This built is at the end of a long room with a kitchen at the other end, a dining table in the middle and a desk nearby. This is a small 1600 ft house. Smart storage is needed. It made since to combine dining, and office storage because they share the same space. Shelves are notorious for looking untidy. Notice there is balanced open space and not tons of little objects. I started with what needed to be stored first, the printer and office supplies on the bottom shelf. If this built in was closer to the dining table I may have wanted to put everyday dishes on it. Things that would be easy to grab. Instead the easy to grab items came from the office. Behind the built-in door is a shredder. The deep drawers hold the ugly office and art supplies. I choose a small desk because the space is small and needed to be used as a walk through to the backyard. Also the larger the desk the more stuff that accumulates on it. A smaller surface is a natural system that encourages tidiness. The key is that is also needs to look good, so people honor it and usually take care of it. I call it creating a sacred space that demands respect. It really works, like magic. But only if everything has a place and if not something needs to go. Purging is powerful!

Quality Permeable Concrete Paver Patio was installed to successfully absorb any rain water AND re-route raising ground water to the new drainage system. Initially devoid of a front garden, the space featured only a century-old arborvitae hedge on a sloped bed. Our transformation included the construction of a retaining wall with elegant columns, displaying a curated collection of handmade pots. A new hedge was introduced, housing Mediterranean trees like olive, bay, and guava. The courtyard and gravel garden bed, layered with decomposed granite, minimize mud accumulation. The addition of lighting and irrigation ensures both aesthetic appeal and the garden's overall health, creating a simple yet captivating oasis for the family and their neighbors to enjoy.

On their 20th year of owning this home, the homeowners decided to remodel the bathroom. The shower glass was failing, mold was accumulating, and there was possible water damage. After browsing on houzz.com for ideas, they collaborated to make this beautiful masterpiece. They decided to keep the same footprint, because they liked the layout. Tons of upgrades! When we first met, this client was extremely frustrated. A current contractor had left her with a yard in disarray, a project incomplete and the loss of an entire season of swimming pool use. Additionally, years of accumulated DIY projects left other potential landscape contractors overwhelmed and unwilling to take this project on. Picking up the pieces, we put together a design that would meet the client’s goals and our team set to work. We completed the retaining wall, laid a modular paver pool deck, updated the cedar deck, added privacy screening, solved drainage issues, installed LED lighting, overhauled plantings to maximize color and brought the lawn back to life. The re-defined space is a dream-come-true for our client. A yard which two years ago was a jungle of debris, is now the “go-to” gathering place for family & friends to relax and have fun.

This project focused on restoring and transforming a historic pressed tin ceiling that had accumulated significant wear over time. Years of modifications had left the ceiling with nail holes, damaged areas, missing ornamental details, and inconsistent finishes that hid much of the original craftsmanship. Our team carefully repaired the damaged sections and rebuilt missing ornamental elements to restore the integrity of the original design. Once the repairs were complete, the entire ceiling was professionally prepared and refinished. The ceiling and exposed HVAC ductwork were finished in Sherwin-Williams “Caviar,” a deep, rich tone that highlights the intricate patterns and architectural details of the pressed tin panels. The darker finish adds contrast and depth to the space, allowing the historic texture and decorative elements to stand out rather than blend into the background. The result is a dramatic transformation that brings new life to the historic ceiling while preserving its character. What was once a worn and inconsistent surface is now a striking architectural feature that anchors the room and celebrates the craftsmanship of the original tin work.

The living Room was a challenging room for client. This large room that was never used because it was a pass through room in the house. We were able to create two separate seating areas and still allow for a walkway. They wanted to be able to hold large family gatherings in this space so we made sure to include plenty of seating (total seating for 12). We also incorporated wonderful keepsakes the client had accumulated from her world travels. The Persian rugs and the black carved storage chest became a perfect coffee table with a custom piece of glass cut to protect. The vibrant color palette paired with the black accents makes a great statement in this home.

