design credential and an active Arizona ROC general contractor license, there was no handoff between designer and contractor. That single point of accountability kept the vision intact and the project on track. Materials: Custom cabinetry, natural stone surfaces, designer lighting, curated furniture and textiles sourced through Living with Lolo's trade relationships. Budget: $150,000 to $400,000 | Timeline: 4 to 8 months.

Over a span of two years we completed several projects at this Tokoma Park, Maryland property. We cleaned up the backyard, renovated an existing swale, and installed water loving plants. The following year, we replaced the old pea gravel driveway with a permeable paver driveway. While doing the driveway we encountered spongey clay that was saturated from a leaking water line. We had to install concrete piers down to virgin soil to bear the weight of the walkway. The driveway excavation had to take into account the root zones of large trees. To avoid the surface roots we used a minimal excavation design. Our ultimate goal with this project was to ensure that the new walkways provided a safe and comfortable path for the homeowners and guest to get from their cars to porch whether parked along the street or in the driveway. To provide an extra layer of security, we added low-voltage lighting to accent trees and light the walkway, which were programmed to come on at dusk and turn off automatically at dawn. The new plantings are native species including River Birch, Swamp Hibiscus, Blue Flag Iris, and Common Rush, that are adapted to growing in wet soils. The permeable paver driveway will reduce runoff by storing rain in gravel base while allowing it to be absorbed into the soil below. The paver surface eliminates the tracking of pea gravel into the house while allowing heels to walk on it without sinking in. The swale handles runoff from all the uphill properties and the gravel keeps it from becoming a soggy mess. 
 During seasonal months, snow and leaf removal are greatly eased by having a hard surface to shovel or rake. The permeable pavers used are Techo-Bloc Villagio in Shale Grey and we installed a granite Belgian block border. We replaced existing broken concrete walkway with new curving flagstone walkway and connected the front steps to the driveway and side steps. All projects were consulted with the City of Takoma Park’s Urban Forest Manager, and the Montgomery County Historical Preservation Commission.

Replacement metal roof on the primary house, breezeway, and garage of this expansive residence in Waccabuc, New York. The uncluttered and sleek lines of this mid-century modern residence combined with organic, geometric forms to create numerous ridges and valleys which had to be taken into account during the installation. Further, numerous protrusions had to be navigated and flashed. We specified and installed Englert 24 gauge steel in matte black to compliment the dark brown siding of this residence. All in, this installation required 6,300 square feet of standing seam steel.
