These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. Alongside, a built-in ledge subtly integrates lighting, adding both functionality and a touch of ambiance. The shower’s side walls continue the narrative of the maple ribbon tiles from the main bathroom area. Definitely, their warm hues against the cool charcoal subway tiles create a visual contrast that’s both appealing and invigorating. Beautiful Details Adding to the seamless design is a sleek glass sliding shower door. Apart from this, this transparent element allows light to flow freely, enhancing the overall brightness of the space. In addition, a bronze handheld shower head complements the other bronze elements in the room, tying the design together beautifully. Underfoot, you’ll find luxurious tile flooring. Furthermore, this material not only adds to the room’s opulence but also provides a durable, easy-to-maintain surface. Finally, the entire japandi modern fusion bathroom basks in the soft glow of recessed LED lighting. Without a doubt, this lighting solution adds depth and dimension to the space, accentuating the unique features of the bathroom design. Unquestionably, making this bathroom have a japandi bathroom with a modern twist.

This whole home renovation was a transformation of the main and upper floors, a garage conversion and a complete exterior facelift. The original garage was converted into a large practical mudroom, powder room, laundry and TV rooms. The walls between the kitchen, living and dining room were removed and a full island, bar area and a 6’ pantry were added. Shaker style cabinets in off white contrast with charcoal espresso cabinets for a dramatic effect in the kitchen. Hand scraped hickory hardwoods add durability and provide a solid foundation for the Ledgestone gas burning fireplace. Upstairs the master features floor to ceiling wall cabinets eliminating the need for a bureau. The ensuite is a beautiful retreat with a closed off water closet, double vanity and glass enclosed shower.

We started by levelling the top area into two terraced lawns of low water Kurapia and more than doubling the space on the lower level with retaining walls. We built a striking new pergola with a graphic steel-patterned roof to make a covered seating area. Along with creating shade, the roof casts a movie reel of shade patterns throughout the day. Now there is ample space to kick back and relax, watching the sun spread its glow on the surrounding hillside as it makes its slow journey down the horizon towards sunset. An aerodynamic fan keeps the air pleasantly cool and refreshing. At night the backyard comes alive with an ethereal lighting scheme illuminating the space and making it a place you can enjoy well into the night. It’s the perfect place to end the day.

The Wave Beach House

Situated along Eagle River, looking across to the mouth of the Ipswich Harbor, this was clearly a little cape house that was married to the sea. The owners were inquiring about adding a simple shed dormer to provide additional exposure to the stunning water view, but they were also interested in what Mathew would design if this beach cottage were his. Inspired by the waves that came ashore mere feet from the little house, Mathew took up a fat marker and sketched a sweeping, S-shape dormer on the waterside of the building. He then described how the dormer would be designed in the shape of an ocean wave. “This way,” he explained, “you will not only be able to see the ocean from your new master bedroom, you’ll also be able to experience that view from a space that actually reflects the spirit of the waves.” Mathew and his team designed the master suite and study using a subtle combination of contemporary and traditional, beach-house elements. The result was a completely unique and one-of-a-kind space inside and out. Transparencies are built into the design via features like gently curved glass that reflects the water and the arched interior window separating the bedroom and bath. On the exterior, the curved dormer on the street side echoes these rounded shapes and lines to create continuity throughout. The sense of movement is accentuated by the continuous, V-groove boarded ceiling that runs from one ocean-shaped dormer through to the opposite side of the house. The bedroom features a cozy sitting area with built in storage and a porthole window to look out onto the rowboats in the harbor. A bathroom and closet were combined into a single room in a modern design that doesn't sacrifice any style or space and provides highly efficient functionality. A striking barn door made of glass with industrial hardware divides the two zones of the master suite. The custom, built-in maple cabinetry of the closets provides a textural counterpoint to the unique glass shower that incorporates sea stones and an ocean wave motif accent tile. With this spectacular design vision, the owners are now able to enjoy their stunning view from a bright and spacious interior that brings the natural elements of the beach into the home. Stunning New Deck and Pool Surround North of Austin in Central Texas

For a flawless deck surface, we countersunk the screws into the deck and filled the holes with PVC pellets as plugs. It was the perfect finishing touch for this deck. But wait! There was another final touch … we added ribbon lighting along the edge of the deck where the homeowners will step down to the patio. Lighting along the edge of the deck adds a wonderful ambiance at night and increases the family’s safety, too.

Matt's fireplace area transformed from a dark, confined space with a traditional stone fireplace and entertainment unit into a sleek, modern focal point with a clean, streamlined design. A bump-out wall was built to center the fireplace, surrounded by TileBar Reverb tiles from hearth to ceiling for added texture. A custom hearth was installed below, finished with countertop material for a cohesive look. A 62-inch gas linear fireplace was installed, replacing the older, smaller unit, giving a more contemporary feel. Above it, a custom stainless steel mantel was added finishing off the area. To complete the new setup, electrical outlets were added behind the wall-mounted TV and inside the recessed area for a soundbar, ensuring a clean, clutter-free appearance.
