There's a fine line when trying to accomplish this. You want the updated look to not compete with the traditional architecture of the home or an existing traditional piece of furniture that you may still want to reuse. The living room was updated with the use of white drapery sheers and metal 1/2" blinds. The metal was tied into the space by the new coffee table, end table and metal framed art. The traditional end chair in the plaid fabric was an original piece. The chair needed help blending into the space. To accomplish this, the paisley pillows were added to the new sofa. In addition, the storage basket and rug adds a traditional-style flare to the room so the chair doesn't feel like the only traditional piece in the room. It's also worth mentioning that the paisley fabric in the pillows have a curvature to them which is why the wave printed draperies were used. This cute cottage, one block from the beach, had not been updated in over 20 years. The homeowners finally decided that it was time to renovate after scrapping the idea of tearing the home down and starting over. Amazingly, they were able to give this house a fresh start with our input. We completed a full kitchen renovation and addition and updated 4 of their bathrooms. We added all new light fixtures, furniture, wallpaper, flooring, window treatments and tile. The mix of metals and wood brings a fresh vibe to the home. KitchenLab Interiors’ first, entirely new construction project in collaboration with GTH architects who designed the residence. KLI was responsible for all interior finishes, fixtures, furnishings, and design including the stairs, casework, interior doors, moldings and millwork. KLI also worked with the client on selecting the roof, exterior stucco and paint colors, stone, windows, and doors. The homeowners had purchased the existing home on a lakefront lot of the Valley Lo community in Glenview, thinking that it would be a gut renovation, but when they discovered a host of issues including mold, they decided to tear it down and start from scratch. The minute you look out the living room windows, you feel as though you're on a lakeside vacation in Wisconsin or Michigan. We wanted to help the homeowners achieve this feeling throughout the house - merging the causal vibe of a vacation home with the elegance desired for a primary residence. This project is unique and personal in many ways - Rebekah and the homeowner, Lorie, had grown up together in a small suburb of Columbus, Ohio. Lorie had been Rebekah's babysitter and was like an older sister growing up. They were both heavily influenced by the style of the late 70's and early 80's boho/hippy meets disco and 80's glam, and both credit their moms for an early interest in anything related to art, design, and style. One of the biggest challenges of doing a new construction project is that it takes so much longer to plan and execute and by the time tile and lighting is installed, you might be bored by the selections of feel like you've seen them everywhere already. “I really tried to pull myself, our team and the client away from the echo-chamber of Pinterest and Instagram. We fell in love with counter stools 3 years ago that I couldn't bring myself to pull the trigger on, thank god, because then they started showing up literally everywhere", Rebekah recalls. Lots of one of a kind vintage rugs and furnishings make the home feel less brand-spanking new. The best projects come from a team slightly outside their comfort zone. One of the funniest things Lorie says to Rebekah, "I gave you everything you wanted", which is pretty hilarious coming from a client to a designer.

This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. Inquire About Our Design Services When we first started talking in the spring of 2015, I was impressed. She was witty, realistic, and understood that as much as she loves my shows on HGTV, design does not does not happen in 43 minutes! She told me about her space, and how she felt that her bedroom seemed “blah” to her. She had no retreat. Molly desperately longed for a place that she could spend time in, read in, play in and above all, relax in. What we did: Many people are terrified of hiring a designer. Rightfully so, they are investing a pretty penny in their homes. They want to make sure that everything, down to the last floral arrangement, is to their liking, because they will have to live it (and pay for it). Unfortunately, a client can unintentionally stifle a designer’s creativity through micro-management. This can produce lackluster results and ultimately cause more time (and money) to be spent on a project than is really necessary. With Molly, that was never an issue. Before she even showed me the room in question, she said that I could have full creative license to do what I needed to do to her bedroom. SAY WHAAH!? With Molly giving me complete creative freedom, I planned everything out and got down to business. The result: Bite-your-bottom-lip sexy. I don’t get jealous of too many of my clients’ spaces, but this one still takes my breath away every time I look at the pics! The craziest part was that by adding more furniture, it actually made the space feel larger. Molly and her husband Patrick loved the finished space, and promised me I will be back to finish the rest of the house! Here’s the highlights of the rest of the project: I came up with a space plan with three options. Next, we reviewed mood boards and fabric schemes that would work for both Molly and her hubby Patrick. We started with the bed. My goal was to add edge to its otherwise traditional style. We decided to spice things up by painting the trim work in the room black. We built in layers of lighting with dimmers. In a bedroom everything should be on dimmers, right? Right. We designed and customized bedding, chairs and window treatments. Together with Molly, we selected the most perfect wallpaper. This geometric “grasscloth” adds so much depth and dimension that was just missing before. What I love: That light fixture. I mean it is really, really amazing in person. The porcupine mirror. This thing came packaged like it was the hope diamond, and everyone was terrified to handle it. But it really became a highlight of the room.

