50 million year old fossil fish tiles have been composed to simulate a school of fish swimming across the dining room wall. The tiles adhere like any other tile would, and can be arranged into virtually any composition desired.

This was one of those special projects in which we were able to build not only a incredibly insulated and efficient home, but were also able to incorporate a bunch of custom woodworking, metal work, stone work and historical details into the project. We adhered to “Efficiency Vermont’s’ rigorous High Performance Home standards in the construction of this project. In addition, this was a Duplex and as a result required extra attention to special code requirements surrounding multi-family construction. We also tried to recreate the exterior details to match with the historical period of early Vermont.

Wooden Classicism Nesbitt House – Seaside, Florida Architect: Robert A. M. Stern Builder: O.B. Laurent Construction E. F. San Juan produced all of the interior and exterior millwork for this elegantly designed residence in the influential New Urban town of Seaside, Florida. Challenges: The beachfront residence required adherence to the area’s strict building code requirements, creating a unique profile for the compact layout of each room. Each room was also designed with all-wood walls and ceilings, which meant there was a lot of custom millwork! Solution: Unlike many homes where the same molding and paneling profiles are repeated throughout each room, this home featured a unique profile for each space. The effort was laborious—our team at E. F. San Juan created tools for each of these specific jobs. “The project required over four hundred man-hours of knife-grinding just to produce the tools,” says Edward San Juan. “Organization and scheduling were critical in this project because so many parts were required to complete each room.” The long hours and hard work allowed us to take the compacted plan and create the feel of an open, airy American beach house with the influence of 1930s Swedish classicism. The ceiling and walls in each room are paneled, giving them an elongated look to open up the space. For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t. ART FROM CHAOS This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it. The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike. The walnut topped ledge behind the vanity serves a variety of purposes. It offers the opportunity not only to display decorative items but also to set essential bathroom items like toothbrushes, soaps, and tissues, keeping the counter top less cluttered. It also serves a more utilitarian purpose, as well. Plumbing can be run in the partial height wall, keeping it out of the exterior walls where pipes can freeze in the winter. And wall-mounted faucets can easily be mounted to the back splash, allowing for a clean, contemporary look that keeps the counter tops free and clean. Modern Citi Group worked with Robyn on remodeling her newly purchased professional space in Murray Hill. This exciting renovation project included a full remodel of two bathrooms, kitchen, and three offices as well as the main waiting area. The primary objective was to modernize the space for professional aesthetics and functionality while adhering to the strict timeline and budget. Every renovation project starts with the planning phase led by the project planners. During the in-person visit, Anna captured a 360 tour of the space to get accurate measurements and fast-track the project as well as align with the client on their design vision, remodeling priorities and budget. The design challenge was to deliver modern aesthetics and functionality for a professional office while keeping the project within budget. The designers worked on several layouts and design visualizations so the client had options. Finally, the choice was made and Robyn felt confident in her decision. The construction team transformed every corner of the space, breathing new life into it. They replaced the floors, refinished the walls and ceilings, installed new doors and windows, upgraded plumbing and electrical systems, and redesigned the office layout for optimal functionality and flow. Updated closet configuration with custom shelving, light fixtures and sliding barn doors enhanced the ergonomics of the work space. The newly remodeled kitchen featured sleek matte white cabinetry and stunning quartz countertops, enhancing both functionality and storage. The bathrooms were masterfully renovated with exquisite new tiling, stylish fixtures, and upgraded plumbing and lighting. In just a few weeks, Modern Citi Group has redefined the old apartment, transforming it into a sophisticated and professional space through this meticulous remodel. The result is a stunning blend of style, comfort, and efficiency. This remodel enhanced both employee satisfaction and new business for Robyn.

