Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. For this project, our client came to us looking for a full-service company to build a custom, high-efficient new home with minimal exterior maintenance. In order to achieve this, we used a different medium of product, including split-faced concrete block to natural cedar siding, both of which require zero maintenance. The design throughout was congruent with the contemporary farmhouse aesthetic and highly-efficient goal of the client and adhering to the energy standards of Efficiency Vermont. A few of the features included a finished concrete floor, a cutting-edge wood-fired boiler system to efficiently heat the home.

Initially designed as a bachelor's Sonoma weekend getaway, The Fan House features glass and steel garage-style doors that take advantage of the verdant 40-acre hilltop property. With the addition of a wife and children, the secondary residence's interiors needed to change. Ann Lowengart Interiors created a family-friendly environment while adhering to the homeowner's preference for streamlined silhouettes. In the open living-dining room, a neutral color palette and contemporary furnishings showcase the modern architecture and stunning views. A separate guest house provides a respite for visiting urban dwellers.

This project in Blue Bell involved a thorough renovation, including plumbing upgrades in multiple bathrooms and the addition of a tiki bar in the existing garage. We facilitated various plumbing installations, such as running gas pipes and adding an exterior faucet. Within the garage, we transformed spaces into a movie room, a powder room, and a tiki bar, complete with custom features like shelving and a gas fireplace. We also tackled flooring, doors, trim, and windows throughout the property, ensuring a cohesive aesthetic. Bathroom renovations included custom glass shower doors and unique design elements like cedar accents. Exterior improvements, such as door replacements and deck construction, were also part of our scope. Throughout the project, we adhered to building codes, completed necessary insulation and fireblocking, and applied paint according to the owner's preferences.
