Floral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development. The mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations. The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow. To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site. Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look. The mailbox is engraved with the front family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

This unique chalet style home situated on steeply sloped lot previously had no usable front yard, a narrow driveway, and aging, rotted decks. Along with the major home remodel and expansion, we brought the landscape to life again and maximized usable space. New terraced retaining walls along the driveway both expanded the space and allowed for steps up to the front entry.

The design challenge was to enhance the square footage, flow and livability in this 1,442 sf 1930’s Tudor style brick house for a growing family of four. A two story 1,000 sf addition was the solution proposed by the design team at Advance Design Studio, Ltd. The new addition provided enough space to add a new kitchen and eating area with a butler pantry, a food pantry, a powder room and a mud room on the lower level, and a new master suite on the upper level. The family envisioned a bright and airy white classically styled kitchen accented with espresso in keeping with the 1930’s style architecture of the home. Subway tile and timely glass accents add to the classic charm of the crisp white craftsman style cabinetry and sparkling chrome accents. Clean lines in the white farmhouse sink and the handsome bridge faucet in polished nickel make a vintage statement. River white granite on the generous new island makes for a fantastic gathering place for family and friends and gives ample casual seating. Dark stained oak floors extend to the new butler’s pantry and powder room, and throughout the first floor making a cohesive statement throughout. Classic arched doorways were added to showcase the home’s period details. On the upper level, the newly expanded garage space nestles below an expansive new master suite complete with a spectacular bath retreat and closet space and an impressively vaulted ceiling. The soothing master getaway is bathed in soft gray tones with painted cabinets and amazing “fantasy” granite that reminds one of beach vacations. The floor mimics a wood feel underfoot with a gray textured porcelain tile and the spacious glass shower boasts delicate glass accents and a basket weave tile floor. Sparkling fixtures rest like fine jewelry completing the space. The vaulted ceiling throughout the master suite lends to the spacious feel as does the archway leading to the expansive master closet. This Houston kitchen remodel turned an outdated bachelor pad into a contemporary dream fit for newlyweds. The client wanted a contemporary, somewhat commercial look, but also something homey with a comfy, family feel. And they couldn't go too contemporary, since the style of the home is so traditional. The clean, contemporary, white-black-and-grey color scheme is just the beginning of this transformation from the previous kitchen, The revamped 20-by-15-foot kitchen and adjoining dining area also features new stainless steel appliances by Maytag, lighting and furnishings by Restoration Hardware and countertops in white Carrara marble and Absolute Black honed granite. The paneled oak cabinets are now painted a crisp, bright white and finished off with polished nickel pulls. The center island is now a cool grey a few shades darker than the warm grey on the walls. On top of the grey on the new sheetrock, previously covered in a camel-colored textured paint, is Sherwin Williams' Faux Impressions sparkly "Striae Quartz Stone." Ho-hum 12-inch ceramic floor tiles with a western motif border have been replaced with grey tile "planks" resembling distressed wood. An oak-paneled flush-mount light fixture has given way to recessed lights and barn pendant lamps in oil rubbed bronze from Restoration Hardware. And the section housing clunky upper and lower banks of cabinets between the kitchen an dining area now has a sleek counter-turned-table with custom-milled legs. At first, the client wanted to open up that section altogether, but then realized they needed more counter space. The table - a continuation of the granite countertop - was the perfect solution. Plus, it offered space for extra seating. The black, high-back and low-back bar stools are also from Restoration Hardware - as is the new round chandelier and the dining table over which it hangs. Outdoor Homescapes of Houston also took out a wall between the kitchen and living room and remodeled the adjoining living room as well. A decorative cedar beam stained Minwax Jacobean now spans the ceiling where the wall once stood. The oak paneling and stairway railings in the living room, meanwhile, also got a coat of white paint and new window treatments and light fixtures from Restoration Hardware. Staining the top handrailing with the same Jacobean dark stain, however, boosted the new contemporary look even more. The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."
