Modulor worked closely with the team at Appareil Architecture to bring to life a project of high architectural integrity. Binôme’s architecture draws inspiration from the area's industrial past: clean volumes, red brick, generous openings reminiscent of former workshops, and elegant brick colonnades form a refined and cohesive ensemble. The central courtyard, designed as a luminous and welcoming shared space, becomes the vibrant heart of the project. A colorful metal staircase, crafted by Atomic Soudure, connects both buildings and adds a distinctive, curated touch. When the Owners approached Goggans Architecture about renovation of a 90’s era oceanfront house, it was clear there would be a lot more to the renovation than mere updates and remedying deferred maintenance. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue. These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Other enhancements included placement of a large folding door in the Great room, renovation and expansion of the kitchen and exterior decks, reorganization, and replacement of the fenestration, updating all baths and interior and exterior finishes. The extensive renovation reflects the holistic approach of Goggans Architecture, marrying landscape architecture, architecture, and interiors.

HNA Hardscape Project Award Winner Mahaz Project Sand Point, Michigan Esch Landscaping LLC This 3,300 square feet project was constructed on the beach of Lake Huron in Michigan. The house and landscape began on an empty lot between two homes using interlocking concrete pavers. The designer addressed elevations, proximity regulations with neighboring homes, and construction deadlines while working with clients living in another state. The owners required an outdoor kitchen, firepit, shower and sun bathing area, shade for comfort when entertaining guests and easy access to the beach. The hardscape team met challenges by coordinating and sharing space with the home construction crews. This project began in March so the wind and weather caused difficult working conditions with site facing the open water.

This classic Portland bungalow in the highly desirable Irvington neighborhood has been in the family for generations and lovingly cared for and updated throughout the years. It was now the main floor’s primary bathroom that needed to be addressed. A tight footprint made for some space planning challenges, but what we love so much about this project is that it demonstrates that so much can be done with a small space! Designing a shallower than typical vanity allowed us to extend the cabinetry and countertop as far as the door swing into the room would allow, adding much needed storage to the room. A narrow undermount sink combined with wall mount faucet ensures the vanity remains extremely functional. A tower cabinet at the end frames the sink and mirror, bringing an appreciated moment of symmetry while providing space for electric bathroom products and so much more. Where a two sided tub/shower once lived, now a walk in shower framed in glass makes the space feel, and live, significantly larger than its modest square footage. The use of glass on only the long side, and pony wall with glass above on the short end, visually expands the space allowing the eye to move freely around the room while still providing privacy at the toilet. Marmoleum flooring makes for easy cleaning while mosaic tile on the shower floor ensures traction in the wet environment. A classic penny tile accent around the shower walls, combined with the tile wainscot around the room speak to the classic architecture of the home. The bright and fresh palette is at once lively and calming, youthful and sophisticated, current and timeless!

The backyard in this Dunwoody, GA residence presented several challenges, including failing cinder block walls, unsafe steps, and an aging deck. These issues rendered the space largely unusable and created drainage problems, limiting both safety and functionality for the homeowners. Our team addressed these issues by removing all existing structures and undertaking a comprehensive rebuild. This involved regrading the area for proper drainage, constructing new retaining walls, and installing integrated steps for safe access throughout the yard. Multiple paver patios were also installed to create defined entertaining areas. The outcome is a safe and highly functional outdoor living space in Dunwoody. The new retaining walls provide essential structural support, the drainage system manages stormwater effectively, and the integrated patios and walkways offer inviting areas for recreation and access.

Like many Berlin rental apartments, the kitchen was at first empty and not used to its potential. Characterised by a narrow and angled floor plan and lofty walls which dictate the layout options. The space’s northern orientation posed a challenge, causing it to lack natural light. The aim was to create two distinct areas: the main area for cooking and a dinning area where the client can entertain a small group, eat and work. Through a thoughtful approach, we addressed the unique attributes and size of the room, ensuring that every requirement of the occupant was taken into account. The compact kitchen, spanning a mere 8 square meters, underwent a transformation that conquers spatial limitations and celebrate the individuality of Altbau apartments.

