Inspiration for a coastal two-story wood gable roof remodel in Boston

When we work on a private residence, we take every care to understand and respect that this is not just a property, structure or set of blueprints. This is your home. We listen first, working with your vision and sense of style, but combining your ideas with our extensive knowledge of finishes, materials and how to consider every last detail in order to create an overall look and feel that will really "wow."

With a sizeable backyard and a love for entertaining, these clients wanted to build a covered outdoor kitchen/bar and seating area. They had one specific area by the side of their pool, with limited space, to build the outdoor kitchen. There were immediate concerns about how to incorporate the two steps in the middle of the patio area; and they really wanted a bar that could seat at least eight people (to include an additional seating area with couches and chairs). This couple also wanted to use their outdoor living space year round. The kitchen needed ample storage and had to be easy to maintain. And last, but not least, they wanted it to look beautiful! This 16 x 26 ft clear span pavilion was a great fit for the area we had to work with. By using wrapped steel columns in the corners in 6-foot piers, carpenter-built trusses, and no ridge beams, we created good space usage underneath the pavilion. The steps were incorporated into the space to make the transition between the kitchen area and seating area, which looked like they were meant to be there. With a little additional flagstone work, we brought the curve of the step to meet the back island, which also created more floor space in the seating area. Two separate islands were created for the outdoor kitchen/bar area, built with galvanized metal studs to allow for more room inside the islands (for appliances and cabinets). We also used backer board and covered the islands with smooth finish stucco. The back island housed the BBQ, a 2-burner cooktop and sink, along with four cabinets, one of which was a pantry style cabinet with pull out shelves (air tight, dust proof and spider proof—also very important to the client). The front island housed the refrigerator, ice maker, and counter top cooler, with another set of pantry style, air tight cabinets. By curving the outside edge of the countertop we maximized the bar area and created seating for eight. In addition, we filled in the curve on the inside of the island with counter top and created two additional seats. In total, there was seating for ten people. Infrared heaters, ceiling fans and shades were added for climate control, so the outdoor living space could be used year round. A TV for sporting events and SONOS for music, were added for entertaining enjoyment. Track lighting, as well as LED tape lights under the backsplash, provided ideal lighting for after dark usage. The clients selected honed, Fantasy Brown Satin Quartzite, with a chipped edge detail for their countertop. This beautiful, linear design marble is very easy to maintain. The base of the islands were completed in stucco and painted satin gray to complement their house color. The posts were painted with Monterey Cliffs, which matched the color of the house shutter trim. The pavilion ceiling consisted of 2 x 6-T & G pine and was stained platinum gray. In the few months since the outdoor living space was built, the clients said they have used it for more than eight parties and can’t wait to use it for the holidays! They also made sure to tell us that the look, feel and maintenance of the area all are perfect!

Inspiration for a transitional backyard patio remodel in San Francisco with a fire pit and no cover

Klopf Architecture, Arterra Landscape Architects, and Flegels Construction updated a classic Eichler open, indoor-outdoor home. Expanding on the original walls of glass and connection to nature that is common in mid-century modern homes. The completely openable walls allow the homeowners to truly open up the living space of the house, transforming it into an open air pavilion, extending the living area outdoors to the private side yards, and taking maximum advantage of indoor-outdoor living opportunities. Taking the concept of borrowed landscape from traditional Japanese architecture, the fountain, concrete bench wall, and natural landscaping bound the indoor-outdoor space. The Truly Open Eichler is a remodeled single-family house in Palo Alto. This 1,712 square foot, 3 bedroom, 2.5 bathroom is located in the heart of the Silicon Valley. The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Houzz Write Up: https://www.houzz.com/magazine/inside-houzz-a-chopped-up-bathroom-goes-streamlined-and-swank-stsetivw-vs~27263720 The layout of this bathroom was opened up to get rid of the hallway effect, being only 7 foot wide, this bathroom needed all the width it could muster. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. Inspiration for a transitional master medium tone wood floor home design remodel in DC Metro with gray walls and no fireplace

