Penza Bailey ArchitectsPenza Bailey Architects was contacted to update the main house to suit the next generation of owners, and also expand and renovate the guest apartment. The renovations included a new mudroom and playroom to accommodate the couple and their three very active boys, creating workstations for the boys’ various activities, and renovating several bathrooms. The awkwardly tall vaulted ceilings in the existing great room and dining room were scaled down with lowered tray ceilings, and a new fireplace focal point wall was incorporated in the great room. In addition to the renovations to the focal point of the home, the Owner’s pride and joy includes the new billiard room, transformed from an underutilized living room. The main feature is a full wall of custom cabinetry that hides an electronically secure liquor display that rises out of the cabinet at the push of an iPhone button. In an unexpected request, a new grilling area was designed to accommodate the owner’s gas grill, charcoal grill and smoker for more cooking and entertaining options. This home is definitely ready to accommodate a new generation of hosting social gatherings.

de-specThe Millbrook Barn project consisted of the complete renovation of a dilapidated barn and chicken coop, located behind a small farm house in Millbrook, New York. As the smaller main house could not accommodate space for the children to play, the family wanted to update their unused space to create an expansive indoor playroom and gathering space. The strategy for this project was to renovate the barn and pool house using sustainable and reclaimed materials, to produce an intersection of modern and antique design
In contrast to the all-white main house, we selected a deep charcoal grey for the new barn’s exterior. A subtle, sophisticated tension between traditional, rustic elements and more contemporary details prevails throughout, from wood-paneled walls and barn doors, to clean-lined square windows inspired by artist Donald Judd’s minimalist compound in Marfa, Texas. In our design, we wanted to create an authentic experience of the space, without having to fake farmhouse details. A number of kitchen and bathroom surfaces are made of prefabricated concrete, including the shower enclosures, fireplace, kitchen cabinets and three-inch-thick countertops. The floors throughout are made from engineered wood, with a driftwood-like finish that matches the weathered look of the salvaged cedar ceiling timbers.
The lower, western wing of the L-shaped structure (originally the chicken coop) provides ample room for family feasts in the airy, open kitchen, living and dining area. Rounding out the architectural program is an upstairs bedroom loft which accommodates an overflow of guests, and features an inviting window seat and daybed. The loft overlooks the pool and sits above an attached pool house with boys’ and girls’ changing and shower rooms below. Solar panels, lined discretely along one slope of the standing-seam metal roof, power the pool’s heater. The interior decoration reflects the same chic but humble sensibility that characterizes the overall architectural design. In the playroom, paper globe lanterns hang above slouchy, brightly-hued chairs by Italian designer Paola Lenti; in the living and dining area, they enliven a suite of simple wicker and linen-covered chairs, some from the family’s existing home. Accessories in the space include raw silk rugs, boldly patterned kilims and rugged lighting features, which contribute to an overall rustic, yet elegant feel throughout.
Haven Design and ConstructionThe grand living room needed large focal pieces, so our design team began by selecting the large iron chandelier to anchor the space. The black iron of the chandelier echoes the black window trim of the two story windows and fills the volume of space nicely. The plain fireplace wall was underwhelming, so our team selected four slabs of premium Calcutta gold marble and butterfly bookmatched the slabs to add a sophisticated focal point. Tall sheer drapes add height and subtle drama to the space. The comfortable sectional sofa and woven side chairs provide the perfect space for relaxing or for entertaining guests. Woven end tables, a woven table lamp, woven baskets and tall olive trees add texture and a casual touch to the space. The expansive sliding glass doors provide indoor/outdoor entertainment and ease of traffic flow when a large number of guests are gathered.

Innovative Design BuildOur clients wanted a space to gather with friends and family for the children to play. There were 13 support posts that we had to work around. The awkward placement of the posts made the design a challenge. We created a floor plan to incorporate the 13 posts into special features including a built in wine fridge, custom shelving, and a playhouse. Now, some of the most challenging issues add character and a custom feel to the space. In addition to the large gathering areas, we finished out a charming powder room with a blue vanity, round mirror and brass fixtures.

