Intentional. Elevated. Artisanal. With three children under the age of 5, our clients were starting to feel the confines of their Pacific Heights home when the expansive 1902 Italianate across the street went on the market. After learning the home had been recently remodeled, they jumped at the chance to purchase a move-in ready property. We worked with them to infuse the already refined, elegant living areas with subtle edginess and handcrafted details, and also helped them reimagine unused space to delight their little ones. Elevated furnishings on the main floor complement the home’s existing high ceilings, modern brass bannisters and extensive walnut cabinetry. In the living room, sumptuous emerald upholstery on a velvet side chair balances the deep wood tones of the existing baby grand. Minimally and intentionally accessorized, the room feels formal but still retains a sharp edge—on the walls moody portraiture gets irreverent with a bold paint stroke, and on the the etagere, jagged crystals and metallic sculpture feel rugged and unapologetic. Throughout the main floor handcrafted, textured notes are everywhere—a nubby jute rug underlies inviting sofas in the family room and a half-moon mirror in the living room mixes geometric lines with flax-colored fringe. On the home’s lower level, we repurposed an unused wine cellar into a well-stocked craft room, with a custom chalkboard, art-display area and thoughtful storage. In the adjoining space, we installed a custom climbing wall and filled the balance of the room with low sofas, plush area rugs, poufs and storage baskets, creating the perfect space for active play or a quiet reading session. The bold colors and playful attitudes apparent in these spaces are echoed upstairs in each of the children’s imaginative bedrooms. Kitchen - mid-sized transitional u-shaped kitchen idea in Jacksonville with a single-bowl sink and black appliances

With an eye toward accessibility, this bathroom is designed to ease the everyday routines of a homeowner who often uses a wheelchair. Universal design strategies guided the project structurally with ADA-compatible elements incorporated throughout. One side of the vanity is set lower and left intentionally open underneath to accommodate the wheelchair when needed. Visually, the project shines just as bright with white shaker-style cabinetry balanced by warm tones found elsewhere. Oversized warm gray porcelain wall tile partners beautifully with a diminutive square tile on the shower floor, while brushed nickel hardware and quartz countertops complete a timeless, classic appeal. Inspiration for a transitional living room remodel in Atlanta

A masterpiece of light and design, this gorgeous Beverly Hills contemporary is filled with incredible moments, offering the perfect balance of intimate corners and open spaces. A large driveway with space for ten cars is complete with a contemporary fountain wall that beckons guests inside. An amazing pivot door opens to an airy foyer and light-filled corridor with sliding walls of glass and high ceilings enhancing the space and scale of every room. An elegant study features a tranquil outdoor garden and faces an open living area with fireplace. A formal dining room spills into the incredible gourmet Italian kitchen with butler’s pantry—complete with Miele appliances, eat-in island and Carrara marble countertops—and an additional open living area is roomy and bright. Two well-appointed powder rooms on either end of the main floor offer luxury and convenience. Surrounded by large windows and skylights, the stairway to the second floor overlooks incredible views of the home and its natural surroundings. A gallery space awaits an owner’s art collection at the top of the landing and an elevator, accessible from every floor in the home, opens just outside the master suite. Three en-suite guest rooms are spacious and bright, all featuring walk-in closets, gorgeous bathrooms and balconies that open to exquisite canyon views. A striking master suite features a sitting area, fireplace, stunning walk-in closet with cedar wood shelving, and marble bathroom with stand-alone tub. A spacious balcony extends the entire length of the room and floor-to-ceiling windows create a feeling of openness and connection to nature. A large grassy area accessible from the second level is ideal for relaxing and entertaining with family and friends, and features a fire pit with ample lounge seating and tall hedges for privacy and seclusion. Downstairs, an infinity pool with deck and canyon views feels like a natural extension of the home, seamlessly integrated with the indoor living areas through sliding pocket doors. Amenities and features including a glassed-in wine room and tasting area, additional en-suite bedroom ideal for staff quarters, designer fixtures and appliances and ample parking complete this superb hillside retreat.

