Most porch additions look like an "after-thought" and detract from the better thought-out design of a home. The design of the porch followed by the gracious materials and proportions of this Georgian-style home. The brick is left exposed and we brought the outside in with wood ceilings. The porch has craftsman-style finished and high quality carpet perfect for outside weathering conditions. The space includes a dining area and seating area to comfortably entertain in a comfortable environment with crisp cool breezes from multiple ceiling fans. Love porch life at it's best!

Inspiration for a contemporary galley medium tone wood floor kitchen remodel in San Francisco with an undermount sink, flat-panel cabinets, stainless steel cabinets, white backsplash, stainless steel appliances, an island and quartz countertops

After the mud room addition, the dogs have their own personal bowls and a customized washing area for when they come in from outside. Plato Prelude cabinets provide plenty of cabinet space for dog food and other items. One golden retriever and four flat coated retrievers = a lot of food storage needs! Porcelain fired earth ceramics 18" field tile was installed for a durable floor. An LG Hi-Macs Volcanics Solid Surface material was used on the counter tops featuring built-in food bowls. Hooks were conveniently added for hanging leashes by the door. As if this was not enough, the dogs can exit the mud room and run into the fenced backyard with their own in-ground pool! The dogs love the new amenities but the homeowners have a spectacular kitchen, improved dining/coffee experience, an efficient flow from the kitchen to the backyard, and functional designs to make their life easier.

Photography by Ken Wyner 2101 Connecticut Avenue (c.1928), an 8-story brick and limestone Beaux Arts style building with spacious apartments, is said to have been “the finest apartment house to appear in Washington between the two World Wars.” (James M. Goode, Best Addresses, 1988.) As advertised for rent in 1928, the apartments were designed “to incorporate many details that would aid the residents in establishing a home atmosphere, one possessing charm and dignity usually found only in a private house… the character and tenancy (being) assured through careful selection of guests.” Home to Senators, Ambassadors, a Vice President and a Supreme Court Justice as well as numerous Washington socialites, the building still stands as one of the undisputed “best addresses” in Washington, DC.) So well laid-out was this gracious 3,000 sf apartment that the basic floor plan remains unchanged from the original architect’s 1927 design. The organizing feature was, and continues to be, the grand “gallery” space in the center of the unit. Every room in the apartment can be accessed via the gallery, thus preserving it as the centerpiece of the “charm and dignity” which the original design intended. Programmatic modifications consisted of the addition of a small powder room off of the foyer, and the conversion of a corner “sun room” into a room for meditation and study. The apartment received a thorough updating of all systems, services and finishes, including a new kitchen and new bathrooms, several new built-in cabinetry units, and the consolidation of numerous small closets and passageways into more accessible and efficient storage spaces.

Penza Bailey Architects was contacted to update the main house to suit the next generation of owners, and also expand and renovate the guest apartment. The renovations included a new mudroom and playroom to accommodate the couple and their three very active boys, creating workstations for the boys’ various activities, and renovating several bathrooms. The awkwardly tall vaulted ceilings in the existing great room and dining room were scaled down with lowered tray ceilings, and a new fireplace focal point wall was incorporated in the great room. In addition to the renovations to the focal point of the home, the Owner’s pride and joy includes the new billiard room, transformed from an underutilized living room. The main feature is a full wall of custom cabinetry that hides an electronically secure liquor display that rises out of the cabinet at the push of an iPhone button. In an unexpected request, a new grilling area was designed to accommodate the owner’s gas grill, charcoal grill and smoker for more cooking and entertaining options. Home is about creating a sense of place. Little moments add up to a sense of well being, such as looking out at framed views of the garden, or feeling the ocean breeze waft through the house. This connection to place guided the overall design, with the practical requirements to add a bedroom and bathroom quickly ( the client was pregnant!), and in a way that allowed the couple to live at home during the construction. The design also focused on connecting the interior to the backyard while maintaining privacy from nearby neighbors. Sustainability was at the forefront of the project, from choosing green building materials to designing a high-efficiency space. The composite bamboo decking, cork and bamboo flooring, tiles made with recycled content, and cladding made of recycled paper are all examples of durable green materials that have a wonderfully rich tactility to them. This addition was a second phase to the Mar Vista Sustainable Remodel, which took a tear-down home and transformed it into this family's forever home.

This cute cottage, one block from the beach, had not been updated in over 20 years. The homeowners finally decided that it was time to renovate after scrapping the idea of tearing the home down and starting over. Amazingly, they were able to give this house a fresh start with our input. We completed a full kitchen renovation and addition and updated 4 of their bathrooms. We added all new light fixtures, furniture, wallpaper, flooring, window treatments and tile. The mix of metals and wood brings a fresh vibe to the home. Taking in the panoramic views of this Modern Mediterranean Resort while dipping into its luxurious pool feels like a getaway tucked into the hills of Westlake Village. Although, this home wasn’t always so inviting. It originally had the view to impress guests but no space to entertain them. One day, the owners ran into a sign that it was time to remodel their home. Quite literally, they were walking around their neighborhood and saw a JRP Design & Remodel sign in someone’s front yard. They became our clients, and our architects drew up a new floorplan for their home. It included a massive addition to the front and a total reconfiguration to the backyard. These changes would allow us to create an entry, expand the small living room, and design an outdoor living space in the backyard. There was only one thing standing in the way of all of this – a mountain formed out of solid rock. Our team spent extensive time chipping away at it to reconstruct the home’s layout. Like always, the hard work was all worth it in the end for our clients to have their dream home! Luscious landscaping now surrounds the new addition to the front of the home. Its roof is topped with red clay Spanish tiles, giving it a Mediterranean feel. Walking through the iron door, you’re welcomed by a new entry where you can see all the way through the home to the backyard resort and all its glory, thanks to the living room’s LaCantina bi-fold door. A transparent fence lining the back of the property allows you to enjoy the hillside view without any obstruction. Within the backyard, a 38-foot long, deep blue modernized pool gravitates you to relaxation. The Baja shelf inside it is a tempting spot to lounge in the water and keep cool, while the chairs nearby provide another option for leaning back and soaking up the sun. On a hot day or chilly night, guests can gather under the sheltered outdoor living space equipped with ceiling fans and heaters. This space includes a kitchen with Stoneland marble countertops and a 42-inch Hestan barbeque. Next to it, a long dining table awaits a feast. Additional seating is available by the TV and fireplace. From the various entertainment spots to the open layout and breathtaking views, it’s no wonder why the owners love to call their home a “Modern Mediterranean Resort.” Photographer: Andrew Orozco
