Living room off kitchen got modern updates. Same grey laminate wood used throughout the space. A new sofa with modern arms and integrated back cushions was added and paired with a cognac colored brown leather recliner. A rug made of cow hide in an ogee pattern was added to the floor and a reclaimed looked coffee table with chrome legs and a nylon webbed shelf was added for additional storage. The wallpaper is Thibaut's CARMINA in Sage which blended well with Brookhaven's ecru to the left. All the trim is Benjamin Moore's dove white and the ceiling is Abington Putty.

In order to create an open floor plan and entertainer's dream kitchen Morey Remodeling pushed the front wall of the house out to the existing porch edge to create a larger kitchen area and plenty of room for the new island with cascading waterfall edges and cooktop. New beams were installed between the kitchen and dining room in order to support the roof and ceiling load when walls were removed. We Installed new gray over sized porcelain tile flooring in kitchen area and hardwood to match existing. New cabinets in white high gloss acrylic and exotic walnut finish with satin nickel pulls add a modern, sleek look. A new bar area was created and the stunning Verve Chevron glass tile backsplash is the perfect contrast. The Phillips Hue under-cabinet LED strip lights were installed to enhance the backsplash and can be controlled from an app. The counter tops are Pental Quartz Calacatta, with new single basin Farmhouse Sink and Blanco Meridian Kitchen Faucet in Satin Nickel. All new electrical was updated throughout the home.

When we started, this condo townhome in Meadowvale, the north-west are of Mississsauga, Ontario (neighbour to Toronto) had great bones and a luxurious layout but was a bit worn. After we reviewed each room to see how the space could be presented in the best light to potential buyers, my clients took this advice to heart and ran with it. Not only does the home now have stunning grey/brown wood-look Laminate floors in the front foyer, living room and dining room, with premium neutral carpet on the stairs and upper levels. The basement has this new luxury wood-look rubber tile that completes the space nicely. This project was a new build, so the client’s wanted to make sure they were able to check off as many “wants” as possible, as well as their needs for the home. For the exterior, they wanted clean lines, not too busy and wanted to add some warmth around the front entrance, that would be a nice contrast against the cooler tones. Once you’re inside, they wanted the space to be open concept on the main floor, but we made sure to differentiate the areas by placing features along the walls, to give the illusion of separate rooms. The large sliding patio door allows so much natural light. The mono-stringer staircase with the structural glass railing! We wanted to keep the main floor as spacious as possible, so we opted to go with the glass panels; this way there are no visual obstructions with the standard spindles. The accent lighting throughout. We added LED strip lighting to some key areas of the home; the kitchen kickplate, the wine wall, in the ensuite niche, under the vanities in the common bath and ensuite and along the stairs. The vanity lighting is also controlled by a motion sensor, so you don’t need to worry about any overhead lighting in the early hours! This is a smart home; the blinds, interior and exterior lights and the locks are all able to be controlled remotely with apps! On the exterior, the light brick against the black aluminum items is a nice contrast to the warm wood tone on the metal siding around the front entrance. This house has a fully finished basement, with their own kitchen and bathroom, and it also has a separate entrance. By doing this, we gave the client’s an opportunity to use this space as an additional dwelling unit. They can rent it out for an additional source of income, or they can have their family stay there, whether it be for visiting, or a long term situation.