When the Owners approached Goggans Architecture about renovation of a 90’s era oceanfront house, it was clear there would be a lot more to the renovation than mere updates and remedying deferred maintenance. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue. These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Other enhancements included placement of a large folding door in the Great room, renovation and expansion of the kitchen and exterior decks, reorganization, and replacement of the fenestration, updating all baths and interior and exterior finishes. The extensive renovation reflects the holistic approach of Goggans Architecture, marrying landscape architecture, architecture, and interiors.

Nearly two decades ago now, Susan and her husband put a letter in the mailbox of this eastside home: "If you have any interest in selling, please reach out." But really, who would give up a Flansburgh House? Fast forward to 2020, when the house went on the market! By then it was clear that three children and a busy home design studio couldn't be crammed into this efficient footprint. But what's second best to moving into your dream home? Being asked to redesign the functional core for the family that was. In this classic Flansburgh layout, all the rooms align tidily in a square around a central hall and open air atrium. As such, all the spaces are both connected to one another and also private; and all allow for visual access to the outdoors in two directions—toward the atrium and toward the exterior. All except, in this case, the utilitarian galley kitchen. That space, oft-relegated to second class in midcentury architecture, got the shaft, with narrow doorways on two ends and no good visual access to the atrium or the outside. Who spends time in the kitchen anyway? As is often the case with even the very best midcentury architecture, the kitchen at the Flansburgh House needed to be modernized; appliances and cabinetry have come a long way since 1970, but our culture has evolved too, becoming more casual and open in ways we at SYH believe are here to stay. People (gasp!) do spend time—lots of time!—in their kitchens! Nonetheless, our goal was to make this kitchen look as if it had been designed this way by Earl Flansburgh himself. The house came to us full of bold, bright color. We edited out some of it (along with the walls it was on) but kept and built upon the stunning red, orange and yellow closet doors in the family room adjacent to the kitchen. That pop was balanced by a few colorful midcentury pieces that our clients already owned, and the stunning light and verdant green coming in from both the atrium and the perimeter of the house, not to mention the many skylights. Thus, the rest of the space just needed to quiet down and be a beautiful, if neutral, foil. White terrazzo tile grounds custom plywood and black cabinetry, offset by a half wall that offers both camouflage for the cooking mess and also storage below, hidden behind seamless oak tambour. Our client required a Universal Design for a San Diego downtown master bathroom that was functional, safe, and comfortable. The client requested a design for her father who had disability challenges. The design encompassed a slide-in tub and a comfort height toilet with fold down balance bars on each side. The magnificent slide-in bathtub is guaranteed to bring back the pleasure of a peaceful bath once again. The interior designer, Marie Cairns, also designed the new bathroom to be vanity wheelchair accessible with plenty of storage. This renovated sitting room in the Primary Bedroom features a new fireplace surround, windows, coffered ceiling, and direct access to a new private balcony. Two separate custom closets flank the bed.

We packed as much as we could into this small bathroom, loading it with all of the latest and greatest in bathroom technology. Outlets are hidden in the medicine cabinet and vanity, and the toilet features a bidet toilet seat with remote control. The tub features Kohler’s VibrAcoustic technology, which uses sound waves to relax your muscles. What began as a forgotten mid-century modern house was reimagined into a home that celebrates its architectural roots while embracing modern comfort and functionality. The redesigned layout opened the floor plan, inviting light and flow throughout the home. A new primary suite now offers a private retreat with a walk-in closet, floating vanity, heated towel bars, and spa-inspired comfort. The kitchen was crafted for efficiency and style, featuring quartzite surfaces, custom millwork, and clever storage like a hidden “magic corner.” Lighting was thoughtfully integrated into exposed beams, highlighting textures and form while maintaining the home’s mid-century character. Every detail, inside and out, reflects a seamless balance of nostalgia, accessibility, and timeless design.
