This early 20th century Poppleton Park home was originally 2548 sq ft. with a small kitchen, nook, powder room and dining room on the first floor. The second floor included a single full bath and 3 bedrooms. The client expressed a need for about 1500 additional square feet added to the basement, first floor and second floor. In order to create a fluid addition that seamlessly attached to this home, we tore down the original one car garage, nook and powder room. The addition was added off the northern portion of the home, which allowed for a side entry garage. Plus, a small addition on the Eastern portion of the home enlarged the kitchen, nook and added an exterior covered porch. Special features of the interior first floor include a beautiful new custom kitchen with island seating, stone countertops, commercial appliances, large nook/gathering with French doors to the covered porch, mud and powder room off of the new four car garage. Most of the 2nd floor was allocated to the master suite. This beautiful new area has views of the park and includes a luxurious master bath with free standing tub and walk-in shower, along with a 2nd floor custom laundry room! Attention to detail on the exterior was essential to keeping the charm and character of the home. The brick façade from the front view was mimicked along the garage elevation. We were contacted by a home owner in Playa Vista who had just purchased a home with a relatively small yard. They wanted to explore our services of how we could maximize space and turn their back yard into an area that was warm, welcoming, and had multiple uses / purposes. We integrated a modern cedar deck with a built in hot tub, created a nice perimeter planter with hedges that will continue to grow to add privacy, installed awesome concrete pavers and of course... you cant forget the ambient outdoor string lights. This project turned out stunning and we would love to assist you on any project you might be looking to embark on in the near future.

A small bathroom is given a clean, bright, and contemporary look. Storage was key to this design, so we made sure to give our clients plenty of hidden space throughout the room. We installed a full-height linen closet which, thanks to the pull-out shelves, stays conveniently tucked away as well as vanity with U-shaped drawers, perfect for storing smaller items. The shower also provides our clients with storage opportunity, with two large shower niches - one with four built-in glass shelves. For a bit of sparkle and contrast to the all-white interior, we added a copper glass tile accent to the second niche. The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.

We completely renovated a simple low-lying house for a university family by opening the back side with large windows and a wrap-around patio. The kitchen counter extends to the exterior, enhancing the sense of openness to the outside. Large overhanging soffits and horizontal cedar siding keep the house from overpowering the view and help it settle into the landscape.
