LOS ANGELES, CA / SINGLE FAMILY RESIDENTIAL
The commission for this 4,300-square-foot residence came with significant challenges for the architects – a house had once existed on the lot but had burned down and the attempt to replace the house had stalled, leading to an abatement order and a lapse of permits.
Our first challenge was to revive the lapsed construction permit by proposing to “modify” the existing structure. The practical effect this had was to fix the footprint of the new home to the existing structure’s plan outline. Having thereby inherited the large, dense block of the original house, the new strategy became one of substituting selective areas of indoor space for outdoor courtyard.
This strategy of trading indoor space for outdoor courtyard allowed an erosion of the formerly monolithic structure into a series of distinct volumetric elements, and further suggested that the architectural pieces could cohere as a “village.” The main level is further eroded by large, glazed planes, merging indoor with outdoor, and virtually stretching the landscape across interior space. Moving the detached garage from the rear yard to beneath the new living space allowed for a 75-meter lap pool and a shaded olive garden.
The gardens include built-in seating, extensive use of ornamental grasses and Zen-like interior courtyards. A material palette of fossilized stone, bonderized-galvanized metal, and natural Douglas fir allows for the warmth desired by the wife, while providing the modernity required by the husband. Programmatically, her music room borrows from the calm and protected olive court in the rear, while his office becomes a pavilion set in the landscape, which both addresses the street and acts as a sheltering monument for the terraced entry garden.

Sometimes it take a few tries to get a space to work how you want it to and that’s exactly what happened with this Hinsdale client. Their desire for a family friendly, open floor plan had them reworking an opening between the kitchen and family room and relocating some pantry cabinets in an attempt to make their home’s flow more suitable to their lifestyle. After living with this small change for a few years, they decided that a full kitchen remodel was really what was needed to make their home function the way they desired.
They came in with the stereotypical “sketch on a napkin” done by an architect friend, and we proceeded to make that design come to life with a few tweaks along the way. The space was quite unique and also a bit challenging because of its multiple angled walls. While interesting, angles can be a challenge when trying make a space functional.
The new kitchen has a great lineup of large appliances, including a large built-in fridge, steam oven and Galley workstation, which is a large prep sink that utilizes several inserts such as strainers and cutting boards and acts as a very large prep space. The new induction cooktop is easy to keep clean and a microwave drawer in the island is located away from the main prep space for convenient access.
The main perimeter has tons of countertop space, with additional prep space available at the island and a slightly raised peninsula for casual meals and nice homework spot for the couple’s teenaged children. The kitchen also included a large shallow depth pantry and a large counter height desk area for keeping track of paperwork.
The weathered finish on the cabinets and custom metal hood are a nice juxtaposition to the more sleek glass mosaic backsplash and waterfall countertops. The pendants and cabinet hardware provide modern details that provide an overall casual yet sophisticated feel in this transitional design.

At the end of 2012, Danberry came across what was then a rundown home in the Casco Point neighborhood of Orono, in desperate need of some design help. A failed attempt by the previous owner to remodel it as an investment had left it abandoned for years. But when the Danberry’s got a glimpse of this diamond in the rough, they knew it had potential. The project included a completely remodeled kitchen, bathroom, basement and living room.

The Quarry Mill's McGregor real thin stone veneer custom cut in the castle rock style adds a luxurious and stately appearance to the exterior of this stunning home! McGregor is a natural rocky mountain quartzite thin stone veneer. The stone consists of warm tans and earthy browns against cooler grey and gunmetal tones. McGregor natural stone comes as a loose mix of shapes in the fieldledge style. Our mockup attempts to show the stone exactly as it will come, however, the artistic talent of an experienced mason can be expressed beautifully with this product. The installation photos show how the stone can be installed more linearly in an ashlar style pattern. McGregor’s individual pieces have a deep depth of color with multiple colors showing in the same stone.

The Ingram job is unique in that it has lots of very interesting ocean shelf shapes and colors as well as a variety of embeds from the Monterey Bay that were placed into the concrete. There were sand dollars, starfish, moonsnails, and Monterey Bay aquarium sand just to name a few. We were going to attempt to use a very stout epoxy to seal one particular starfish but as it lay there the day after in wait…the Ingram's dog ate it. What was left when we pulled out the remains was a perfect impression of a starfish…almost like a petrified starfish. That feature as well as the rest of the patio, stairs, countertop and fire pit are amazing. Being about 30 feet from the ocean doesn't hurt the eyes either.

This delightful couple purchased this home with renovation in mind. It was situated in an ideal location, but required a serious update bringing modernization while keeping it’s 1940’s period charm. They asked us to design an elegant Master Suite, complete with a bedroom, master closet and elegant bathroom. While we make every attempt to maintain original walls and floors, this renovation required complete gutting of two bedrooms and closets to open the space and allow for all they wanted. In this process we were able to bring uneven floors and walls into level allowing for great end results. The finishing touches on this bathroom included custom white painted vanity and make-up table with White Carrara Marble countertops and a custom tile floor design using Carrara Marble tile. A free-standing tub and bridge faucets/ tub spout upped the game on a modern take on an old-world plumbing fixture. The glass shower completes this sophisticated space, which gives this master bath a modern twist on traditional. We then turned our attention to the master bedroom, touching it up with new paint and refinishing with a new master closet separating the bedroom from the bathroom.