Originally designed by one of the most notable landscape architects in town, this once impressive project had faltered in recent years. The pool and spa still functioned well, and the client wanted to keep it intact. In addition, they wanted to keep as much of the existing landscaping as possible. The surrounding decks, walls, and steps were fair game. At first glance, one might think that our changes were simple material changes. Upon closer inspection, however, one can see the subtle, yet transformative changes that come together to update this classic pool in a tasteful, timeless manner, and improve the flow and usability of the deck areas, while softening the feel of the massive hardscape. The subtle changes begin as soon as you walk out the back door of the house. The existing decking had a lot of what we call “tweeners”; areas that are overly generous walkways, yet not large enough to house furniture. The awkwardly small bluestone patio was expanded to accommodate a generous seating area, by pushing the step-down closer to the pool. Our talented stone mason carefully married the new bluestone into the existing, resulting in an imperceptible difference between the two. As you descend the new bluestone steps to the pool level, your bare feet will be thankful for the new smooth-finished limestone colored concrete, with a hand cut pattern carefully etched into its surface. The old red brick decking was so hot that the owners could not walk around the pool in bare feet. The brick coping was also replaced with an eased edge Pennsylvania Premier Stone which matches the new step treads throughout the project. Between the house and the pool, a large raised planter was reconfigured, giving additional space to the pool deck for a shaded lounge chair area. Across the pool, a bank of rather tall painted brick retaining walls were cut down, shortened, and moved. This lessened the visual impact of the walls, which were rather overwhelming in the space, as well as opening up a new seating area, nestled under the arms of the massive pecan at the back of the property. Rather than continuing solid decking around the entire pool, the area near these walls has been transformed to large stone stepper pads set in a sea of beautiful St. Augustine lawn. This creates a visually softened area that is still suited to setting tables and chairs when the guest list calls for additional seating. The spa area is quite possibly the most dramatic change on this project. Yet more raised planter walls divided this area into awkward spaces, unsuited to proper furniture placement. The planters were removed, new stone decks, once again expertly married into the existing, opening the area to house a large dining table and new built in bbq area. The spa itself was re-imagined with the bluestone coping, and painted brick veneer. The most impressive addition though is the new handmade glazed tiles that surround the existing cast stone water feature. This water feature was almost unnoticeable against the painted brick wall, but now the dramatic arch and pop of color draw the eye to this quaint little corner of the property.

The best of past and present architectural styles combine in this welcoming, farmhouse-inspired design. Clad in low-maintenance siding, the distinctive exterior has plenty of street appeal, with its columned porch, multiple gables, shutters and interesting roof lines. Other exterior highlights included trusses over the garage doors, horizontal lap siding and brick and stone accents. The interior is equally impressive, with an open floor plan that accommodates today’s family and modern lifestyles. An eight-foot covered porch leads into a large foyer and a powder room. Beyond, the spacious first floor includes more than 2,000 square feet, with one side dominated by public spaces that include a large open living room, centrally located kitchen with a large island that seats six and a u-shaped counter plan, formal dining area that seats eight for holidays and special occasions and a convenient laundry and mud room. The left side of the floor plan contains the serene master suite, with an oversized master bath, large walk-in closet and 16 by 18-foot master bedroom that includes a large picture window that lets in maximum light and is perfect for capturing nearby views. Relax with a cup of morning coffee or an evening cocktail on the nearby covered patio, which can be accessed from both the living room and the master bedroom. Upstairs, an additional 900 square feet includes two 11 by 14-foot upper bedrooms with bath and closet and a an approximately 700 square foot guest suite over the garage that includes a relaxing sitting area, galley kitchen and bath, perfect for guests or in-laws.

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This clean contemporary backyard renovation transformed what the client called "an overgrown jungle" into a space that allows for functional outdoor living and serene luxury.
