Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces. Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural. Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired. A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design. Shayna and Anthony love their new entertainment spaces and expect to use them often.

We particularly love the rustic corner fireplace, the beautiful, vaulted pine ceiling and the Restoration Hardware furniture and accessories. "Even though this space has an outdoor kitchen - often the highlight of our projects - the focus here is beautiful, comfortable outdoor living," says Outdoor Homescapes of Houston owner Wayne Franks. "And I have to say, I think this is one of the most gorgeous spaces we've created for doing that - in style." "This project was special from the start, as we were creating this space for a friend of Wayne’s who had been a long time mentor to his boys growing up," adds Lisha Maxey, owner of LGH Designs in Houston (she coordinated furniture and finishes for the project). "This client was the principal of their high school and knew all of them very well and Wayne, too. This made it very personal, indeed, and we wanted everything to be perfect!" The 23- by 16-foot addition, located at the back of the house in Cypress, looks out onto a manmade lake in the homeowners' subdivision. The focal point? A 9-foot-8-inch-high-by-7-foot-wide corner fireplace in Earth Grey rustic ledgestone from Colorstone in Houston. The fireplace features a custom wooden mantel, stone bench seating and a 52-inch Sunbrite outdoor TV. Another highlight is the flooring - silver travertine tile laid out in a Versailles pattern. "We chose silver travertine in a 'Tumbled' color palette with variations of cream and brown," says Lisha. "So we had those two colors, plus grey, to pull from." The 7-foot-long, stucco outdoor kitchen island's countertops are also noteworthy - Absolute Black granite in a leathered finish offering a modern look and a dark grey hue that works perfectly with the color palette. The kitchen island also houses an RCS 30-inch grill and fridge. The seating area includes a sectional couch, coffee table, two swivel chairs and two ottomans - all from Restoration Hardware. "We used Restoration Hardware's Biscayne sectional, swivel chairs and ottomans in gray, with textured linen weave in Sand and cushions and peacock accent pillows in gray," says Lisha. The coffee table is made of solid teak with a concrete top - as is the matching side table. "We added a console table, also in teak, behind the sofa. And for accents, we added three Amalfi lanterns from Restoration Hardware in weathered zinc." A Sunbrella® Heathered area rug (in Gray) was added to anchor the space and visually tie it together. "The space as a whole leans towards a transitional style, in that it has many traditional cozy comforts and colors, but the furniture gives it a more contemporary look," says Lisha. "The idea from the beginning was to marry these two styles, as our clients wanted a look that would not age and be in vogue for years to come." On the exterior, you can see how we worked to make the addition blend with the existing home - matching the shingles and stucco and continuing the landscaping. 3D graphic renderings and a virtual video tour allowed the clients to know exactly what the space would look like beforehand. "It takes a lot of the guesswork out of the process," says Outdoor Homescapes' graphic designer, Kristy Buell Franks. "Floor plans and elevation drawings are good for giving an idea of the overall scope of the project, but it's the 3D renderings that really show what the space is going to look like." The 3D graphics and video tours also help immensely when choosing finishing materials and furniture, she says: "The clients' choices can be put into the design to allow the clients to see how the materials will work with the existing materials on the house and how the furniture will look in the space." This Brookfield Kitchen Remodel was initiated by the Owners desire to update her dated 1990's oak kitchen with a fresh new look. The once, u-shaped kitchen, was redesigned with a large island with granite countertop. A mix of white and dark stained custom cabinets brightened the space and gave personality to chef space. Quartz countertops on the perimeter coordinates with the grey glass subway backsplash. Glass Uppers finish the cabinetry off, providing a space for the Owner to display fun dish-ware. Additional customization is found in the message center with mail slots, charging station, cork board and dry erase boards.

