Inspiration for a large contemporary medium tone wood floor kitchen remodel in Los Angeles

OVERVIEW Set into a mature Boston area neighborhood, this sophisticated 2900SF home offers efficient use of space, expression through form, and myriad of green features. MULTI-GENERATIONAL LIVING Designed to accommodate three family generations, paired living spaces on the first and second levels are architecturally expressed on the facade by window systems that wrap the front corners of the house. Included are two kitchens, two living areas, an office for two, and two master suites. CURB APPEAL The home includes both modern form and materials, using durable cedar and through-colored fiber cement siding, permeable parking with an electric charging station, and an acrylic overhang to shelter foot traffic from rain. FEATURE STAIR An open stair with resin treads and glass rails winds from the basement to the third floor, channeling natural light through all the home’s levels. LEVEL ONE The first floor kitchen opens to the living and dining space, offering a grand piano and wall of south facing glass. A master suite and private ‘home office for two’ complete the level. LEVEL TWO The second floor includes another open concept living, dining, and kitchen space, with kitchen sink views over the green roof. A full bath, bedroom and reading nook are perfect for the children. LEVEL THREE The third floor provides the second master suite, with separate sink and wardrobe area, plus a private roofdeck. ENERGY The super insulated home features air-tight construction, continuous exterior insulation, and triple-glazed windows. The walls and basement feature foam-free cavity & exterior insulation. On the rooftop, a solar electric system helps offset energy consumption. WATER Cisterns capture stormwater and connect to a drip irrigation system. Inside the home, consumption is limited with high efficiency fixtures and appliances. Klopf Architecture, Outer Space Landscape Architects, Sezen & Moon Structural Engineer and Flegels Construction updated a classic Eichler open, indoor-outdoor home. Everyone loved the classic, original bones of this house, but it was in need of a major facelift both inside and out. The owners also wanted to remove the barriers between the kitchen and great room, and increase the size of the master bathroom as well as make other layout changes. No addition to the house was contemplated. The owners worked with Klopf Architecture in part because of Klopf’s extensive mid-century modern / Eichler design portfolio, and in part because one of their neighbors who had worked with Klopf on their Eichler home remodel referred them. The Klopf team knew how to update the worn finishes to make a more sophisticated, higher quality home that both looks better and functions better. In conjunction with the atrium and the landscaped rear yard / patio, the glassy living room feels open on both sides and allows an indoor / outdoor flow throughout. The new, natural wood exterior siding runs through the house from inside to outside to inside again, updating one of the classic design features of the Eichler homes. Picking up on the wood siding, walnut vanities and cabinets offset the white walls. Gray porcelain tiles evoke the concrete slab floors and flow from interior to exterior to make the spaces appear to flow together. Similarly the ceiling decking has the same white-washed finish from inside to out. The continuity of materials and space enhances the sense of flow. The large kitchen, perfect for entertaining, has a wall of built-ins and an oversized island. There’s plenty of storage and space for the whole group to prep and cook together. One unique approach to the master bedroom is the bed wall. The head of the bed is tucked within a line of built-in wardrobes with a high window above. Replacing the master closet with this wall of wardrobes allowed for both a larger bathroom and a larger bedroom. This 1,953 square foot, 4 bedroom, 2 bathroom Double Gable Eichler remodeled single-family house is located in Mountain View in the heart of the Silicon Valley. Kirk Bianchi created this resort like setting for a couple from Mexico City. They were looking for a contemporary twist on traditional themes, and Luis Barragán was the inspiration. The outer walls were painted a darker color to recede, while floating panels of color and varying heights provided sculptural interest and opportunities for lighting and shadow.

Small apartments often mean sleeping alcoves instead of full size bedrooms. Make the most of it with a Rattan bed that makes a stylish statement in white and gray linen with stripe accents and mid century sconce and sculptured table as a night stand. Use a rattan screen to divide the bedroom from the rest of the apartment.

Along with many of our clients, we find that older (early 20th c.) homes have a lot of character and a comfortable scale, but are leaky, damp (especially in the basement), have fair to poor air quality, and use unconscionable amounts of fossil fuels to heat. The owners of this bungalow were ready to change that, and wanted to do so with minimal upfront carbon emissions as well. The gut renovation included replacing the basement slab and providing capillary breaks and insulation continuously below grade. The brick structure was treated with a fluid-applied air and water barrier from the interior and insulated entirely with cellulose, a carbon-storing insulation. The roof used HFO-blown spray foam to provide sufficient insulation while allowing headroom for bedrooms, bathrooms, and laundry. One great benefit of a full renovation is the possibility of reconfiguring spaces to suit the family’s lifestyle, and to make the best of indoor-outdoor connections. We opened up the main rooms on the first floor, creating a family gathering spot with a view to the back yard, and a spacious kitchen that supports the family’s commitment to cooking for healthy eating. The stair uses a north-facing skylight to bring light from above into the middle of the home, where it was previously dark. As a decarbonization retrofit, the inefficient furnace was replaced with two small ducted heat pump systems, water heating and clothes drying are powered by air-source heat pumps, and cooking uses an induction cooktop plus electric ovens. Energy recovery ventilation provides filtered fresh air continuous exhaust from the kitchen, baths, and laundry, and supplies fresh, highly filtered air to bedrooms and living spaces. The Better Bungalow now makes sense for the 21st century–it now fits the owners’ life-patterns, is super comfortable, has great air quality, and uses a fraction of the energy it did before, greatly lowering the demand on the utility grid. In the near future, when solar PV is installed, it can achieve net zero or near net zero emissions, and with battery backup, can provide great resilience in the event of power outages.

The home is able to achieve passive house standards and take full advantage of the views with the use of Glo’s A7 triple pane windows and doors. The PHIUS (Passive House Institute US) certified series boasts triple pane glazing, a larger thermal break, high-performance spacers, and multiple air-seals. The large picture windows frame the landscape while maintaining comfortable interior temperatures year-round. The strategically placed operable windows throughout the residence offer cross-ventilation and a visual connection to the sweeping views of Utah. The modern hardware and color selection of the windows are not only aesthetically exceptional, but remain true to the mid-century modern design.
