A traditional Malibu Ranch house needed a complete remodel. “This house was left in a very bad condition when the new owners called me to remodel it. Abandoned for several years and untouched, it was the perfect canvas to start new and fresh!” The result is amazing, light bounces through the house, the large french doors gives an indoor-outdoor feeling and let the new inhabitants enjoy the view.

The three-level Mediterranean revival home started as a 1930s summer cottage that expanded downward and upward over time. We used a clean, crisp white wall plaster with bronze hardware throughout the interiors to give the house continuity. A neutral color palette and minimalist furnishings create a sense of calm restraint. Subtle and nuanced textures and variations in tints add visual interest. The stair risers from the living room to the primary suite are hand-painted terra cotta tile in gray and off-white. We used the same tile resource in the kitchen for the island's toe kick.

Pamela's kitchen nook is on the far side of the stairs. It is tiny, white and very modern with handle less drawers and a polished cement slab. We added the bleached wooden beam. It's the perfect stage for flower arranging. Photo Credit: Amy Neunsinger

Old World Mix of Spanish and English graces this completely remodeled old home in Hope Ranch, Santa Barbara. All new painted cabinets throughout, with glossy and satin finishes mixed with antiques discovered throughout the world. A wonderful mix of the owner's antique red rugs over the slate and bleached walnut floors pared with an eclectic modern art collection give a contemporary feel to this old style villa. A new pantry crafted from the unused 'maids room' attaches to the kitchen with a glossy blue island and white cabinetry. Large red velvet drapes separate the very large great room with the limestone fireplace and oversized upholstery from the kitchen area. Upstairs the library is created from an attic space, with long cushioned window seats in a wild mix of reds and blues. Several unique upstairs rooms for guests with on suite baths in different colors and styles. Black and white bath, Red bedroom, blue bedrooms, all with unique art. The Lincoln House is a residence in Rye Brook, NY. The project consisted of a complete gut renovation to a landmark home designed and built by architect Wilson Garces, a student of Mies van der Rohe, in 1961. The post and beam, mid-century modern house, had great bones and a super solid foundation integrated into the existing bedrock, but needed many updates in order to make it 21st-century modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with low-e coating. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects. Aside from making the house more sustainable, it was also made more modern by reconfiguring and updating all bathroom fixtures and finishes. The kitchen was expanded into the previous dining area to take advantage of the continuous views along the back of the house. All appliances were updated and a double chef sink was created to make cooking and cleaning more enjoyable. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth.
