The soothing coastal vibes of this bathroom remodel are sure to take you to a place of calm. What a transformation this project underwent! Not only did we transform this bathroom into a spa-like sanctuary, but we also did it ahead of schedule. That's a rare occurrence in the construction and design industry. We removed the tub and extended out the wall for the shower, which the homeowners chose to expand. This created a walk-in space, made to look even bigger by its frameless glass and large format, linen-look porcelain tile on the walls. For the shower floor, we selected a blue multicolored penny tile, and for the accent band, an opulent glass mosaic tile in dreamy ocean tones. The accent tile also graces the back of a new wall niche. This shower is now beautiful and functional. To address the issues of storage, we removed a wall, freeing up space near the toilet, which was much-needed. Now there is a custom-built linen pantry crafted from alder wood stretching to the ceiling, adding to the visual height of the room and making the bathroom just work better. A new vanity, also made of alder wood, and the linen closet were both stained a rich, warm tone to show off that gorgeous grain. For the walls, we chose a cool blue hue that is soothing and fresh. The accent tile from the shower was carried behind the vanity's two LED mirrors for a bold visual impact. I love the reflection of the light on the tile! The LED mirrors are pretty high-tech, with a defogger and a dimmer to adjust the light levels. Topping the vanity is a creamy quartz countertop, two under-mount sinks, and plumbing and cabinetry hardware in brushed nickel finishes. The cabinet knobs have a stunning iridescent shell that's hard to miss. For the floors, we went with a large-format porcelain tile in dark grey that complements the coloring of the space as well as the look and feel. As a final touch, floating shelves in the same rich wood-tone create additional space for décor items and storage. I styled the shelves with items to inspire and soothe this dreamy bathroom.

Additionally, a strip drain system was added to address the issue of flooding in the ADU caused by heavy rain. To ensure seamless transitions within the backyard, adjustments in elevation were made and a striking set of new stairs were added designed with some under lights. It was crafted using Belgard pavers and Bullnose in graphite color, seamlessly blending with the overall landscape. Next to the ADU, a charming patio was constructed using Mexican tiles and grey grout, elegantly complementing the other side's design. The artificial turf area was thoughtfully created to add recreational space for the homeowners. A raised concrete pad in this section, also featuring Mexican tiles, is planned for future conversion into a spa and cold plunge area, awaiting installation of the amenities. A highlight of the renovation is the captivating fire pit area, decorated with Mexican tiles, matching with the concrete elements. Contemporary patio installation using Belgard Catalina Grana pavers in newport gray with a gray polymeric sand. The main goals of this project was to create an entertainment space and address drainage issues with the grade originally sloping towards the house and lower staircase.

This design / build project in Redondo Beach, CA. focused on a family’s hall bathroom. There were multiple reasons that the homeowners decided to start this project but the issue that was most pressing was water damage from the shower. The homeowners knew it needed to be addressed ASAP. As long as a remodel was going to be completed they felt that it was time to address the layout as well. It was not efficient in its original state. Since bathrooms work so hard it was important that the remodel resolve this issue as well. The homeowners were also interested in new finishes. Desiring something more light and fresh with a coastal feel we began reimagining the layout. The before and after pictures explain it best but basically the new shower was placed against the wall where there previously was a toilet and window. The location and size of the window was changed as well. The shower is now a three wall alcove with grab bars to allow the homeowners to age in place. The white subway tile is accented by a mosaic tile in the homeowners’ favorite coastal shades. The light and beachy feel is reinforced with the grey ceramic tile floor. The vanity is a furniture-style with details like decorative feet. The space is tied together with a backsplash that matches the border in the shower.

The perimeter kitchen cabinets features a White finish and the kitchen island cabinets feature a Summit Grey finish. Kitchen countertops are marble in the color Fantasy Brown. A full-scale makeover was necessary to address drainage issues and create a low-maintenance landscape. It also offered an opportunity to incorporate the homeowner's love of Japanese Zen gardens. We designed a contemplative space that melds the traditional Zen aesthetic with Northwest plants and materials. The back yard is a peaceful retreat with stone features and restrained planting. Stone steps lead to a lower gravel patio with Montana sandstone benches. Irregularly placed square pavers bridge the gap between the organic and the geometric.

This Mercer Island ensuite renovation was not just a simple bedroom, closet, and bathroom upgrade but a thoughtful reconfiguration of the entire space. The clients, who were referred by a designer they had previously worked with, aimed to transform their outdated and impractical bathroom into a modern, functional, and spa-like sanctuary. The project, initially delayed due to the pandemic, required significant adjustments to the original plans to meet permit requirements. The existing layout featured dated finishes and tiles, impractical vessel sinks, and lacked space for a king-size bed to overlook the water. To address these issues, the renovation involved extending the bedroom wall to accommodate the bed, replacing outdated finishes with modern white rift oak cabinetry and quartz countertops, and creating a huge walk-in closet. Additionally, the renovation team worked meticulously to ensure the new layout provided better lighting and ventilation. The outcome was a transformed ensuite that exudes high-end privacy and style. By swapping the locations of the toilet and shower, the team created a more private and functional space, enhancing the overall spa-like experience. The new design not only met the clients' needs but also exceeded their expectations, resulting in a cozy, intimate area that perfectly blends ultra-modern aesthetics with practical functionality.

Inspiration for a large eclectic drought-tolerant and full sun backyard stone garden path in Denver.

In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.

The old cabin was long overdue for a facelift. The lower level's painted masonry block and top-heavy gable needed attention, while dated glass block around the front door and small windows posed some recladding challenges. To address these issues, we introduced a new covered area at the front entrance, providing added protection from the elements and seamlessly connecting the lower level to the upper window. Additionally, we installed a new matching shed, offering ample storage space for patio furniture and incorporating a convenient EV charger for the client. New pavers and artificial turf finish off the parking spots.

The homeowner wanted to have her backyard professionally designed addressing a persisting drainage issue that compromised the pool maintenance. The design addressed the drainage issue by installing an underground system with PVC piping and catch basins to deviate water to the street. The homeowner's main desire was to create a walking area behind the pool with space for quiet reading and a new landscape to provide privacy and enjoyment. Sphere boxwoods are the protagonists of the scene over limestone gravel along with agapanthuses; both adapted to partial shade from the many pine trees located along with the property. The main accomplishment was to provide a lush landscape in a previously problematic area with no drainage and shade. The flow of the walking area continues with liriope and mondo grass leading to a peaceful reading area surrounded by beautiful boulders and muhly grass.
