This customer from Bedford, the county town of one of England’s smallest counties Bedfordshire, called me out because they have bought a house and, upon lifting the glued down carpet, had discovered a beautiful Victorian tiled floor. They decided to call me in to see if this original feature could be restored to its former glory having already tried household products to remove the glue and clean the tiles with limited success. We often find customers who discover old tiles under carpet or linoleum struggle with the standard cleaning products available in supermarket which are only designed for everyday cleaning. The products Tile Doctor sells are far stronger; naturally however to achieve the best results it also helps if you have the right equipment, knowledge and experience and that where we come in. I popped round to take a look at the floor and having tackled quite a few of these restorations before was confident we could restore the floor so a quote was given and the work was booked in for the next week. My first course of action was to vacuum the floor to remove any loose debris. This gave me a better picture of the condition of the floor overall, and so I could assess how best to proceed. I opted for our tried and trusted method of applying a diluted solution of Tile Doctor Pro-Clean, which is a very reliable high alkaline cleaner suitable for all types of natural stone and tile. The solution was applied with a pump-up sprayer and left to dwell for 20 minutes to seep into the pores of the tile. Next, I worked the solution into the tiles using a black scrubbing pad fitted to a rotary machine and hand brushes. The resulting cleaning slurry was then rinsed off – and I found that this had removed most of the glue and surface dirt. There were a few stubborn deposits of glue remaining, but I was able to remove them by using hand brushes and scrapers in combination with Tile Doctor Remove and Go, which is as its name suggest can remove most things including old sealers, epoxy grout haze, urethane coatings, synthetic finishes, adhesives and event paint. Even after this there were still some patches of glue, so I decided to spray the whole floor with Remove and Go and worked it into the stubborn areas with brushes. I left it to dwell for 15 minutes and then rinsed the floor with a wet pick-up extraction machine. This did the job and the floor was left fresh and clean, ready to be sealed once it had dried. The floor was left to dry for several days, which is typically necessary for old tiled floors that don’t have a damp proof membrane installed. The customer wanted the floor to look traditional and therefore requested a matt finish. This was achieved by applying two coats of Tile Doctor Colour Grow, which is also breathable thereby allowing any damp to evaporate as gases through the sealer, without affecting the finish. As I previously mentioned, floors of this age can sometimes have damp issues, so this sealer is ideal for these older floors. Colour Grow is an impregnating sealer, meaning it penetrates the pores of the stone to fill them and prevent trapped dirt. It also intensifies the colours in the tiles to really bring them to life. The customer was shocked and amazed by the great results as she thought nothing could be done to restore such an old floor. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The owner of this period cottage in the old market town of Tadcaster near Leeds, had what was once a beautiful Yorkshire stone floor in the kitchen. It has been a long time since it had been given a proper clean so over the years and with the Kitchen being a high traffic area the whole floor including the grout had darkened and he now wanted it refurbished in time for Christmas. I visited the property to assess what needed to be done and could see straight away that any protective sealer that was once on the floor had long since worn off. In fact, it was so consistently dirty with years of built-up grease and dirt I had to wonder if one had ever been applied. I explained what the floor needed was a really deep intensive clean and then a sealer applied to make it easy to keep clean. The problem with most tile and stone is its porosity and if left unprotected dirt easily becomes lodged into its pores making cleaning a struggle. To prove the difference that can be achieved and to allow me to work out a process on which I could base an accurate quote I ran a test clean on part of the kitchen floor. The test clean went very well, the difference was remarkable, and the cleaned section really stood out. Pleased with the potential of a clean floor they accepted my quote, and we pencilled a date in the diary. I returned on the appointed date and began by removing the kickboards from under the kitchen units to protect them from splashing. Next, I set about spaying the floor with a strong dilution of Tile Doctor Pro-Clean, this is a purpose made tile and grout cleaner that eats into the grease and dirt so it can be removed. This product works best if you leave it for ten minutes before scrubbing in using a heavy-duty machine fitted with a heavy-duty brush. The soil released from the floor was then extracted using a wet vacuum. The Pro-Clean did a good job on the grout however it was clear something stronger was required to really get the stone clean, so I stepped up a gear and applied Tile Doctor Remove and Go using the same process as before. This is a really good product for removing deeply ingrained grease and dirt. The final step of the cleaning process was to give the stone and acid wash using Tile Doctor Grout Clean-Up to remove old grout haze and other mineral deposits; additionally, being an acidic product, it counters the alkaline cleaning products used earlier neutralising the pH level of the floor and leaving it ready for sealing. Before sealing I like to discuss the different products available and the finishes they can provide. In this case my clients’ main concerns were that they wanted the stone to look natural and easy to maintain going forward. With this in mind, Tile Doctor Seal & Go Extra was chosen, it’s a modern acrylic-based sealer that brings out the natural colours in the stone and gives a very slight smooth finish. The protection it provides will prevent dirt becoming ingrained int the pores of the stone and ensure the floor is easier to maintain. Several coats were applied, until we achieved the required finish. The deep cleaning process and fresh sealer transformed the stone floor bringing out its original beauty and my customer couldn’t believe the difference in the floor and was highly delighted. For aftercare I gave the client a bottle of Tile Doctor Neutral Cleaner, this product is pH neutral so it will clean the floor but won’t damage the sealer. Often people use household cleaners for cleaning tiled floors, but due to the strong chemicals they contain, they can do more harm than good by slowly stripping away the protective sealer and taking the floor back to square one. After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match. With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling. The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted. The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum. It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues. Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum. Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer. I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish. This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp. Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring.
