Our newest addition to the property is the detached garage, a versatile space designed to cater to a range of needs. Beyond providing shelter for vehicles, it also has a separate room, adding a new layer of functionality to the home. With this new addition, the property becomes even more versatile, offering a solution for storage needs while keeping equipment secure and accessible. This garage was tailored to our client's needs, ensuring that it supported their lifestyle and helped organize their new home with convenience and style.

Guadalajara, San Clemente Coastal Modern Remodel This major remodel and addition set out to take full advantage of the incredible view and create a clear connection to both the front and rear yards. The clients really wanted a pool and a home that they could enjoy with their kids and take full advantage of the beautiful climate that Southern California has to offer. The existing front yard was completely given to the street, so privatizing the front yard with new landscaping and a low wall created an opportunity to connect the home to a private front yard. Upon entering the home a large staircase blocked the view through to the ocean so removing that space blocker opened up the view and created a large great room. Indoor outdoor living was achieved through the usage of large sliding doors which allow that seamless connection to the patio space that overlooks a new pool and view to the ocean. A large garden is rare so a new pool and bocce ball court were integrated to encourage the outdoor active lifestyle that the clients love. The clients love to travel and wanted display shelving and wall space to display the art they had collected all around the world. A natural material palette gives a warmth and texture to the modern design that creates a feeling that the home is lived in. Though a subtle change from the street, upon entering the front door the home opens up through the layers of space to a new lease on life with this remodel.

The bath has no natural light. To create a sense of spatial depth and layering of light, 3 L-shaped panels were positioned throughout the room. One central panel joins the back wall with the ceiling. Another panel links two walls in the back corner of the tub. The third panel carries the mirror at the vanity. Each panel is outlined with waterproof LED strips recessed behind its edge. Diffuse light emanates from behind the panels and they appearance to float. The face of each panel is divided into two surfaces striking a datum line at 74 inches above the floor. The vanity panel has mirror on the lower portion and flat white paint above. The tub and middle panels are semi-gloss grey colored paint below and white flat paint above. The central panel is a nod to the Ellsworth Kelly painting at the Pulitzer Arts Foundation in St Louis. The same matte finish tile is used on the floor and walls. All exposed tile edges were finished with aluminum angles. The same tile floor was used in the owner’s closet featuring lacquered cabinets and a back-lit vanity panel.

This rear addition demonstrates how a cantilevered upper floor can generate sheltered outdoor living without a separate structure. The second-story volume, clad in two-tone horizontal lap siding, projects forward to form a deep covered recess at grade—a roofed outdoor room carved from beneath the building mass. Recessed downlights in the soffit extend usable hours into the evening, and an exposed steel angle brace at the corner expresses how the overhang is carried, reading as an honest structural detail rather than concealed framing. The original house behind is visible through the opening, marking the seam between existing structure and addition, while a single double-hung window and a wall-mounted speaker keep the sheltered face functional. A composite-decked terrace steps out from the covered zone into a layered, naturalistic planting of conifers and grasses, dissolving the boundary between architecture and garden. The framing of the view—foliage in the foreground, the inhabited patio centered in the opening—reads the space as designed for gathering, with the building's geometry doing the work of enclosure and shade.

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. She knew that she wanted to bring in a clean Scandi aesthetic to the house, but after many years spent styling tropical resorts (including a stint exporting craftsman-made furniture from Indonesia), she admits she wanted to layer in textiles from around the world. The rattan chairs came from Begg’s parents house, while the brass coffee table was a trading find. She was particularly thrilled to score the linen sofa, originally from the region’s top retailers Mckenzie and Willis, for only $200.

A traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. Our client approached with an old photographed of her house in the 1800's in its original glory and asked if we could recreate the exterior facade to match the photo. When we started the project, the whole home was covered in vinyl siding and suffered a leaking roof and porch. We stripped everything down to the original sheathing and applied a layer of foam and moisture barrier to properly protect the home. From there we applied custom crown and trim molding and piece-by-piece were able to achieve the stated goal for the exterior look while also enabling it to last another 100+ years.