This clean cut kitchen stemmed from the design challenge to place a contemporary kitchen in a traditional Tudor style house in the Northwest Suburbs of Chicago. Our client was a self-described city person living in the country - who wanted an urban contemporary feeling incorporated into her home. She says she waited many years to find the right design team who understood her vision! Not wanting to ignore the beautiful 50 year old oaks outside her window, Advance Design transformed her traditional kitchen into an urban kitchen utopia with the use of texture and earthy finishes keeping with the feel of the existing home. Dura Supreme Bria frameless cabinets with a soft pillowed door works to incorporate a woodsy feel in shades of grey textured foil appropriately called “Twig”. Aluminum framed opaque glass doors are hinged with a lift up Aventos hinge for a contemporary twist and a super-functional opening. Brushed nickel hardware in various sizes keeps with the clean line feel. To keep the design organic and “fit it in” with the rest of the house, we covered the floor with a natural looking travertine porcelain laid on a 45 degree angle simulating a more traditional feel in a neutral tone of silvery-brown. The backsplash is clean and crisp with large Carrera marble tiles in a brick pattern, and a splash of energy from a vertical marble and glass mosaic accent. We then finished off the look with clean Cambria Torquay countertops portraying minimal patterning to keep the work surfaces feeling uncluttered and open. Other areas of the home were addressed to “blend” the style in with lightly distressed grey tone hardwood floors and a “matching” renovated powder room displaying contemporary features to compliment the nearby kitchen’s style. The kitchen cabinets are in the Park Place door style in a Sea Dance Green finish, complimented with Cambria Brittanicca Gold countertops. The kitchen also includes a Kohler faucet and MDC D Shape sink. "I had a fantastic experience with the design and installation team at Reico. They were professional, talented, and easy to work with. Nancy, my designer, took my color preferences and created a beautiful design, addressing all my concerns about layout and budget effortlessly,” said the client. “Once the installation started, I was equally impressed with that team and process. My favorite part of the cabinets is the decision to use deep drawers on the island. I also love the gold handles and the way they accent the gold in the gorgeous countertops. This was the another opportunity to work with one of our favorite clients on one of her projects. This time she wanted to completely revamp a recently purchased make-shift revenue property and convert it to a legal three-suiter maximizing rental income in a prime rental area close to NAIT. The mid-fifties semi-bungalow was in quite poor condition, so it was a challenging opportunity to address the various structural deficiencies while keeping the project at a reasonable budget. We gutted and opened up all three floors, removed a poorly constructed rear addition, and created three comfortable suites on the three separate floors. This growing family of six was struggling with a dysfunctional kitchen design. The center island had been installed at an odd angle that limited accessibility and traffic flow. Additionally, storage space was limited by poor cabinet design. Finally, doorways in and out of the kitchen were narrow and poorly located, especially for children dashing in and out. Other design challenges included how to better use a 10’ x 12’ room for children’s jackets and toys and how to add a professional-quality gas range in a neighborhood were natural gas wasn’t available. The new design would address all of these issues. DESIGN SOLUTIONS The new kitchen design revolves around a more proportional island. Carefully placed in the center of the new space with seating for four, it includes a prep sink, a second dishwasher and a beverage center. The distressed ebony-stained island and hutch provides a brilliant contrast between the white color cabinetry. White Carrera marble countertops and backsplash top both island and perimeter cabinets. Tall, double stacked cabinetry lines two walls to maximize storage space. Across the room there was an unused wall that now contains a 36” tower fridge and freezer, both covered with matching panels, and a tall cabinet that contains a microwave, steam unit and warming drawer. A propane tank was buried in the back yard to provide gas to a new 60” professional range and cooktop. A custom-made wood mantel hood blends perfectly with the cabinet style. The old laundry room was reconfigured to have lots of locker space for all kids and added cabinetry for storage. A double entry door separated the new mudroom from the rest of the back hall. In the back hall the back windows were replaced with a set of French door and added decking to create a direct access to deck and backyard. The end result is an open floor plan, high-end appliances, great traffic flow and pleasing colors. The homeowner calls it the “kitchen of her dreams.”
