I recently re-visited a Victorian period property in the Leeds suburb of Headingley which had an unusually large tiled entrance hall which we believe to be as old as the property itself. I say re-visited as I actually gave this floor a deep clean and reseal around five years ago; it’s always nice to be asked to return to a job as it shows the customers was very happy with the work. However, with five years of wear and tear the sealer had worn down and the floor was now starting to trap dirt, also it had lost the attractive shine added by the sealer and the owner felt it was time to have it done again. Additionally, the owner had recently had the whole house decorated and wanted the floor to look its best and match the fresh appearance of the property.
Sealers do wear off with use and so it is inevitable that the tiles will need to be cleaned and sealed again with time. Given it hadn’t had a professional clean and seal for five years the floor wasn’t looking too bad as you can see from the picture, it was just a bit dull in the high traffic areas such as along the centre. I’ve certainly seen a lot worse.
Initially I wasn’t 100% sure on which cleaning method l was going to use on this floor. Originally l thought about using a coarse 200-grit burnishing pad to take off a couple of layers of sealer and then re-apply 2 more coats. However, the finish on the floor wasn’t even across the width of the hallway and l felt using that approach wouldn’t resolve that. Additionally, a lot of tiles were pitted and a burnishing pad would struggle to get into the holes. So instead I decided to completely strip the floor and re-seal it which would ensure a uniform finish across the floor.
I used a strong 50:50 dilution of Tile Doctor Pro-Clean on the tiles and scrubbed it in with a black floor pad which removed the old sealer and ingrained dirt. The large floor pads are not very effective in the corners and edges, so I used a 6-inch red buffing pad fitted to a hand buffer for those. The floor was rinsed with water and the soil extracted using a wet vacuum. After inspecting the floor some areas were retreated with a repeat of the same process.
After a final rinse and extraction of the soiled water the floor was left to dry overnight.
The next day after first checking the floor was dry with a damp meter it was sealed with four coats of Tile Doctor Seal and Go. This is a water based sealer that gives a lovely sheen and allows the colours to shine through as well as letting the floor breath, which is important in properties of this age that usually do not have a damp proof membrane.
I was very pleased with the finished result as the pictures show and glad that l had chosen to do a deep clean and not just apply more coats of sealer. The client was over the moon.

I recently made a trip down to South Molton, a small town which sits on the River Mole. The river, actually a tributary of the River Taw, gets its name from the two small towns it runs by, North Molton and South Molton. Anyway I digress, my client asked me to take a look at a Chinese Slate floor in her house, as it was in dire need of a good clean due to the original sealer having worn off over time allowing the dirt to become ingrained in the tile.
As this particular type of floor is naturally quite rough, I advised my client to have the Slate milled flat. This would not only make the floor easier to clean on a regular basis, but also it would reduce the hazard of people tripping over the exposed edges. However, the milling procedure is expensive due to the need to use a special grinding disc formed of diamond segments, which is then attached to a rotary machine and used on the stone. My client decided against this, instead opting for a thorough clean and seal. This would be the first time the floor had ever received a proper clean – it had not even been cleaned when the tilers first fitted it!
My choice of product for the cleaning was Tile Doctor Pro-Clean, a high alkaline cleaner which, along with Slate, is suitable for use on other natural stone floors such as Limestone, Granite and Travertine. The product, diluted with clean water, was applied evenly to the floor using a Polybrush, as well as a rotary machine fitted with a buffing pad. This also helped to remove any remaining old sealer although, as aforementioned, the vast majority of the old sealer had already worn away.
Following this, I cleaned the grout using Tile Doctor Grout Clean-Up and a long-handled stiff grout brush. Grout Clean-Up penetrates below the surface of the grout to lift out grout haze and general dirt. After completing the cleaning I rinsed the floor several times with clean water to remove any trace of cleaning product. The floor was then left to dry completely before sealing, as any moisture left over on the floor could have impacted on the sealer.
When I returned to seal the floor I opted to use Tile Doctor High Shine Sealer, which is suitable for use on textured natural stone floors, as well as textured ceramic, textured porcelain, and a range of others. Five coats of High Shine Sealer were applied, providing the floor with durable surface protection and a nice high-sheen finish. This dramatically improved the appearance of the floor to the point that it is hard to believe this is the first time it has been treated to a proper clean and seal!
Both myself and my client were very pleased with the results. Chinese Slate is one of the most beautiful and characterful types of stone for tiled floors, so it was very rewarding to be able to make such a difference here.

Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby.
I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse.
The appearance of the entranceway did not set the right standard for the rest of the house, so the property owner was keen to have it restored professionally.

I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks.
Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers.
To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed.
Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others.
Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish.
As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback.
I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail! Nigel did an amazing job, even better than I could have hoped for, and is a lovely guy as well. Would definitely recommend.

Winter has arrived and this means many months of snow and ice are ahead. When trees shed their leaves and go dormant for the winter, this is like how bears hibernate; they are both sleeping through the cold and waiting until the warm spring weather comes back. But unlike hibernating bears, who are safe and snuggled up in a warm cave somewhere, trees are left to withstand the harsh, cold elements throughout the entire winter. This means that they are more impacted than you might believe.
It is easier for mature trees to be able to handle the long winter months due to their extensive root system and thick bark. But saplings and other newly planted trees are not yet fully equipped with these natural defenses to handle the cold. No matter if you have new or older trees, following our tips will help them prosper during the cold Canadian winter ahead. One Last Water
Getting one last good watering in before the ground freezes is helpful to newly planted and young trees. Always make sure to water your tree slowly and gently. This allows the water to seep down into the root system as opposed to it running off the top and freezing.
Apply Mulch
When you use mulch, it acts like a barrier between the tree roots and the cold snow, it helps to insulate it. When you are applying mulch, make sure you spread it around the base of the tree so that it is no more than 3 inches deep. You also need to make sure to spread the mulch all the way to the drip line surrounding the tree. Make sure to not exceed 3 inches around your entire tree and keep the mulch away from the trunk of the tree.
Wrap Tree Trunks
There is a condition called sunscalding that can occur during the winter months. This happens when there is a temperature change that happens quickly. You might notice it when the sun warms the trees, which thaws the bark but during the night, when it gets cold again, it causes the melted water in the bark to rupture, causing cracks in the tree’s trunk. Young trees are especially susceptible to this happening. To help stop this from happening, it is best to wrap your trees with tree wraps or a plastic guard. It is advisable to wrap the trunk from the ground up and stop just below the first branch.
Shelter Your Trees
Young or newly planted trees are fairly defenseless for the first handful of years. Older and more mature trees have had time to develop a strong root system and hardy bark that help to protect them against things like animals and the freezing cold. If you want to help your little sapling along this winter, you can build a shelter that can handle having snow piled on it. You can also periodically use a broom to brush off the snow that accumulates on a tree’s branches. But try to avoid breaking off any ice that has formed on the branches, as this can actually end up hurting the tree if you accidentally break one of its branches instead.
Keep Road Salt Away
It’s no big secret that the use of road salt is detrimental to trees. When it gets on them, the end result come springtime is a dead tree, or at least, a severely damaged one. As much as you can, protect your trees and limit their exposure to salt over the winter.

Winter is not only limiting for trees, but for a lot of other animals as well. This includes rabbits, mice, moles, squirrels, and other furry little creatures, who like to use trees as a food source during the summer months. During the winter, this food is now cut off when the trees go dormant. This only leaves the tree’s bark as an alternative food source for these critters. They seem to especially like young tree bark to chew on over the winter. In order to stop this from happening, you need to protect the bark with things like a fence surrounding your tree, wrapping the trunk with a plastic guard or hardware cloth.
Winter Pruning
The best time to prune any tree is during the winter months when the tree is dormant. Pruning allows you to rid the tree of any excess branches and control disease. Winter pruning is highly beneficial and lets your tree improve branch development in the spring.
Don’t Use
Always make sure to avoid products that are known to hurt trees, especially ones containing sodium chloride. Products like that cause negative reactions in trees or any plants, as it hinders their water intake. Instead, look for products that have potassium, calcium, and magnesium chloride.

