This Culver City California backyard installation includes: New poured concrete stairway with cantilevered steps and formed concrete planter descending to a custom-built outdoor kitchen with BBQ and tile counter tops, shelving and cooking area. Adjacent to a new weather treated Red Wood patio cover complete with outdoor lighting and speakers. This Stunning patio cover is installed over a new Ashlar pattern dark gray texture stamped concrete paver patio, parallel to new poured concrete pads with pea gravel between, to form a pathway through the new planter areas filled with lush drought tolerant, California friendly plants.

New laundry room

The condo received a new laundry room. The laundry room area that is roughly 3 feet by 3 feet was taken from 1 of the primary bedroom walk in closets. As you will see in the photos the water piping had to be updated per HOA home owners association rules and city of Chicago code. The dryer uses an integral lint and dryer connection due the 240 amp connection. The 2 bathrooms adjacent to the area where the laundry was added required the walls to be opened to allow for water and waste piping to be replaced and added for the new laundry water and waste connections. The laundry requires proper lighting and switches as per code in Chicago. Door and frame install and new laundry cabinet was added in the area that is east of the laundry to allow for the users to have a place for their laundry goods.

These clients decided to make this home their Catalina Mountain homestead, after living abroad for many years. The prior yard enclosed only a small portion of their available property, and a wall obstructed their city lights view of northern Tucson. We expanded the yard outward to take advantage of the space and to also integrate the topography change into a 360 vanishing edge pool. The home previously had log columns in keeping with a territorial motif. To bring it up to date, concrete cylindrical columns were put in their place, which allowed us to expand the shaded locations throughout the yard in an updated way, as seen by the new retractable canvas shade structures. Constructed by Mike Rowland, you can see how well he pulled off the projects precise detailing of Bianchi's Design. Note the cantilevered concrete steps, the slot of fire in the midst of the spa, the stair treads that don't quite touch the adjacent walls, and the columns that float just above the pool water.

Desert Retreat at Silverleaf

The genesis of design for this desert retreat was the informal dining area in which the clients, along with family and friends, would gather. Located in north Scottsdale’s prestigious Silverleaf, this ranch hacienda offers 6,500 square feet of gracious hospitality for family and friends. Focused around the informal dining area, the home’s living spaces, both indoor and outdoor, offer warmth of materials and proximity for expansion of the casual dining space that the owners envisioned for hosting gatherings to include their two grown children, parents, and many friends. The kitchen, adjacent to the informal dining, serves as the functioning heart of the home and is open to the great room, informal dining room, and office, and is mere steps away from the outdoor patio lounge and poolside guest casita. Additionally, the main house master suite enjoys spectacular vistas of the adjacent McDowell mountains and distant Phoenix city lights. The clients, who desired ample guest quarters for their visiting adult children, decided on a detached guest casita featuring two bedroom suites, a living area, and a small kitchen. The guest casita’s spectacular bedroom mountain views are surpassed only by the living area views of distant mountains seen beyond the spectacular pool and outdoor living spaces. River Homes Milwaukee Condos in the Beerline Neighborhood

River Homes Civic, Pedestrian, and Personal Scale Our urban design strategy to create a modern, traditional neighborhood centered around three distinct yet connected levels of scale – civic, pedestrian, and personal. The civic connection with the city, the Milwaukee River and the adjacent Kilbourn Park was addressed via the main thoroughfare, street extensions and the River Walk. The relationship to pedestrian scale was achieved by fronting each building to its corresponding street or river edge. Utilizing elevated entries and main living levels provides a non-intimidating distinction between public and private. The open, loft-like qualities of each individual living unit, coupled with the historical context of the tract supports the personal scale of the design. The Beerline “mini-block” – patterned after a typical city block - is configured to allow for each individual building to address its respective street or river edge while creating an internal alley or “auto court”. The river-facing units, each with four levels of living space, incorporate rooftop garden terraces which serve as natural, sunlit pavilions in an urban setting. In an effort to integrate our typical urban neighborhood with the context of an industrial corridor, we relied upon thoughtful connections to materials such as brick, stucco, and fine woods, thus creating a feeling of refined elegance in balance with the “sculpture” of the historic warehouses across the Milwaukee River. Urban Diversity The Beerline River Homes provide a walkable connection to the city, the beautiful Milwaukee River, and the surrounding environs. The diversity of these custom homes is evident not only in the unique association of the units to the specific “edges” each one addresses, but also in the diverse range of pricing from the accessible to the high-end. This project has elevated a typically developer-driven market into a striking urban design product.