The Mid-Levels of Hong Kong Island is one of the most prominent luxury residential areas. This project - Estoril Court in Mid-Levels Central is one of the rare heritage mansions in Hong Kong with a "thousand-year lease," comprising a total of 240 units. The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. They have integrated practicality, beauty, and self-expression into every corner, enhancing the happiness of living. Once stepping into the living room, you are greeted by Hong Kong's most spectacular vistas. The ever-changing scenery of Victoria Harbour, both day and night, the immense skyscrapers of different banks and commercial buildings and the panoramic views of the Peak are all within sight. The expansive dimensions of the living room are a response to the surrounding environment, providing ample space for family bonding and companionship, while also allowing the breathtaking skyline views to seamlessly integrate into daily life. Unlike traditional whole-house decoration, the design of Hong Kong homes emphasizes collage and customization. The minimalist aesthetic of the space corresponds to the luxurious craftsmanship and time costs involved. Elements such as natural stone, artistic paint, parquet flooring, wood veneer, and leather have all been meticulously coordinated in terms of color and proportion, while a significant amount of storage space has been cleverly concealed within the walls. The study room is deliberately positioned to one side of the living room, embracing the gentle stretch of sunlight. The arched iron partition, exuding a vintage flavor and traces of time, not only serves as a natural divider of space but also becomes a highlight of the interior decoration with its unique artistic form, creating a serene yet stylish atmosphere. It ensures privacy without compromising on openness, allowing the home owner to work in the study room while still keeping an eye on the children playing in the living room. Custom-made artisanal furniture offers a whole new expression of comfort and practicality to the space. The Giorgetti HUG armchair combines a sculptural sense of form with a flowing sense of shape. When natural light filters in, a rich artistic atmosphere permeates and grows within, making the home a place of tranquility and peace of mind. The fireplace plays a significant role in the dining room. In the warm climate of Hong Kong, the fireplace rarely serves a practical purpose; it is designed to create a cozy atmosphere for family gatherings. During the winter Christmas season, it will be adorned with gifts wrapped in beautiful paper, serving as a nostalgic reminder of memories and expressions of love. The original open-plan layout of the master bedroom has been reconfigured and divided. The ultimate goal of the enclosed space is to provide comfort and ease of sleep. The pale green color is also carefully coordinated, focusing on creating a serene and pleasant atmosphere. The combination of "green," "wood," and "metal elements" is based on Feng Shui considerations, serving to stabilize and concentrate the energy flow. The children's room is simple yet cozy, where sunlight awakens the space and transparent glass windows bring in the ocean view. The palette of pale blue and white adds warmth and vitality to the space, inspiring children's boundless imagination about the unknown world and giving them the courage to see mountains, seas, and the world beyond. The unique, customized storage design is cleverly hidden within the space, blending handicraft and industrial design. Adorned with delicate textures such as rounded corners and layered elements, the craftsmanship is meticulous and exquisite, demonstrating exceptional ingenuity. It adds a sense of depth and artistry to the visual experience. The lighting system in the space brings more enjoyable experiences to "living as you desire." The smart system caters to various states of living scenarios at different times, as well as to the subtle needs of ambient temperature, brightness, and tactile atmosphere. Whether it's solo time or family moments, day or night, everyone has a comfortable place to be. The "Estoril Court" project is a full-service case that last for 12 months. We had hundreds of communications and exchanges with the home owner, and continuously coordinated and collaborated with the property management, on-site construction and installation workers, manufacturers, and various suppliers, striving for perfection in craftsmanship and meticulous attention to detail in execution. Finally, seeing the satisfied expressions of the home owner and their family, we felt that it was an ideal conveyance.

Using new patented equipment, DesignerStone®Panels are made up of a front layer of thinly cut real stone (granite, travertine, onyx and marble) adhered to an unique backing which is then engineered using the most modern patented technology to create an extremely strong and light weight stone faced structure. We now have DSP's (onyx's, marble and travertine's) for outside use, flooring and for onxy's we have complete sealed units with lighting ready for install. These are custom made and can be shipped anywhere in the world. The panels are made by cutting natural stone blocks as thin as 5mm. Depending on the type of stone and the use, the backings can be aluminum polymer composite, fibreglass, honeycomb, and PVB. The result is a natural stone panel that is stronger and much lighter than traditional large slabs of the same stone.
