This full-home remodel in the Broadmoor neighborhood of Seattle aimed towards functionality and a cohesive living environment tailored to modern needs. Central to the project was redesigning the kitchen with a new layout, updated finishes, fixtures, and appliances. We reconfigured the hallway to expand the primary bedroom and revamped the bathroom with a new layout and all-new finishes. An underutilized courtyard was converted to interior living space, seamlessly integrating it into the home’s footprint. The floors and windows were replaced throughout, along with other energy efficient exterior upgrades.

They expressed the importance of maximizing functionality to allow accessibility in a space that was elegant, refined and felt like home. We crafted a design plan that included converting two smaller bedrooms, a small bath and walk-in closet into a spacious master suite with a wheelchair accessible bathroom and three closets. Custom, double pocket doors invite you into the 25-foot wide, light-filled bedroom with generous floor space to maneuver around the bed and furniture. Hardwood floors, recessed lighting and window views to the owner’s gardens make this bedroom particularly warm and inviting. In the bathroom, the 5×7 roll-in shower features natural marble tile with a custom rug pattern. There’s also a new, accessible sink and vanity with plenty of storage. Wider hallways and pocket doors were installed throughout as well as a completely updated seated chairlift that allows access from the garage to the second floor. Altogether, it’s a beautiful space where the homeowners can comfortably live for years to come.

The best feature of memory foam in a futon mattress is the flexibility as well as comfort. It rests on the frame evenly and snug and won't droop off the edge. It also will not retain the notorious crease in the middle when you convert your futon frame from the sofa to bed position. The Pulsar futon mattress will adjust to your body temperature as well as the room temperature. The colder the room is, the more denser the mattress becomes. The warmer the environment is, the softer the mattress becomes. It works very well as an everyday sofa and for some people, as an everyday bed. However, be careful if you plan on using this as an everyday bed. In my experience I found that people with chronic back pain issues don't do well sleeping on memory foam long term. We transformed a small, outdated master bathroom into a contemporary oasis for the client. Per the client's wants, We converted a tub/shower unit into a shower with a bench, removing the soffit overhead to open up space vertically and helped make the bathroom more spacious overall. A shower panel was selected to give the client all the functions (rainhead and waterfall plus body spays and handshower) that she desired while minimizing the need for extensive additional plumbing. The sliding door hardware is just shy of the 7' wide with of the wall, allowing for the door to provide privacy when rolled over the entry and hiding linens and toiletries when rolled over the opening. A crisip white vanity, new recessed medicine cabinet framed by mosaic tiles and new wall sconces. The client wanted the 3-dimensional ceramic tile in the shower oriented horizontally to mimic waves and some of the individual glass pieces in the mosaic appears to have pockets of water in them.

ur clients contacted us to transform their dated pool into an aesthetically pleasing water feature they could enjoy with friends and take pleasure in seeing when they arrived home. The existing pool and spa are prominently featured in the front yard and are a focal point for everyone to appreciate as they arrive at the estate. One of the goals for the remodel was to create a synergetic relationship between the native oak trees, rock outcroppings and man-made swimming pool. The original design did not have a fluid continuity between the materials used, creating awkward transitions. The pools vanishing edge wall leaked through cracks in the gunite down into an undersized catch basin and a traditional pool sweep detracted from the sense of a natural body of water flowing down stream. After removing the original plaster finish from the gunite shell, we found several areas of soft gunite that needed to be removed. An additional 6 of water depth was added to the existing catch basin to gain the correct holding capacity. One section of the pool wall was extended up to create a new seat wall at the edge of the patio. The floor of the existing pool and catch basin were cut out and a new Paramount in-floor cleaning system was installed. The entire pool was re-plumbed, the skimmer was replaced and a new equipment pad was constructed. Throughout the construction process we did our best to minimize the impact our construction work had on the mature landscaping and oak trees that surround the pool. To evoke life along a waterway, we converted the attached spa into a patio area wrapped by a waterfall flowing into the pool. The new waterfall provides a source of flowing water into the pool before streaming over the weir wall. A reduced water flow over the vanishing edge wall creates an enjoyable sound of water movement. Sierra Boulders from the surrounding foothills create the waterfalls and are notched into the pools water line to elevate the sense of a natural body of water.
