20 Fabulous Pool Designs Under 600 sq feet of Water Surface Area
Custom pools are a much-desired amenity in Southern Nevada, however in accordance with the 2022 water use ordinance, new residential pools may NOT exceed 600 sq ft of water surface area. The square footage includes a total of the pool, spa, and any infinity-edge troughs where applicable. And, there is also a ban on independent water features.

Ongoing drought and climate change conditions continue to affect water levels in Lake Mead – Southern Nevada's primary water supply. As a result, the federal government declared a shortage on the Colorado River, reducing Southern Nevada's available water supply by 8.1 billion gallons, and additional reductions are expected in the coming years.
To help manage these water supply constraints, the Southern Nevada Water Authority approved a resolution in July 2022 that supports a 600-square-foot surface area limit on new residential pools. The Las Vegas Valley Water District and other local jurisdictions approved this change shortly thereafter with rule and code changes. This measure will help reduce consumptive water use associated with evaporative water loss, targeting savings from the top 25 percent of new pools constructed.

Project Spotlight: Hillside Stone Steps

Affordable Hardscapes of Virginia - (Virginia Beach, VA) Our client had recently constructed a new custom waterfront home in Virginia Beach, VA. The homes main property is elevated almost 30' above the water, boat lift and dock. The natural hillside leading from backyard is steep, experiencing erosion, and difficult to trek up and down. To access the main property from the dock you would need to climb the steep embankment and to get to the dock below it was a definite test of will. After meeting the client to discuss options it was clear to us that a innovative blend of science and art would be needed to achieve their goals and expectations.
Affordable Hardscapes of Virginia submitted an initial design utilizing Eagle Bay's Dublin wall stone as the primary material to construct the 18 individual steps necessary. At the clients request to utilize material left over from the homes construction (2" thick limestone) and incorporate wood to match homes elements the final design was approved. Planning for the project included submittals and approvals by way of a Joint Permit Application administered by the Virginia Marine Resources Commission (VMRC).
Do to access limitations and the desire to have minimal environmental impact all excavation and installation was done using only hand tools. Each of the (18) steps was individually built in place on solid footings with subsurface drainage. The steps risers are built with 12" x 8" x 4" (tall) Eagle Bay Dublin Freestanding Wall block in Tan. The limestone step treads are from recycled material left over from the construction of the new home. The wood used to frame around the limestone treads is clear Spanish Cedar cut and planned to 2" x 6".

The scope of work for this new custom home included Preliminary Design, Design Review submittal and approval, Architectural Design, Site Planning and Building Permit submittal and approval. Thayer Architecture Inc. worked closely with the Owner to create an aesthetically pleasing and functional design that fit the requirements of the Town, the Owner and the Site. Lighting and interior design were by others.

This new, ground-up home was recently built atop the Richmond Hills.
Despite the beautiful site with its panoramic 270-degree view, the lot had been left undeveloped over the years due to its modest size and challenging approval issues. Saikley Architects handled the negotiations for County approvals, and worked closely with the owner-builder to create a 2,300 sq. ft., three bedroom, two-and-a-half bath family home that maximizes the site’s potential.
The first-time owner-builder is a landscape builder by trade, and Saikley Architects coordinated closely with for him on this spec home. Saikley Architects provided building design details which the owner then carried through in many unique interior design and furniture design details throughout the house.

SABI Construction managed a full kitchen renovation in Brooklyn, handling design, procurement, board approval, build, and construction management. Their expertise in board approvals ensured a smooth process, resulting in a modern kitchen space.

We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite.

All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window.
Library / Living Room: The library offers Pocket Doors and custom bookcases.
Powder Room: This powder room has a black toilet and Herringbone travertine.
Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners.
Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table.

This hillside home in Piedmont, CA was remodeled to change the style from a 1940's rancher with eight foot ceilings and dark interiors, into a modern geometric composition with vast white interiors for casual living and generous daylighting for displaying the artist-owner's works.
In a city known for rigorous and difficult design review, an addition, two variances, and a full stylistic change were unanimously approved on the first round. All sloped roofs and attics were eliminated and replaced by a series of stacked and overlapping flat roofs. This made the house taller on the inside and shorter on the outside, which helped earn design review cooperation in the community. Windows were concentrated toward the rear yard views or moved up high on the side walls for daylight and privacy, benefitting the owners as well as the neighbors.
At the start, the owner husband was so enthusiastic and engaged in transforming his house into something modern that he presented the architect with a scaled foamcore model, rather than the usual magazine clippings and wish list. He participated in the design decisions throughout the process. The owner wife is the artist who did all the artwork in the house. She had been craving a display space with large walls and good natural light. Both of them loved the location and great views.
The project was an opportunity to transform the style of an older traditional home into a modern one, while solving numerous problems. By rebuilding the 1800 ft2 top of the 3-story home it was possible to change the style of the whole building, since the lower floors were a neutral base, and also to change the lifestyle of the owners, who wanted to move their master suite upstairs and live primarily on the top floor as empty nesters.
Going into the project, the architect knew there were multiple encroachments into the setbacks and potential privacy issues with close by neighbors. He approached this as a complex puzzle made up of architectural and political pieces which all had to fit together elegantly. It took many careful moves, small and large, to arrive at a serene and cohesive result that tied old and new together seamlessly.
The design-build contractor worked closely with the owners and handled all of the construction phase documents and design adjustments, adding ideas of their own to make the project really sing.
The project was a collaboration in three acts. The owner had a strong design concept from the start. The architect developed it into a realistic project and garnered the design approvals. Then the contractor executed brilliantly.

We helped Vishal and Ishita renovate their 1,300-square-foot home in the prime Upper West Side location. The original layout included separate living room and dining rooms, and a long narrow hallway throughout the apartment.
The clients wanted to complete a full apartment renovation and make the layout more functional by combining the living room with a dining room and part of the hallway to create a large open living space.
The design challenge was to deliver a modern yet classic aesthetic for the entire apartment that combined the existing design elements with the proposed upgrades.
The goal was to combine the dining and living room areas creating a harmonious flow of natural light and air and increase the living space for entertainment. The design solution offered a modernized living room with recessed lighting, custom built-in shelving and an open layout, new flooring, lighting and painting for the entire apartment. The design and architectural teams collaborated to create the best layout to cater to the clients’ preferences. Finally, the choice was made and the clients felt confident in their decision.
Before the building stage began, the architect and project planning teams worked together to create and approve the architectural drawings with the building board and the Department of Buildings.
After the new layout was approved, the construction team completed a full apartment renovation including the removal of walls, refinishing of the entire apartment, including walls, ceilings, doors, and windows, replacement of the floors, and installation of the light fixtures and recessed lighting.
In a matter of several weeks, Ishita and Vishal had a newly-remodeled home that expressed their style, vision and improved functionality.