Early in 2015, we tackled the most difficult room. The relatively small family room has disproportionately high ceilings. We worked to minimize the "elevator shaft" feeling of the room by replacing the previously "wimpy" mantel, surround and hearth with a design and combination of materials that stand up to the height of the room. In addition to treating the two sets of windows stacked at ground level and again at 8' as one tall window, we painted the ceiling chocolate brown which is reflected at floor level by the new rug (Dash and Albert - Nigel) and hearth stone. A sloping site afforded expansive views over a long valley that extends all the way back down into the city. Making the home "of the hill" as opposed to "on the hill" was a key part of the design, attempting to integrate the home into the surrounding landscape.

Our transformation of the poorly designed powder room was a project in itself. Before tackling the décor, we addressed issues of space utilization by reorganizing the layout of the plumbing fixtures, substituting super-insulated walls for an intrusive radiator, and doing away with the medicine cabinet mirror above a wall-mounted corner sink.
Millwork details were assigned a soothing paint and glaze finish with metallic accents, and the floor’s inlaid honey onyx mosaic complemented the shell’s quiet backdrop. Next, we selected more graceful plumbing fixtures, mounting the sink within a furniture-quality cabinet we designed to maximize space, and capped it with a stone top to emulate mossy groundcover. Grass shades, in perfect simplicity, address privacy needs at the windows, and make no attempt to draw attention away from their magical surroundings. The glow of the decorative pendants, hanging from new ceiling beams, is magnified by the surrounding mirrors and glass.

Sia Moore's design objective for Pivora, was to create a Mediterranean, luxurious and a boho-chic modern restaurant design. The restaurant is a two-storey space, composed of ground floor with the main hall and a mezzanine with dishwashing unit, electrical room and staff room. For the ground floor, the space was divided into two zones - the main dining room and the bar with three elliptical seafood showcase, refrigerators, wine racks and wall-mounted divided into two parts with the main hall on the ground floor and the banquet hall on the first floor. The restaurant space was originally built as one-storey area. However, during the design stage, building a mezzanine was proposed to client to provide a dining area with high ceiling and spacious feeling. Electrical and mechanical rooms, staff room and dishwashing unit was then located to the mezzanine floor, which was covered by glass film with an attempt to conceal the space from the gazes of guest dining area.
Capturing the Mediterranean Spirit
The restaurant is filled with rough unprocessed surfaces - complex brickwork, terrazzo flooring, exposed ceiling design. Many of the decoration details implies the seafood and organic life. Connotations that are vastly related to marine theme appear in the paintings or large elliptical seafood showcase and in the large kitchen window where the fresh food is cooked in front of the dining tables, and in the emerald green bar tiles, that is inspired by the colors of the fascinating underwater habitat.
Reflecting the vibrant and energetic spirit of the Mediterranean culture, Pivora presents a warm seafood restaurant experience. From its custom design wooden furniture and bar decorations to the brickworks on the wall of main dining room and its boho-chic lighting solutions completed by indoor plants hanging over the ceiling are aiming to set the mood for a comfortable dining experience; an experience in which the joy rises with sharing. Not to forget, Pivora offers a wide selection of local shrimps, sea bass and a large assortment of white wines from all around the world.

These lovely homeowners, in their late 60s and seasoned by life and travel, wanted a home that truly worked for their lifestyle. Their wish list was simple: comfort, functionality, and a space that felt welcoming for guests.
When Small Annoyances Become Big Dealbreakers
The main floor was no longer working. The kitchen was cramped, the wall between it and the dining room disrupted the flow, and two unused bedrooms wasted valuable space. Even the powder room was tucked away at the back. Upstairs, one shared bathroom, basement laundry, and a primary bedroom that overheated in the afternoon made daily life frustrating.
Facing Renovation Worries
The homeowners were excited but cautious. A previous renovation attempt with another company had fallen through, so trust was key. They also wanted to make sure their vision was achievable without stretching the budget.
The Transformation
Relocating the stairs completely opened up the main floor. The kitchen, dining, and living areas now flow together beautifully, creating a bright, open, and welcoming space.
Smart Details for Everyday Living
The new kitchen features a large island, ample storage, and a raised dishwasher at standing height for easy loading and unloading. We also moved the powder room to the front and added a coffee and bar station near the dining area, perfect for morning routines or entertaining guests.
Comfort and Flow Upstairs
Upstairs, the primary bedroom was moved to the cooler side of the house and now connects to a spacious walk-in closet and new ensuite. Compact laundry machines were installed upstairs, and the former primary bedroom was converted into a private guest suite with its own en-suite and walk-in closet.
Finishes That Feel Like Home
Beautiful, low-maintenance materials complete the space: custom cabinetry, leather-finish quartz countertops, engineered hardwood on the main floor, and refinished hardwood upstairs. Porcelain tiles, a new gas fireplace, and oak stairs tie everything together.