As the original plan started to take shape, some water damage provided the impetus to remodel a small upstairs hall bath. Once this bath was complete, the homeowners enjoyed the result so much that they decided to set aside the kitchen and complete a large master bath remodel. Once that was completed, we started planning for the kitchen! The original kitchen was just large enough to accommodate an island and a separate pantry but felt a little cramped, especially during the weekends when the couple likes to entertain. The primary goal was to maintain the functionality of the current space, but to add some breathing room as well as to provide a view to the homeowner’s side yard and substantial Hosta garden. The solution was to bump out the space about 10 feet which provided ample room for large pro appliances, a large island for gathering and an upgraded pantry space. It was important to the homeowners to create a space that felt like it belonged in their historic 1866 home. Details such as matching new trim to the existing large custom profiles in the original home and re-purposing an existing door to be used for the new pantry, provided these touches. A large window at the main sink provides that view into the yard and a beautiful focal point for the room. A mix of painted wood and stained cabinetry gives the new kitchen a sense of belonging in the older home, as do the Super White quartzite that has the look of marble, subway tile backsplash, polished nickel lanterns and glass and mirrored doors. The large pantry, filled with custom shelving built to the homeowner’s specifications, stainless steel appliances and the two Galley Workstations – sinks that do double duty as prep space – ensure that not only does the kitchen look great, but also functions in a personalized manner that works perfectly for the occupants. Doing the bump out also allowed the opportunity for a small mudroom and powder room right off the kitchen as well as re-arranging some openings to allow for better traffic flow throughout the entire first floor. The result is a comfortable up-to-date home that feels both steeped in history yet allows for today’s style of living. Mathew and his team at Cummings Architects have a knack for being able to see the perfect vision for a property. They specialize in identifying a building’s missing elements and crafting designs that simultaneously encompass the large scale, master plan and the myriad details that make a home special. For this Winchester home, the vision included a variety of complementary projects that all came together into a single architectural composition. Starting with the exterior, the single-lane driveway was extended and a new carriage garage that was designed to blend with the overall context of the existing home. In addition to covered parking, this building also provides valuable new storage areas accessible via large, double doors that lead into a connected work area. For the interior of the house, new moldings on bay windows, window seats, and two paneled fireplaces with mantles dress up previously nondescript rooms. The family room was extended to the rear of the house and opened up with the addition of generously sized, wall-to-wall windows that served to brighten the space and blur the boundary between interior and exterior. The family room, with its intimate sitting area, cozy fireplace, and charming breakfast table (the best spot to enjoy a sunlit start to the day) has become one of the family’s favorite rooms, offering comfort and light throughout the day. In the kitchen, the layout was simplified and changes were made to allow more light into the rear of the home via a connected deck with elongated steps that lead to the yard and a blue-stone patio that’s perfect for entertaining smaller, more intimate groups. From driveway to family room and back out into the yard, each detail in this beautiful design complements all the other concepts and details so that the entire plan comes together into a unified vision for a spectacular home. This project is unique and personal in many ways - Rebekah and the homeowner, Lorie, had grown up together in a small suburb of Columbus, Ohio. Lorie had been Rebekah's babysitter and was like an older sister growing up. They were both heavily influenced by the style of the late 70's and early 80's boho/hippy meets disco and 80's glam, and both credit their moms for an early interest in anything related to art, design, and style. One of the biggest challenges of doing a new construction project is that it takes so much longer to plan and execute and by the time tile and lighting is installed, you might be bored by the selections of feel like you've seen them everywhere already. “I really tried to pull myself, our team and the client away from the echo-chamber of Pinterest and Instagram. We fell in love with counter stools 3 years ago that I couldn't bring myself to pull the trigger on, thank god, because then they started showing up literally everywhere", Rebekah recalls. As this was the client’s childhood home, we wanted to preserve her memories while still refreshing the interior and bringing it up-to-date. We started with a new spatial layout and increased the size of wall openings to create the sense of an open plan without removing all the walls. By adding a more functional layout and pops of color throughout the space, we were able to achieve a youthful update to a cherished space without losing all the character and memories that the homeowner loved. KitchenLab Interiors’ first, entirely new construction project in collaboration with GTH architects who designed the residence. KLI was responsible for all interior finishes, fixtures, furnishings, and design including the stairs, casework, interior doors, moldings and millwork. KLI also worked with the client on selecting the roof, exterior stucco and paint colors, stone, windows, and doors. The homeowners had purchased the existing home on a lakefront lot of the Valley Lo community in Glenview, thinking that it would be a gut renovation, but when they discovered a host of issues including mold, they decided to tear it down and start from scratch. The minute you look out the living room windows, you feel as though you're on a lakeside vacation in Wisconsin or Michigan. We wanted to help the homeowners achieve this feeling throughout the house - merging the causal vibe of a vacation home with the elegance desired for a primary residence. Paul Despenas: Sunroom Season is around the corner! If you’re planning a new sunroom for the Spring/Summer now is the time to start your planning! Most homeowners I speak to have the assumption they can order a sunroom and have it installed a couple weeks later, not the case! From the time your sunroom project is ordered to start date is normally 4-6 weeks and as we get into the summer and fall months the wait can be as long as 8-10 weeks. Once you’ve made the decision to have a new sunroom installed the company needs to pull apply for permits and supply factory engineering to the inspectors, order locates and other building material for the production of this project. Now your sunroom is ordered and at the factory waiting its turn to go into production, once it has gone through the production and inspection process your room is loaded on the factory semi’s and shipped directly to one of the 2 Midwest Construction Showroom/Warehouses located in Iowa. Your room is in and your production manager will give you a call and let you know your estimated start date (weather permitting) and a few days before the crew shows up you will get the call you have been waiting for, My Name is Andy and we would like to get started on your sunroom next Tuesday. Your room will be delivered by the Midwest Construction Truck; Installers will have their own truck and trailer. The crew will start by removing and hauling away you existing deck, bore footings into the ground and having those inspected by the city officials, fill with concrete and let set. Roof lines will need to be prepared and back wall preparation. Once the footings are set we are ready to build the post and beam construction for the new engineered INSUL-DECK Engineered Floor System to be installed. Walls and roof are erected, deck, stairs and landing are finished up and the electrician is on his way to do his part. Still not done, trim out the back wall of the sunroom or old house wall we just enclosed with any number of options. Once everything is finished on our end then we need to have a final inspection by the city official and you can enjoy the outdoors from the indoors 365 days a year in your new Oasis All Season Sunroom built by Midwest Construction.
