FineLine Kitchens, Inc.Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? Chapman Design Group, Inc.This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home.
The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living.
The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home.
The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play.
The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms.
Energy Efficient features include:
• The majority of the lower level sunk into the site below grade
• 6” thick walls utilizing advanced framing techniques
• Foil covered roof sheathing
• Extensive use of blown in cellulous
• All windows & doors are double paned low E argon filed glass
• Tank-less water heaters
• Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV.
Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency.
These items include:
• 2x6 walls with staggered studs
• Extensive use if rock wool acoustic batting
• Tempered glass in all exterior doors and windows
• ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls.
The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

Location: Plymouth, MN, United States
When this couple’s last child graduated from college they began the process of looking for a new home. After a lengthy search they decided to stay with the neighborhood they loved, saving money by remodeling rather than starting over.
The top priorities on their wish list were adding character to their 1990’s era home with a classic white kitchen and a larger island while keeping within the existing footprint. With the intention of honing their cooking skills, they were also considering better appliances and two ovens.
Challenges and Solutions
Design a larger island with seating for at least two. The existing island was small and the area behind the seating was less than recommended clearances.
To solve this challenge, the seating area of the island was extended out into the open area of the kitchen. This created a larger island with seating for three, extra storage and a bookshelf across from the range.
The original kitchen had a range with microwave above, so adding another oven was a challenge with limited wall space.
Because the adjoining dining room is used infrequently, the homeowner was open to placing the second oven and microwave in the walkway. This made room for the small buffet between the built in refrigerator and ovens, creating one of her favorite areas.
The client requested a white painted kitchen but wanted to make sure it had warmth and character. To achieve this the following elements were chosen:
1) Cabinets painted with Benjamin Moore Capitol White, a luminous and warm shade of white.
2) The Range hood was painted with warm metallic shades to reflect the bronze of the Ashley Norton hardware.
3) Black Aqua Grantique granite was chosen for countertops because it looks like soapstone and adds contrast.
4) Walker Zanger Café tile in Latte was chosen for it’s handmade look with uneven edges.
5) The to-the-counter-cabinet with glass door shows off serving dishes and lends sophisticated charm.
The result is a welcoming classic kitchen, where this couple enjoys cooking more often and sharpening their skills with gourmet appliances.

Middlefork Luxury Home BuildersBeautiful French inspired home in the heart of Lincoln Park Chicago.
Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment.
The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage.
The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. Four family bedrooms and three bathrooms are located on the third floor.
This home was sold early in its construction process.

lisa furey interiorsOur goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family.

Michael Nash Design, Build & Homes• A busy family wanted to rejuvenate their entire first floor. As their family was growing, their spaces were getting more cramped and finding comfortable, usable space was no easy task. The goal of their remodel was to create a warm and inviting kitchen and family room, great room-like space that worked with the rest of the home’s floor plan.
The focal point of the new kitchen is a large center island around which the family can gather to prepare meals. Exotic granite countertops and furniture quality light-colored cabinets provide a warm, inviting feel. Commercial-grade stainless steel appliances make this gourmet kitchen a great place to prepare large meals.
A wide plank hardwood floor continues from the kitchen to the family room and beyond, tying the spaces together. The focal point of the family room is a beautiful stone fireplace hearth surrounded by built-in bookcases. Stunning craftsmanship created this beautiful wall of cabinetry which houses the home’s entertainment system. French doors lead out to the home’s deck and also let a lot of natural light into the space.
From its beautiful, functional kitchen to its elegant, comfortable family room, this renovation achieved the homeowners’ goals. Now the entire family has a great space to gather and spend quality time.

It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? FineLine Kitchens, Inc.Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. Karen Kempf InteriorsA farmhouse style was achieved in this new construction home by keeping the details clean and simple. Shaker style cabinets and square stair parts moldings set the backdrop for incorporating our clients’ love of Asian antiques. We had fun re-purposing the different pieces she already had: two were made into bathroom vanities; and the turquoise console became the star of the house, welcoming visitors as they walk through the front door.
Pleasant Living, LLCThe challenge with this project was to transform a very traditional house into something more modern and suited to the lifestyle of a young couple just starting a new family. We achieved this by lightening the overall color palette with soft grays and neutrals. Then we replaced the traditional dark colored wood and tile flooring with lighter wide plank hardwood and stone floors. Next we redesigned the kitchen into a more workable open plan and used top of the line professional level appliances and light pigmented oil stained oak cabinetry. Finally we painted the heavily carved stained wood moldings and library and den cabinetry with a fresh coat of soft pale light reflecting gloss paint.