Design / Build ended up to be the perfect solution to their remodeling need. Like many in the South Bay, the kitchen is the heart of the home to this family. The homeowners wanted a space that was elegant, warm and clean – an accurate representation of their tastes and style; a place to host Sunday barbecues. The island countertop is natural quartz called Corteccia Leather Slab. A lively cream and blue green quartzite with striking linear striation, Corteccia slabs from Brazil have a special leather finish. Similar to honing, leathering a stone closes the pores, making it much less susceptible to staining and allowing for better performance. The leathered finish presents a unique texture while retaining the stone’s natural color. Since the island was such a rock star we were challenged to find its perfect understated compliment for the perimeter countertops. We selected a polished slab of Madre Perla; a classic natural quartzite. Not only are the colors complimentary but the leather and polished textures play off each other nicely. The rest of the kitchen design fell into place from there.

One remodel with a new entry addition and a facelift later, and: BOOM, street presence and an entry foyer. By internalizing the front stairs, and moving the entry door to ground level, we ensure a privacy buffer. No longer is someone at the front door just one step from the heart of the house. And, take a look at the gutters and downspouts – we didn’t remove them with the remodel, but because we added trim to the all the windows, they are no longer the sole highlighted feature. Even if we had gone with contrasting light trim, there would be enough of it that the downspouts would just be part of a greater system.

The architect and designer Guy Derwent was approached by his client with a clear and compelling brief: to completely transform a grand Victorian terrace house they were planning to renovate. The client envisioned something far beyond a standard renovation – this was to be a bold and dramatic reimagining of a family home that could grow with them over time. With the property having remained largely untouched for more than fifty years, the architects saw an opportunity to unlock its potential and deliver a contemporary design that would contrast beautifully with its Victorian heritage. The existing layout consisted of a series of small, disconnected rooms to the rear of the house. To respond to the client’s need for openness and flexibility, the architect proposed a radical restructuring of the ground floor: The rear rooms were completely removed Suspended timber floors were lowered by up to two metres to align with the garden Two bold extensions were added The first extension filled in the side return with a London stock brick facade and a glazed roof, while the second – a striking black steel and glass pavilion was glazed on three sides and placed along the garden elevation. This new pavilion redefined the building’s relationship with the garden. Its steel-framed glazing created a seamless dialogue between interior and exterior, offering a sense of immersion in the surrounding landscape. At the heart of the plan sits a dramatic, five-metre-tall dining space that acts as a transition from the original entrance hall into the new addition. A large, circular cast-glass window, framed in steel, provides a visual and spatial link between old and new, allowing light and movement to travel through the depth of the home. Throughout the project, a series of black metal elements were introduced as sculptural interventions – each marking moments of transformation within the house. These included the bespoke steel framed circular window, a custom metal staircase, a cylindrical support column, and the striking steel and glass garden pavilion. Together, they formed a coherent architectural language that underscored the project’s bold intent. Our steel windows and doors played a vital role in delivering the project’s vision. The architects chose steel for its refined sight lines and distinctive material character, which helped bridge the gap between the historical context of the building and the bold new additions. The black steel frames provided a crisp contrast to the pale London stock brick and added definition to the glazed pavilion, reinforcing the sense of architectural precision. In particular, the fine steel profiles of the garden room allowed the extension to feel both lightweight and immersive, blurring the boundary between the house and its garden. The architect drew inspiration from the Bauhaus Movement, particularly the work of Walter Gropius, whose approach to functional beauty and industrial materials informed the design of the garden pavilion. Here, our glazing system was used not just for transparency, but as an expressive architectural element. The carefully proportioned panels help to conceal the roof thickness and reinforce the pavilion’s industrial yet abstract character – a deliberate nod to product design and modernist detailing. Sustainability was an important factor in the selection of materials. Our steel systems, made from 99% recycled content and 100% recyclable, aligned with the project’s broader environmental goals. The architects noted that this commitment to material longevity and circularity was central to their decision to use steel. The durability and recyclability of the windows and doors ensured the project met both aesthetic and ethical criteria. This London terrace house now stands as a celebration of contrast – between heritage and innovation, solidity and transparency, tradition and transformation.