The 5,000 square foot private residence is located in the community of Horseshoe Bay, above the shores of Lake LBJ, and responds to the Texas Hill Country vernacular prescribed by the community: shallow metal roofs, regional materials, sensitive scale massing and water-wise landscaping. The house opens to the scenic north and north-west views and fractures and shifts in order to keep significant oak, mesquite, elm, cedar and persimmon trees, in the process creating lush private patios and limestone terraces. The Owners desired an accessible residence built for flexibility as they age. This led to a single level home, and the challenge to nestle the step-less house into the sloping landscape. Full height glazing opens the house to the very beautiful arid landscape, while porches and overhangs protect interior spaces from the harsh Texas sun. Expansive walls of industrial insulated glazing panels allow soft modulated light to penetrate the interior while providing visual privacy. An integral lap pool with adjacent low fenestration reflects dappled light deep into the house. Chaste stained concrete floors and blackened steel focal elements contrast with islands of mesquite flooring, cherry casework and fir ceilings. Selective areas of exposed limestone walls, some incorporating salvaged timber lintels, and cor-ten steel components further the contrast within the uncomplicated framework. The Owner’s object and art collection is incorporated into the residence’s sequence of connecting galleries creating a choreography of passage that alternates between the lucid expression of simple ranch house architecture and the rich accumulation of their heritage. When I came to this property not only was the landscape a scrappy mess the property also had some very real grading and drainage issues that were jeopardizing the safety of this house. As recent transplants from New Jerseys to Southern California these clients were in awe of all the plants they were seeing in their neighborhood. Living on the water at the Ventura harbor they wanted to be able to take full advantage or the outdoor lifestyle and cool ocean breeze. Being environmentally conscious citizens, these clients were very concerned that their garden was designed with sustainability as a leading factor. As they said in our initial consultation, “Would want or garden be part of the solution not part of the problem.” This property is the last house on the bottom of a gently sloping street. All the water from the neighbor’s houses drain onto this property. When I came into this project the back yard sloped into the house. When it would rain the water would pool up against the house causing water damage. To address the drainage we employed several tactics. Firstly, we had to invert the slope in the back yard so that water would not pool against the house. We created a very minor slope going away from the house so that water drains away but so the patio area feels flat. The back of the back yard had an existing retaining wall made out of shabby looking slump stone. In front of that retaining wall we created a beautiful natural stone retaining wall. This retain wall severs many purposes. One it works as a place to put some of the soil removed from the grading giving this project a smaller carbon foot print (moving soil of a site burns a lot of fossil fuel). The retaining wall also helps obscure the shabby existing retaining wall and allows for planting space above the footing from the existing retaining wall. The soil behind the ne retaining wall is slightly lower than the top of the wall so that when the run on water on from the neighbor’s property flows it is slowed down and absorbed before it has a chance to get near the house. Finally, the wall is at a height designed to serve as overflow seating as these clients intend to have occasional large parties and gatherings. Other efforts made to help keep the house safe and dry are that we used permeable paving. With the hardscape being comprised of flag stone with gravel in-between water has a chance to soak into the ground so it does not flow into spots where it will pool up. The final element to help keep the house dry is the addition of infiltration swales. Infiltration swales are depressions in the landscape that capture rain water. The down spouts on the sides of the houses are connected to pipe that goes under the ground and conveys the water to the swales. In this project it helps move rain water away from the house. In general, these Infiltration swales are a powerful element in creating sustainable landscapes. These swales capture pollutants that accumulate on the roof and in the landscape. Biology in the soil in the swales can break down these pollutants. When run of watered is not captured by soil on a property the dirty water flows into water ways and then the ocean were the biology that breaks down the pollutants is not as prolific. This is particularly important in this project as it drains directly into the harbor. The water that is absorbed in to the swales can replenish aquafers as well as increasing the water available to the plants planted in that area recusing the amount of water that is needed from irrigation. When it came to the planting we went with a California friendly tropical theme. Using lots of succulents and plants with colorful foliage we created vibrant lush landscape that will have year around color. We planted densely (the images in the picture were taken only a month after installation). Taller drought tolerant plants to help regulate the temperature and loss of water from the plants below them. The dense plantings will help keep the garden, the house and even the neighborhood cooler on hot days, will provide spaces for birds to enjoy and will create an illusion of depth in a somewhat narrow space. Today this garden is a space these homeowners can fully enjoy while having the peace of mind that their house is protected from flooding and they are helping the environment.

Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.
