Everywhere we look, we’re surrounded by structures and designs that captivate and draw us in, allowing us to truly appreciate the art of modern architecture.
I was very excited to receive a couple of beautiful installation images of our H Series vent-free gas fireplace from Matt Brazeau of Stove King, which operates in Putnam, CT, and Medford, MA. The images show a stunning living room that features large sliding doors and an open layout to the kitchen. What caught my eye was the detailed woodwork and the choice of wall color – I know “dark and moody” is trending but seeing it in a Boston multi-family and done so well, I was captivated and wanted to learn more.
Developer Marc Savatsky, owner of Choose Boston, LLC, a multi-function development and real estate company, was behind this project. Marc’s company works throughout Boston and surrounding suburbs to redevelop and market multi-unit properties. Situated in Dorchester’s Neponset section, the property comprises four townhomes styled in a classic federalist design, paying homage to the rich history of the area. Remarkably, all units were spoken for during construction, which reflects a perfect alignment with what buyers are looking for, which is not common at all.
Collaborating with Architects and Partners
Working with architect Peter Vanko of Vanko Studio and Marc’s spouse and partner, Jessie Franco, the group designed this inviting and sought after living space. Warm and welcoming, with an open and inviting feel, unique building materials, lots of natural light and outdoor living spaces were on the list for what they felt would provide the right character for this property. Elements such as fluted wood were chosen to add visual interest, while the darker palette around the fireplace contributed to the overall aesthetic appeal.
The project faced significant challenges with the sloping terrain because Marc had not expected the need for so many retaining walls. But, once they were designed and put in, the challenge turned to charm and provided the landscaping with additional character.
Overcoming Development Challenges
Addressing the Sloping Land
Besides the sloping terrain, another major challenge was adding gas fireplaces into each unit. Due to building constraints preventing traditional venting, the fireplaces were as tricky as the retaining walls. It was important to Marc and Jessie to include fireplaces in these units. They felt that fireplaces provide a beautiful focal point and with the cold months Boston experiences, they would make the units so much more welcoming.
After consulting with Matt Brazeau, the choice became clear: the European Home H Series Vent-Free Natural Gas Fireplace. Vent free gas fireplaces are safe alternatives to direct vent fireplaces. They solve the challenge of where to run the venting and provide the living space with a real flame, heat efficiency (99%) and with the H Series, a very clean, European design. The H Series installs similarly to a gas stove – connected to gas and built with an outer body to insulate it from combustibles. It is an easy choice when gas is the preferred type of fuel and venting is difficult or the budget does not allow for the additional space, time, and cost of venting. Vent-free gas fireplaces have been allowed in Massachusetts for 20 years (since 2004) due to their safety, efficiency and practicality.

Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book.
The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase.
The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone.
Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain.
All of this was achieved and more. The finished project speaks for itself.

When this kitchen remodel was first underway, the homeowner envisioned a blue kitchen (orange was her 2nd choice!). She went to the paint store & found blues she liked, taped those color samples to the kitchen wall & one by one she and her husband whittled down their choices to the color blue you see now!

Built in 1893, this cottage home in Snohomish, WA has survived many changes including the addition of a 1400 sq. ft. basement that was hand dug.
While the former owners did a fantastic job with concrete and structural supports, the framing, electrical and plumbing are….well, questionable.
Phase 1 of this basement renovation includes the complete modernization of the existing bathroom.
Future plans include a kitchenette and laundry room and demolition of existing walls to create an open dining room concept to allow more natural light to flow into the otherwise dark space.
The new Ejector Pump Up Systems has a macerator to handle grey water and sewage including the addition of a new kitchenette and laundry room.
When we opened the walls we discovered numerous electrical and plumbing issues including leaks behind the walls that where not yet detectable.
At the same time, the existing gas heating system is being removed and replaced with a high efficient heat pump with Variable Refrigerant Temperature (VRT) technology.
The underground plumbing is complete, the electrical has been cleaned up and its time to start putting this back together.
Up next is a Wedi waterproof shower surround and heated tile floors, a new water closet and custom vanity.
It’s a big job in a small space but the finished product will be clean, warm and inviting.

MAJOR REPAIRS AND EXTERIOR MAKEOVER
This classic colonial was constructed in 1990 and purchased by our customer in 2014. We were retained to restore, repair, and update the exterior of this property, with all parties anticipating that we were likely to uncover a variety of hidden issues. During the course of this undertaking, we replaced 17 windows. In a number of cases, we rebuilt sills and frames to the floor. All window replacements required new drywall and/or patching with new trim and painting.
Additional work was required to replace the sill across the front of the house and utilize jack studs to support the upper level while working.
The original plan included stripping off the old siding and installing new vinyl siding. We discovered that most exterior walls had never been sheathed with plywood. We sheathed all exterior walls and wrapped them with Tyvek.
As per the plan, we removed the door from the smaller upper deck above the primary deck, replaced rotted rim board and sill, and installed a new 48x48’ window to replace the doorway after resizing the former doorway. Insulating, patching of drywall, and the addition of new trim followed.
Reframed the opening from the kitchen to deck to receive a new 8’ x 6.75’ door and finished the jambs and casing to match existing trim in the rest of the house.
Removed and reconstructed front entry portico and replaced front entry door with sidelights and finished interior jambs and casing to match.
Removed garage door and framed in the opening with plywood and installed new siding over to match. Removed soffit and facia and replaced with new white vented panels and white facia—added stone to front portico with custom columns.
Removed old roof shingles and re-shingle all roofing on the garage and home with 30-year architectural shingles. Added ridge vent to allow the roof to breath better, replaced all flashing, and added lateral bracing to gable ends not previously tied in.
Installed new seamless gutters @ 6 inches (with covers over top) and 5 INCH downspouts to address water drainage. Extended all gable ends to standard 12-inch overhang.
The result is a beautifully restored and properly constructed 4 bedroom/4 bathroom home with an attached car garage.