Soucie Horner, Ltd.Warmly contemporary, airy, and above all welcoming, this single-family home in the heart of the city blends family-friendly living – and playing – space with rooms designed for large-scale entertaining. As at ease hosting a team’s worth of basketball-dribbling youngsters as it is gathering hundreds of philanthropy-minded guests for worthy causes, it transitions between the two without care or concern. An open floor plan is thoughtfully segmented by custom millwork designed to define spaces, provide storage, and cozy large expanses of space. Sleek, yet never cold, its gallery-like ambiance accommodates an art collection that ranges from the ethnic and organic to the textural, streamlined furniture silhouettes, quietly dynamic fabrics, and an arms-wide-open policy toward the two young boys who call this house home. Of course, like any family home, the kitchen is its heart. Here, linear forms – think wall upon wall of concealed cabinets, hugely paned windows, and an elongated island that seats eight even as it provides generous prep and serving space – define the ultimate in contemporary urban living.

Michael Nash Design, Build & HomesThis growing family of six was struggling with a dysfunctional kitchen design. The center island had been installed at an odd angle that limited accessibility and traffic flow. Additionally, storage space was limited by poor cabinet design. Finally, doorways in and out of the kitchen were narrow and poorly located, especially for children dashing in and out.
Other design challenges included how to better use a 10’ x 12’ room for children’s jackets and toys and how to add a professional-quality gas range in a neighborhood were natural gas wasn’t available. The new design would address all of these issues.
DESIGN SOLUTIONS
The new kitchen design revolves around a more proportional island. Carefully placed in the center of the new space with seating for four, it includes a prep sink, a second dishwasher and a beverage center.
The distressed ebony-stained island and hutch provides a brilliant contrast between the white color cabinetry. White Carrera marble countertops and backsplash top both island and perimeter cabinets.
Tall, double stacked cabinetry lines two walls to maximize storage space. Across the room there was an unused wall that now contains a 36” tower fridge and freezer, both covered with matching panels, and a tall cabinet that contains a microwave, steam unit and warming drawer.
A propane tank was buried in the back yard to provide gas to a new 60” professional range and cooktop. A custom-made wood mantel hood blends perfectly with the cabinet style.
The old laundry room was reconfigured to have lots of locker space for all kids and added cabinetry for storage. A double entry door separated the new mudroom from the rest of the back hall. In the back hall the back windows were replaced with a set of French door and added decking to create a direct access to deck and backyard.
The end result is an open floor plan, high-end appliances, great traffic flow and pleasing colors. The homeowner calls it the “kitchen of her dreams.”

Alloy Architecture & ConstructionAlloy co-owner Zach Snider had a tiny second floor on his house. Being an expert builder, he thought he would just take that second floor right off and build a new one. And that he did, along with pushing the kitchen out to where the screened porch was, building a sauna, and re-thinking every other room in the house.
The footprint of the house is the same, and it still fits in with the character of the neighborhood, even though Zach doubled the square footage. The house now has room for his two little kids to grow and to find their own space without everyone bumping into each other. And if that doesn’t work, you’ll probably find their parents down in the sauna.

Touches of the ever-popular Shingle Style – from the cedar lap siding to the pitched roof – imbue the home with all-American charm without sacrificing modern convenience.
Exterior highlights include stone detailing, multiple entries, transom windows and arched doorways. Inside, the home features a livable open floor plan as well as 10-foot ceilings. The kitchen, dining room and family room flow together, with a large fireplace and an inviting nearby deck. A children’s wing over the garage, a luxurious master suite and adaptable design elements give the floor plan the flexibility to adapt as a family’s needs change. “Right-size” rooms live large, but feel cozy. While the floor plan reflects a casual, family-friendly lifestyle, craftsmanship throughout includes interesting nooks and window seats, all hallmarks of the past.

Anthony Michael Interior Design, Ltd.Single, upwardly mobile attorney who recently became partner at his firm at a very young age. This is his first “big boy house” and after years of living college and dorm mismatched items, the client decided to work with our firm. The space was awkward occupying a top floor of a four story walk up. The floorplan was very efficient; however it lacked any sense of “wow” There was no real foyer or entry. It was very awkward as it relates to the number of stairs. The solution: a very crisp black and while color scheme with accents of masculine blues. Since the foyer lacked architecture, we brought in a very bold and statement mural which resembles an ocean wave, creating movement. The sophisticated palette continues into the master bedroom where it is done in deep shades of warm gray. With a sense of cozy yet dramatic.
