THE SETUP
While the existing layout wasn’t inherently flawed, this primary bathroom felt outdated and lacked the desired aesthetic appeal for our client. The goal was to revitalize the space, catering to her refined taste while ensuring a bright, inviting ambiance. The client wanted a comfortable and classy gender-neutral design that would retain its updated look and have broad appeal for eventual resale.

Our client is a cooking and gardening enthusiast so they wanted us to create a functional two zone working chef's kitchen while incorporating the exterior landscape into the room. We were faced with the challenge of working around the existing vacuum and water line chase located in the center of the room, low ceiling and structural rigidity of a 1970's 'deck home' and keep some of the existing quarry tile flooring to reduce waste.
We designed a center island with a diagonal countertop. This strengthened the distinctly separate work zones balancing professional cooking functionality with seating and entertaining. The 48" Wolf range top and induction cook top, warming drawer and 48" side by side refrigerator transformed this kitchen into a gourmet chef's dream and allows ample room for multiple cooks and massive food storage.
The diagonal island shape added a dynamic quality to a rectangular room. The previous brick encased water line chase became a hidden small closet and integrated flat screen television allowing for multiple viewing positions.
By adding floor to ceiling windows the beauty of their expansive exterior landscape acts as artwork in this beautiful showcase kitchen.

This backyard was completely reimagined into a modern, fully automated outdoor living space designed for relaxation, entertaining, and year-round enjoyment.
At the center of the design is a fully automated 11’ x 9’ inground spa, equipped with a dedicated pump for powerful swimming jets and a sleek sheer descent water feature. The spa is finished with pour-in-place coping, stack stone on the spa facing, and low-voltage LED lighting to enhance both functionality and nighttime ambiance.
Adjacent to the spa is a custom rectangular fire pit, featuring pour-in-place coping, stack stone veneer, and integrated low-voltage lighting, creating a warm and inviting focal point for evening gatherings.
For entertaining, we built a custom BBQ island topped with a concrete countertop, and fully equipped with an ice chest, refrigerator, trash pull-out, and ample storage space, offering both durability and a clean, modern aesthetic.
The hardscape includes 24” x 12” decking pavers installed throughout the yard and continued along the side of the house, all designed with proper drainage for long-term performance and durability.
A raised planter system adds structure and greenery to the space, finished with pour-in-place coping, smooth stucco planter faces, and low-voltage lighting both on and within the planters. An irrigation drip system was integrated into all planters to ensure efficient watering and healthy plant growth with minimal maintenance.
To soften the design, artificial grass with stepping stones was installed, creating a low-maintenance, lush look while improving flow through the yard.
For evening atmosphere, three metal posts were installed for string lighting, complemented by low-voltage lighting throughout all flat and raised planters to deliver layered, resort-style ambiance after dark.
Finally, white vinyl gates and fencing were added to enclose and conceal the spa and pool equipment, topped with a privacy extension to keep the space visually clean and private.
The result is a cohesive, modern outdoor retreat that balances design, comfort, and functionality. Perfect for both entertaining and everyday enjoyment.

This Belvedere remodel had one paramount objective; to take full advantage of Marin lagoon living. Towards that end, Pedersen Associates created a plan with two beautiful terraces that spill down to a lagoon-side dock, complete with a fire element, an outdoor kitchen and alfresco dining area. As avid sailors, the client requested a staging area for sailing and ample room for boat/gear storage, which was incorporated into the lower dock. The main courtyard garden now includes raised cor-ten steel planters with native and drought tolerant plantings in accordance with the Water Efficient Landscape Ordinance (WELO). The street entry was also redesigned for both privacy and a more contemporary feel. The resulting redesign included steel and concrete pillars and a simple, yet elegant, ipe fence.

This 3 BR, 3 1/2 bath home allows the owners to live on one level most of the time. The Master Suite is on the main level along with the Living Room, Kitchen, Dining, pantries, Sun Room and service areas. The upper level houses two ample bedrooms while the lower level supports a rec center, media room, wine cellar, shop and full wet bar. Conceived as a Great Room house, the main level is designed as one seamless space that flows onto an ample deck overlooking the rear yard.
We also incorporated a variety of green building techniques - photo-voltaic shingles on the roof of the garage to generate a portion of the home's energy, a super insulated building envelope, rain water harvesting, high performance windows and doors, a high efficiency heat pump, low flow bath & kitchen fixtures, Energy Star appliances and LED lighting - that greatly reduced this structure's carbon footprint. All of the strategies amounted to a 30% reduction in the energy consumption in this home relative to comparable structures.

APD was hired to update the kitchen, powder bathroom, and second floor primary bathroom classical urban townhome. The home had previously undergone some “unfortunate” remodels and our design focus was to reinfuse traditional character back into her bones while adding some modern and truly custom amenities. The traditional layout of the home meant our kitchen was a distinct room (not a great room style layout) and the new space plan took advantage of all four walls of the space. Where an unused chimney previously existed, now stands the concealed and built-in refrigerator while the microwave was hidden within adjacent cabinetry. A custom blue and brass range flanked in black cabinetry, backed by a traditional marble tile inset, and capped with a plaster hood in black to match the cabinetry - providing a seamless transition to the rest of the space. Floating shelves with a brass bar rail and decorative sconces provide both functional and decorative storage.
A huge change was made at the back wall of the kitchen. Windows are topped with decorative sconces with counter height seating below (offering a smooth transition to the deck just outside for entertaining!). Both sides of the window are flanked with ample storage and a food and water station (with pot filler for easy top-off!) was incorporated for the homeowner’s four-legged family member (who was sadly lost before the project completed but sits in loving memory of him and waiting for a new loved one to join the family when their hearts are ready!)

Looking toward the water closet containing a Mirabelle Bradenton Toilet along with wall mounted storage cabinets from Aristokraft, the galley shape seems very natural in this layout. The Mirabelle vanity lighting placed over the mirror provide ample light for any task, particularly when lit in concert with the Elements ET2 ceiling mounted drum fixtures. The Kohler K-2885 under mounted "man's" lavatory in concert with the Delta Arzo faucet is slick and elegant. All of the cabinets are from Aristokraft. The vanities are the Wentworth Maple in Sarsaparilla finish, while the storage piece in the foreground are the Eastland Maple in Cocoa Glaze finish. The Kashmir Gold stone countertops fabricated by Stone Artisans complete the ensemble.

this project began with an dilapidated site with no landscape. The large front yard was unusable for this family with 2 young boys. the inspiration was to create a clean modern space but with ample room for the children to have practical outdoor play areas. the anchor of the project was to use a large 2 ton rock, already purchased by the owner, and create a center piece. the rock was converted into a water feature and the space was developed into a meditative seating pit wrapped in corten steel. the remaining areas were developed as retaining / seat walls bordering the open lawn play areas. modern railings & fence were designed to wrap the upper patio and perimeter fence. landscape lighting provide enough light for safety and mood.
