A married pair of artists sought to expand and adapt this salt box-style house into a functional, attractive live/work space while retaining certain nostalgic elements (this was the wife’s childhood home.) Their objectives included adding on a dining room; expanding the master bedroom and downstairs studio spaces; maximizing natural light; and continuing occupancy throughout. The through-block property is sited between a high-traffic road and another that provides vehicular access to the house. The architect’s solution effectively reversed the entry sequence. The studio elevation, with the master bedroom, dining room and terrace above, is now the formal front of the house, while the former front entrance from the busy road is now secondary. Today, visitors arrive at the new primary entrance, greeted by a façade suggesting a simple folded ribbon: metal panels that wrap the expanded master bedroom and the new terrace. Recladding with fiber cement composite rainscreen (a choice inspired by the clients’ travels in Finland) unifies the addition with the existing. The new dining room enjoys views of Meadowlands sunsets through the 12-foot length of full-height glass and the cable rails of the new deck outside. The L-shaped artist studio/office downstairs now gains light from transom-height windows running the width of the house.

This rustic farmhouse kitchen features a farmhouse sink and two-tone cabinets. The warm white painted finish cabinets with a chocolate glaze adds a light airiness to this kitchen remodel while the bold charcoal brown cabinets adds depth and a creative accent. The Hutch cabinet has a walnut butcher block top for an added texture opposite the intricate vein of the granite countertops.

A window seat was added to the front window and the existing fireplace was transformed dramatic porcelain tiles and a gas insert. The home owners wanted a place to entertain, play and workout in their 3000 square foot basement. They added a completely soundproofed media room, a large restaurant-like wet bar, glass enclosed workout area, kids play/game space, great room, two bedrooms, two bathrooms, storage room and an office. The overall modern esthetic and colour scheme is bright and fresh with rich charcoal accent woodwork and cabinets. 9’ ceilings and custom made 7’ doors throughout add to the overall luxurious yet comfortable feel of the basement. The area below the stairs is a child’s dream hideaway with a small crawl-thru entry access, toy drawers and lighted reading cove.

Landmark Remodeling partnered on us with this basement project in Minnetonka. Long-time, returning clients wanted a family hang out space, equipped with a fireplace, wet bar, bathroom, workout room and guest bedroom. They loved the idea of adding value to their home, but loved the idea of having a place for their boys to go with friends even more. We used the luxury vinyl plank from their main floor for continuity, as well as navy influences that we have incorporated around their home so far, this time in the cabinetry and vanity. A riverfront property is a desirable piece of property duet to its proximity to a waterway and parklike setting. The value in this renovation to the customer was creating a home that allowed for maximum appreciation of the outside environment and integrating the outside with the inside, and this design achieved this goal completely. To eliminate the fishbowl effect and sight-lines from the street the kitchen was strategically designed with a higher counter top space, wall areas were added and sinks and appliances were intentional placement. Open shelving in the kitchen and wine display area in the dining room was incorporated to display customer's pottery. Seating on two sides of the island maximize river views and conversation potential. Overall kitchen/dining/great room layout designed for parties, etc. - lots of gathering spots for people to hang out without cluttering the work triangle. Eliminating walls in the ensuite provided a larger footprint for the area allowing for the freestanding tub and larger walk-in closet. Hardwoods, wood cabinets and the light grey colour pallet were carried through the entire home to integrate the space.

This large scale project consisted of updating the existing tennis court, detached garage and adding a modern office space. The tennis court was completely re-finished with the addition of new surrounding fencing. The detached office is a custom, modern design that accommodates the client’s home business needs. The custom water features nicely compliment the expansive landscaping and custom patio area for the clients to relax and enjoy this spectacular property with the whole family.

A large family room addition was added onto a traditional home in Crescentwood, Winnipeg. The room is open to the dining room and kitchen and features a large stone fireplace an vaulted ceiling.

This living room exudes modern elegance with its sleek design and sophisticated features. A striking black marble fireplace serves as the centerpiece, adding a touch of luxury and warmth to the space. The expansive windows offer stunning, unobstructed views of the city skyline, flooding the room with natural light and creating a seamless connection between the indoor space and the vibrant urban landscape outside. With clean lines, minimalistic decor, and an open, airy feel, this living room is the perfect blend of style and comfort, making it an ideal setting for both relaxation and entertaining.

The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous. Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick. We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect. We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights. A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.

This home features many unique characteristics, one being the original lava rock veneer found in the living room. To update the space, a concrete plaster surround was added to create a modern accent in the room.

Kwong Residence: Open Living Space The heart of this home is a stunning library that rises majestically within the double-height living space. A minimalist, open-tread staircase leads to this lofted sanctuary, where the rich, warm tones of the wood offer a striking contrast against the industrial backdrop of steel and concrete. This central feature commands attention, its clean lines and subtle design adding to the overall elegance of the space. Natural light pours in through the expansive windows, which complements the raw, textural beauty of the exposed timber and steel beams above.