Pictured below is a Slate tiled kitchen floor that had been installed in the kitchen of a property in Harrogate around fifteen years prior. I discovered that the tiles had never been cleaned and resealed since installation and this explained why they were now looking dull and un-interesting. They had lost all character and it wasn’t until I started cleaning them that I realised the must be of the multicoloured Brazilian Slate variety.
As well as looking dull and unattractive, there was also some water damage to some tiles caused by a leak, this had resulted in some shaling and efflorescence staining. This had occurred some time ago and the floor had now dried out fully, so I was not expecting any further efflorescence issues going forward.
Brazil, I understand is the world’s 2nd biggest producer of Slate, it is also exceptionally durable and reasonably priced so its not surprising you see a lot of it over in the UK. Like any natural stone however it is porous and without a sealer to protect it and bring out those natural colours it soon ends up like the example on this pad.
I cleaned the floor with a strong dilution of Tile Doctor Pro-Clean using my usual method of spraying the cleaning solution onto the Slate and grout and then leaving it for a ten minutes to soak in and get to work breaking down the dirt and old sealers. Although I doubted there was much sealer left on the floor after all this time you need to be sure to remove all of it to get the best result. The floor was then scrubbed with a rotary floor buffer fitted with a black scrubbing pad, then after rinsing with water and extracting the soil I inspected the floor.
I detected there was still some sort of sealer present in some of less used parts of the floor, it was proving stubborn to remove so I suspect it may have been an old fashioned wax based product that was used. Not a problem though we Tile Doctors have a solution to every problem, so I spot treated the stubborn areas with Tile Doctor Wax Away to see if I was right. After scrubbing that in followed by another rinse and extraction with the wet vacuum I was pleased to see I was right and was happy all the old seal had now been removed. I gave the floor another rinse at the end of the day and dried it as much as possible with the wet vacuum, then left it to dry off fully overnight.
I came back the next day and checked the floor was dry with a damp meter. The readings were good, so I was able to crack on and seal the tiles using several coats of Tile Doctor Seal and Go. Each coat was applied leaving time to dry between each layer. This gave the floor a uniform appearance which disguised the damaged tiles. It will also help to stop more cracking and reduce the appearance of the efflorescence. The sealer really brought out the natural colours in the Brazilian Slate and the floor looked transformed.
I’m sure you will agree it was a vast improvement, certainly my client was very happy and couldn’t believe the difference I had managed to achieve. Before leaving I recommended, they should invest in some Tile Doctor Neutral Tile Cleaner which would ensure the newly applied seal was prematurely eroded away which is a problem with many of the stronger products you find in supermarkets.

When you uncover a tiled floor after it has been covered by carpet for many years, it’s almost a given that it will be in a bad state. However, my customer, who lives in the town of Lymm, wasn’t expecting the Victorian tiled hallway they had recently uncovered to be in quite so terrible a state. As you can see from the photograph, it has been completely devastated by paint plaster and a big pool of cement floor leveller. Understandably, the formerly colourful appearance of the tiles had completely drained and it would require a through restoration to get them back into a usable condition.
To begin the restoration, I mixed a strong cleaning solution which consisted of Tile Doctor Remove & Go combined 50/50 with Tile Doctor Pro Clean. Remove & Go is a heavy duty remover that breaks down old sealers, along with adhesives, paint stains and other tough soil build up where as Pro-Clean is a versatile alkaline-based cleaner that reliably eradicates dirt on a wide variety of natural stone floors.
The solution was applied liberally across the floor, and left to dwell for a short period, allowing time for it to soften up the paint plaster. Next, I fitted a coarse scrubbing pad to my rotary cleaning machine and began to scrub the solution into the tiles, with a big difference to the appearance of the tiles being made quite quickly. The resulting cleaning slurry was promptly removed using a wet-vac machine.
I repeated the process two times to provide an extra thorough clean and then give the floor a thorough rinse. Some particularly stubborn marks remained on the floor which I was able to remove using Tile a Doctor Acid Gel, a blend of phosphoric and hydrochloric acids in gel form that’s easy to control. The floor was then left to dry fully overnight.
The next morning, I returned to the property and ran some damp tests. This is incredibly important to do before sealing any tiled floor because any excess moisture can cloud the sealer and prevent it from doing its job properly.
Once satisfied that the floor could be sealed, I applied several coats of Tile Doctor Seal and Go, our topical sealer which provides both a robust surface seal and a long-lasting low sheen finish in one and ideal for Victorian tiles.
It would be an understatement to say that this Victorian tiled floor was transformed. The customer was amazed at the results considering how bad a state the tiles had been in just a day earlier. When you have a situation like this, it’s hard to believe the tiles could ever be fully restored. Nonetheless, we could now see them in their full and original glory, and needless to say, the customer was very, very pleased with the result.

Painted white, knotty alder distressed kitchen cabinets with a dark stained wood island for contrast. The counter tops are a group 5 granite to get a more unique pattern and the backsplash is a dark glass custom sheet. The floors are travertine that flows from indoor to the custom outdoor bar out back. The pantry door is a barn door that is stain matched to blend with the island.
