The challenge was to get a staircase in the center of this A frame house. The stair switched back and forth between 6 levels of the home. The cable railings help to keep the stairwell open and light. The stair treads are solid oak and the risers are wallpapered with a natural grass paper. The murals on the wall add interest as you ascend the stairs.

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. When the Owners approached Goggans Architecture about renovation of a 90’s era oceanfront house, it was clear there would be a lot more to the renovation than mere updates and remedying deferred maintenance. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue. These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Other enhancements included placement of a large folding door in the Great room, renovation and expansion of the kitchen and exterior decks, reorganization, and replacement of the fenestration, updating all baths and interior and exterior finishes. The extensive renovation reflects the holistic approach of Goggans Architecture, marrying landscape architecture, architecture, and interiors.

Designed and built in conjunction with Freemont #2, this home pays homage to surrounding architecture, including that of St. James Lutheran Church. The home is comprised of stately, well-proportioned rooms; significant architectural detailing; appropriate spaces for today's active family; and sophisticated wiring to service any HD video, audio, lighting, HVAC and / or security needs. The focal point of the first floor is the sweeping curved staircase, ascending through all three floors of the home and topped with skylights. The natural stone can freely move and shift to the whim of the 75 year old live oak tree. No more cracked sidewalks and mortared retaining walls here to nullify costly repairs. Succulents fill small voids in the boulder wall. The drift roses add color along the edge. The main staircase is made from natural cut stone and the smaller second staircase off of the driveway ascend to a flagstone path filled with free spirited chocolate mint as a ground cover. The mass plantings of the May Night Salvia will fulfill it's promise of a full green and purple carpet that will return every year.

Kirk Bianchi created the design for this residential resort next to a desert preserve. The overhang of the homes patio suggested a pool with a sweeping curve shape. Kirk positioned a raised vanishing edge pool to work with the ascending terrain and to also capture the reflections of the scenery behind. The fire pit and bbq areas are situated to capture the best views of the superstition mountains, framed by the architectural pergola that creates a window to the vista beyond. A raised glass tile spa, capturing the colors of the desert context, serves as a jewel and centerpiece for the outdoor living space.
