Reverse Shed Eichler This project is part tear-down, part remodel. The original L-shaped plan allowed the living/ dining/ kitchen wing to be completely re-built while retaining the shell of the bedroom wing virtually intact. The rebuilt entertainment wing was enlarged 50% and covered with a low-slope reverse-shed roof sloping from eleven to thirteen feet. The shed roof floats on a continuous glass clerestory with eight foot transom. Cantilevered steel frames support wood roof beams with eaves of up to ten feet. An interior glass clerestory separates the kitchen and livingroom for sound control. A wall-to-wall skylight illuminates the north wall of the kitchen/family room. New additions at the back of the house add several “sliding” wall planes, where interior walls continue past full-height windows to the exterior, complimenting the typical Eichler indoor-outdoor ceiling and floor planes. The existing bedroom wing has been re-configured on the interior, changing three small bedrooms into two larger ones, and adding a guest suite in part of the original garage. A previous den addition provided the perfect spot for a large master ensuite bath and walk-in closet. Natural materials predominate, with fir ceilings, limestone veneer fireplace walls, anigre veneer cabinets, fir sliding windows and interior doors, bamboo floors, and concrete patios and walks. The site development included installing essential infrastructure such as paved roads, water lines, and electrical systems, turning an undeveloped ridge into a private, family-friendly haven with panoramic valley and mountain views. The home features a crisp white board-and-batten and horizontal siding exterior, accented by natural stone foundations and stained timber beams for a perfect blend of rustic charm and contemporary edge. Dramatic black-framed windows flood the interior with natural light, while the dark asphalt shingle roof with gabled peaks adds depth and contrast. An expansive covered front porch, supported by cedar posts and topped with metal roofing, invites relaxation with seating areas overlooking the sunset. Additional highlights include an oversized two-car garage with white doors, a lower-level walkout basement ready for expansion, and smart-home-ready elements like energy-efficient construction. Twilight lighting accentuates the clean lines, making the house glow against the evening sky. The landscaped yard is thoughtfully designed for everyday enjoyment, with manicured green lawns, gravel pathways, and low-maintenance shrubs lining the foundation. A circular asphalt driveway provides easy access and ample parking, curving gracefully around the property. A traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. Kitchen from condo renovation in Upper West Side, Manhattan. ABOUT THE RENOVATION Very often, getting what you want is simply about timing. After years of owning her Upper West Side co-op in Lincoln Square and making various small renovations along the way, our client decided to go all-out and advance with her dream renovation after being eased into the significant decision by our full-service design-build approach, extensive pre-planning process, out of the box design strategy, and thorough estimate. The results of this stunning renovation speak for themselves. SPACIOUS CENTERPIECE KITCHEN With many condos in Manhattan, the kitchen is the home’s focal point. In this case, the client’s goal was to reinvigorate this critical space via a classic interior design style with modern and contemporary touches. Beyond introducing updated appliances and pendant lighting, we added immaculate natural stone countertops and backsplash, along with opaque Tribeca shaker cabinets throughout the space. TWO BATHROOMS, TWICE AS NICE When the opportunity to add a bathroom to your Manhattan condo presents itself, you take advantage. Part of our renovation of this USW condo included an additional bathroom, in addition to a total overhaul of the ensuite bathroom. For the main bath, we turned the dreary old space into a soft and elegant sanctuary that’s warming as the sunlight beaming in, thanks to the sleek nickel-finish fixtures and custom marble tile. In the newly-created guest bathroom, we delivered an upscale, timeless design incorporating gleaming subway tiles, bold brass fixtures, and exquisite deco hexagon flooring. PERMA-WFH OFFICE WITH CUSTOM MURPHY BED & STORAGE After being thrust into a permanent work from home schedule due to the pandemic, our client decided to incorporate more of a formal home office space into her guest bedroom - a space where she also required additional storage. The problem was she didn't want to give up the practicality of a spare bedroom. To maintain the added bedroom availability and also provide a proper office space, we created a custom Murphy bed and desk area with custom millwork for enhanced organization with a perfectly narrow personal desk area nestled to the left of the large built-in. ADDITIONAL HIGHLIGHTS - We Incorporated Various Square/hexagon Features Throughout The Space, Per Client Preference - Laundry Relocation For Added Space And Preference

This turn of the century Bernal Heights cottage underwent a complete remodel and addition. Highlights include a new glass roll-up door in the office/studio and ipe decking used both inside and out providing a seamless transition to the outdoor area.

In the kitchen we exposed the previously hidden original brick walls by eliminating the upper storage and swapping with chunky shelves that wrap the brick. Additional lighting onto the texture of the exposed brick brings the architecture back into the space and provides a nice contrast to the sleek slab doors. We created placement for dish storage by adding a wall of shallow drawers underneath with peg organizers. We extended the island to provide additional seating and more space for baking.

APLD 2021 Silver Award Winning Landscape Design. Galvanized troughs used for vegetables in the side yard. An expansive back yard landscape with several mature oak trees and a stunning Golden Locust tree has been transformed into a welcoming outdoor retreat. The renovations include a wraparound deck, an expansive travertine natural stone patio, stairways and pathways along with concrete retaining walls and column accents with dramatic planters. The pathways meander throughout the landscape... some with travertine stepping stones and gravel and those below the majestic oaks left natural with fallen leaves. Raised vegetable beds and fruit trees occupy some of the sunniest areas of the landscape. A variety of low-water and low-maintenance plants for both sunny and shady areas include several succulents, grasses, CA natives and other site-appropriate Mediterranean plants complimented by a variety of boulders. Family members enter this kitchen from the mud room where they are right at home in this friendly space. The Kitchens central banquette island seats six on cozy upholstered benches with another two diners at the ends. There is table seating for EIGHT plus the back side boasts raised seating for four more on swiveling bar stools. The show-stopping coffered ceiling was custom designed and features beaded paneling, recessed can lighting and dramatic crown molding. The counters are made of Labradorite which is often associated with jewels. It's iridescent sparkle adds glamour without being too loud. The wood paneled backsplash allows the cabinetry to blend in. There is glazed subway tile behind the range. This lovely home features an open concept space with the kitchen at the heart. Built in the late 1990's the prior kitchen was cherry, but dark, and the new family needed a fresh update. This great space was a collaboration between many talented folks including but not limited to the team at Delicious Kitchens & Interiors, LLC, L.
