San Luis Kitchen Co.When the homeowners decided to move from San Francisco to the Central Coast, they were looking for a more relaxed lifestyle, a unique place to call their own, and an environment conducive to raising their young children. They found it all in San Luis Obispo. They had owned a house here in SLO for several years that they had used as a rental. As the homeowners own and run a contracting business and relocation was not impossible, they decided to move their business and make this SLO rental into their dream home.
As a rental, the house was in a bare-bones condition. The kitchen had old white cabinets, boring white tile counters, and a horrendous vinyl tile floor. Not only was the kitchen out-of-date and old-fashioned, it was also pretty worn out. The tiles were cracking and the grout was stained, the cabinet doors were sagging, and the appliances were conflicting (ie: you could not open the stove and dishwasher at the same time).
To top it all off, the kitchen was just too small for the custom home the homeowners wanted to create.
Thus enters San Luis Kitchen. At the beginning of their quest to remodel, the homeowners visited San Luis Kitchen’s showroom and fell in love with our Tuscan Grotto display. They sat down with our designers and together we worked out the scope of the project, the budget for cabinetry and how that fit into their overall budget, and then we worked on the new design for the home starting with the kitchen.
As the homeowners felt the kitchen was cramped, it was decided to expand by moving the window wall out onto the existing porch. Besides the extra space gained, moving the wall brought the kitchen window out from under the porch roof – increasing the natural light available in the space. (It really helps when the homeowner both understands building and can do his own contracting and construction.) A new arched window and stone clad wall now highlights the end of the kitchen. As we gained wall space, we were able to move the range and add a plaster hood, creating a focal nice focal point for the kitchen.
The other long wall now houses a Sub-Zero refrigerator and lots of counter workspace. Then we completed the kitchen by adding a wrap-around wet bar extending into the old dining space. We included a pull-out pantry unit with open shelves above it, wine cubbies, a cabinet for glassware recessed into the wall, under-counter refrigerator drawers, sink base and trash cabinet, along with a decorative bookcase cabinet and bar seating. Lots of function in this corner of the kitchen; a bar for entertaining and a snack station for the kids.
After the kitchen design was finalized and ordered, the homeowners turned their attention to the rest of the house. They asked San Luis Kitchen to help with their master suite, a guest bath, their home control center (essentially a deck tucked under the main staircase) and finally their laundry room. I wish I could show you the rest of the house. The homeowners took a poor rental house and turned it into a showpiece! They added custom concrete floors, unique fiber optic lighting, large picture windows, and much more. There is now an outdoor kitchen complete with pizza oven, an outdoor shower and exquisite garden. They added a dedicated dog run to the side yard for their pooches and a rooftop deck at the very peak. Such a fun house.

Light Blue HouseThis was a full update kitchen and expansion of the Island project. Debating few layout, stripping down to the bare bones and many weeks of labor, its finally done. Mixing cold and cool colors of pure white and grey, subway tile, hardwood flooring and plenty of storage space. I think we did good job!

The desktops -- clad on the top surface only with durable, no-nonsense, mushroom-colored laminate -- leave birch maple edges confidently exposed atop punchy red painted bases perforated with circles for visual and functional relief. Overhead a wrought iron lantern alludes to a birdcage, highlighting the feeling of being among the treetops when up in the loft.

RejuvenationOur Industrial gas-style wall bracket brings unadorned good design and a sense of purpose to any room. Damp-rated and durable, the Ironside Sconce is bold enough to light stable stalls and commercial spaces, yet subtle enough to add grace to a living or dining room.
Bare-bones industrial fixtures like these once lit America's thrumming factories and hardworking farms. Their simple, strong forms still lend that sense of purpose to any room they're in. Gas fixtures originally, now fully electrified, the lights these are based on were manufactured by a New York company called Colt.
Houseplay Renovations LLCIt’s true in construction, and it’s true in life: sometimes, you have to get down to the bare bones and rebuild from there. A “full gut” is the complete and total rebuilding of a home from the inside out. And that’s what we did for this apartment in a 1921 home in Cliffside Park, New Jersey. Our team took up the floors, raised ceilings, and moved walls, with a new architectural space as the result.
The finished apartment is a playful fusion of old and new. Gritty texture meets smooth surface as exposed brick and wood headers contrast with reclaimed wood and fresh paint. The open-flow floor plan blends historic touches with a modern sensibility; when the sliding barn doors are open, the kitchen and living area connects with the bedroom/playroom area. At the center of it all, the custom dining table serves as an elegant visual anchor.
Natural light streams in through an uncovered window, affording a calming glimpse of the landscaped yard and garden. At the same time, new interior lighting illumines the kitchen and the bathroom. The latter is a luxury experience, featuring a drop-in tub with granite surround, a custom-tiled niche, and a towel warmer too.
The formerly dim, cramped apartment is energized and illuminated; the process of peeling back the layers changed a sub-par space into something special.

New structural framing, insulation, windows and doors, and all mechanicals were relocated and improved. Lighting! Lighting! Lighting! everywhere and it makes all the difference. Led lighting and smart switches were used for up lighting above cabinetry, task lighting under cabinetry, general room lighting, accent lighting under bar top, and all decorative fixtures as well. The kitchen was designed around a central island with elevated seating that is designed around the new structural columns required to open the whole area. Fabuwood cabinetry in Galaxy Horizon finish make up the perimeter cabinets accented by Galaxy Cobblestone finish used for the island cabinetry. Both cabinetry tones coordinate perfect with the new Luxury vinyl plank flooring in Uptown Chic Forever Friends. I’ve said it before and I’ll say it again, luxury vinyl is Awesome! It looks great its ultra durable and even water proof as well as less expensive than true hardwood. New stair treads, railings, and posts were installed stained to match by us; giving the steps new life. An accent wall of nickel gap boards was installed on the fireplace wall giving it some interest along with being a great clean look. The recessed niche behind the range, the dry stacked stone tile at the islands seating area, the new tile entry in a herringbone pattern just add to all the great details of this project. The New River White granite countertops are a show stopper as well; not only is it a beautiful stone the installation and seaming is excellent considering the pattern of the stone. I could go on forever we did so much. The clients were terrific and a pleasure to work with. I am glad we were able to be involved in making this dream come true.
LU Design BuildOur clients wanted to gain space in their small master bathroom to make it more usable and functional for their lives. The bathroom had not been touched since it was built in the 1960's and was in need of a major facelift as well. We stole some space from the adjacent master closet so we could make room for a double vanity and a larger shower. We used a fun black and white black patterned tile for the main part of the bathroom and used a white penny tile on the shower floor with dark gray grout. The wall tile is a marble look 3 x 12 porcelain subway tile. We went with brass plumbing fixtures, lighting, and hardware, which warm up the white cabinets & marble look quartz countertops. The large frameless mirror and frameless custom shower glass makes the room feel much larger and more open than it actually is.
The existing laundry room was bare bones- just a washer and dryer with no storage. The clients wanted to be an extension of the rest of their home design wise and also be much more functional for them. We added cabinetry and a small bench with hooks, which allows this room to both function as a laundry room and mudroom. We added wainscoting throughout the laundry space as well.
Overall we achieved two bright, classic, functional spaces that our clients can enjoy for years to come!
