Reverse Shed Eichler This project is part tear-down, part remodel. The original L-shaped plan allowed the living/ dining/ kitchen wing to be completely re-built while retaining the shell of the bedroom wing virtually intact. The rebuilt entertainment wing was enlarged 50% and covered with a low-slope reverse-shed roof sloping from eleven to thirteen feet. The shed roof floats on a continuous glass clerestory with eight foot transom. Cantilevered steel frames support wood roof beams with eaves of up to ten feet. An interior glass clerestory separates the kitchen and livingroom for sound control. A wall-to-wall skylight illuminates the north wall of the kitchen/family room. New additions at the back of the house add several “sliding” wall planes, where interior walls continue past full-height windows to the exterior, complimenting the typical Eichler indoor-outdoor ceiling and floor planes. The existing bedroom wing has been re-configured on the interior, changing three small bedrooms into two larger ones, and adding a guest suite in part of the original garage. A previous den addition provided the perfect spot for a large master ensuite bath and walk-in closet. Natural materials predominate, with fir ceilings, limestone veneer fireplace walls, anigre veneer cabinets, fir sliding windows and interior doors, bamboo floors, and concrete patios and walks. Our goal was to design and install a sturdier low maintenance screen system to protect against any future wind storms. We replaced limestone parapet caps, repaired the roof membrane and flashing, painted the walls and then replaced old stone tiles with sleek porcelain pavers. Our one of a kind hardwood screens add privacy from the windows of the adjacent high rise. Other details include a custom outdoor kitchen, lots of LED lighting to add warmth and illumination in the evening and a variety of gorgeous plants and ornamental trees, some reclaimed from the old garden. All plants are on an automated irrigation system.

The center island uses a incandescent rope light as our night light. The Lutron lighting control system automates its operation with a daily schedule for off/on and the precise level at which it illuminates. We have also incorporated its activation into several low light scenes for the exact ambiance we desire.

This residential roof deck was lots of fun to design and build. Amenities for any rooftop patio can have a wide range of options and Rooftopia enjoys personalizing all of our features for each of our clients based on the project goals, the existing architecture and the best layout to optimize the space. This spacious third story deck incorporates many customized outdoor features. Rooftopia designed and fabricated a large steel pergola with custom plasma-cut metal screens to cover the dining area, protecting it from the harsh sun. The custom outdoor kitchen with concrete counters, includes finished cabinets for lots of storage, stainless cabinet doors and appliances, with a separate beverage center to house an outdoor refrigerator and ice maker, for all your party needs! Rooftopia designed and installed a Renson louvered pergola over the seating and lounge area of the deck to add a solid waterproof cover with an outdoor fan. The louvered pergola has more flexibility to open and allow light over the roof or remain closed for full shade and rain protection. We integrated automated retractable fabric screens into both pergola systems to enclose the space and provide shade against the western sun. The beautiful shadows and ambient light in this gorgeous rooftop outdoor space make this perfectly warm and glowy in the afternoon. Rooftopia installed ornamental metal screens for privacy, shade and as screening to hide utilities. Modern and durable fiberglass planter boxes are filled with a mix of native perennials and annual flowers, edible plants (strawberries, tomatoes & herbs) to bring the beauty of nature into this urban getaway. The planters are installed with an automated watering system for low maintenance care. We added outdoor patio lights, and low voltage LED fixtures to illuminate the beautiful evening details.

State-of-the-art home theater environment featuring a sound isolated room, a 227” 2.40:1 aspect ratio screen illuminated by a dual laser projection system, and an 11.2.4 immersive audio system delivering an outstanding movie AND music experience. The control system simplifies extremely unique customer requirements such as a dual screen mode to enable watching two A/V sources simultaneously – one heard through the audio system, and the second through headphones. Granular lighting control provides zones to support movie playback, game-room style usage, and an intimate reading and music environment. The room was built from the ground up as “floating” room featuring a custom engineered isolation system, floating concrete floor, and unique speaker placement system. Designed by industry renowned acoustician Russ Berger, the room’s noise floor measured quieter than a typical recording studio and produces a pinpoint accurate reference audio experience. Powered by a 20kW RoseWater HUB20, electrical noise and potential power interruptions are completely eliminated. The audio system is driven by 11.1kW of amplification powering a reference speaker system.
