This characterful grade II listed farmhouse required some sensitive and imaginative conversion work to create new living spaces within the existing outbuildings and barn. Balancing the constraints of the existing fabric, the requirements of the conservation officer and our clients’ brief was a challenge. But as is so often the case, constraints make for stronger solutions, and we think the results are wonderful.

The brief was to transform the apartment into a home that was suited to our client’s (a young married couple) needs of entertainment and desire for an open plan. By reimagining the spatial hierarchy of a typical Singaporean home, the existing living room was converted nto a guest room, 2 bedrooms were also transformed into a single living space centered in the heart of the apartment. White frameless doors were used in the master and guest bedrooms, extending and brightening the hallway when left open. Accents of graphic and color were also used against a pared down material palette to form the backdrop for the owners’ collection of objects and artwork that was a reflection of the young couple’s vibrant personalities. This project by ViviCore Interiors involved the complete interior design of a loft space. Initially, I was only provided with the basic shell of the loft, leaving me to create a functional and stylish design from scratch. I developed all interior elements, including the feature walls, a contemporary kitchen, and a multifunctional island that serves as both a dining and food preparation area. One of the key highlights of the design is the incorporation of a sliding window over the kitchen counter. This allows the island's counter space to remain functional for both indoor and outdoor use. The design brief specified a contemporary style with an "orange-inspired" theme. I translated this into soft, modern furniture with earthy orange accents, which complement the natural wood finishes and neutral tones of the space. Every element—from the layout to the decor—was chosen to create a balance between functionality, comfort, and visual appeal in this cozy yet stylish loft.

The site is located on the Mitchell House preparatory school campus in Polokwane. The client's brief called for an early childhood development centre which would accommodate 122 learners and requested that the building be evident of it's young and playful users. Curiosity, wonder and intrigue would become defining criteria in an attempt to create a conducive learning environment for young learners to grow, a building where children would be encouraged to interact with their environment. The construction methodology of the building would remain apparent, allowing its users to analyse the assembly of components. Due to the age group of the users, the building would need to function semi-autonomously from the rest of the school, while allowing for controlled interaction and inclusivity as is the norm for Mitchell House. A linear plan which coincides with the developmental progress of the learners was identified as the appropriate building typology. The spatial constraints of the site required this plan to be moulded into the available space between the existing infrastructure, however the linear process was maintained. From the access-controlled reception and administration area one would move past the creative arts and exhibition space towards the Northern wing where the youngest learners are taught. These would share connected ablutions and storerooms between classes to enable fluid movement and assistance throughout the teaching and service spaces. The East wing of the centre would house the elder learners who would be in the process of being integrated with the fabric of the main school campus. These classrooms include storage areas, however, have separate ablution facilities. The two wings of the building surround a courtyard where play and interaction are in abundance.

Scandi-crafted Home Interiors in Dynasty Court Tucked away atop of the Victoria Peak behind Hong Kong's unrelenting hustle and bustle, the residences found along Old Peak Road have been known to offer an oasis just within reach of the city. Set at the western point of Hong Kong Island, this panoramic neighbourhood boasts beautiful views over the town, hiking trails galore, and some of the city's priciest homes. Given its regarded status, it's of little surprise that those who live atop of The Peak chose to renovate rather than relocate as the years go by. Having worked with Clifton, ten years prior, the homeowner of the Dynasty Court Residence believed it to be time for his 1,794sq.ft three-bedroom apartment to be given a complete and total facelift. Built back in the '90s, the residence had been updated once before through Clifton's services, but with a new chapter of retirement drawing nearer, the desire for a modern touch presented itself once again – this time with inspiration from Scandinavian interiors. Given the instructions to keep the prior design of architectural and office feel but update everything, CLDW took on the role of refurbisher to their repeat client, this time however with a more curved and coloured approach than the boxey one before it. With the brief of out with the old, in with the new underway, Clifton and his team set out to deploy a modern feel to the apartment with updates to everything from the floors, walls, doors and even the appliances – prioritizing functionality and simplicity. As the kitchen had been left out of the past retouch, this time around with retirement underway in was more important to give the couple a contemporary space to explore their culinary skills. Rounded chairs and tables complement the more square-like feel of the room, with washed grey tiles and soft tan cabinets. Meanwhile, the living room and dining room were under the instructions to be void of paintings and wall decorations – with the exception of the past CD changer – as the focal point of the rooms was to remain the spectacular view which looks down upon Hong Kong's Central district all the way to the Kowloon harbourside. Again, curvey furniture can be seen among the interiors, with rounded sofas, chairs and even the coffee table. The furniture – much like the interiors – remains minimalist, as the homeowners require little to no storage space, a rare thing indeed for Hong Kong. Inside the master bedroom, the updated lighting remains concealed within the walls as another finely executed play on curves from Clifton, which ensures minimalism. Over to the guest bedroom/study, more brown tones can be seen for an Earthy feel for guests, and the Mrs of the house to do her exercises. With Scandinavian design and minimalism being one of the most popular trends of modern interior design, it takes a true professional to understand its principals of warm and natural palettes, while not too overpowering and bright. Ever present in the Dynasty Court home is the maximization of natural light, which gives it an airy environment a house at the Peak most certainly deserves.

Renovation is stressful. Wouldn’t it be nice to let someone else oversee product selections, manage day-to-day issues, and bring your project to a successful completion? The owners of a two-family in Arlington recently did just that, flying off to Florida just as we began renovating their first floor unit. Of course, before they left we thoroughly discussed all aspects of the work order, which included renovating the kitchen and bathroom, painting the bedroom, and adding a laundry closet. We reviewed color and material selections, and set up a schedule for regular briefings. A handful of issues did come up. But because we had planned ahead, we were able to resolve them with very little stress for our clients. For instance, the client had chosen a bright yellow paint color for the kitchen walls, but once the new cabinets, countertop, and flooring had been installed, it was clear that yellow would clash. We suggested a more complementary Benjamin Moore Lancaster Whitewash shade instead. In the bathroom, the clients had selected a deep inset mirrored medicine cabinet. But when the wall behind the vanity was opened, it revealed a pipe running up the wall, too close for the inset model. In this small space, a bump-out medicine cabinet would be awkward, so instead we placed a mirror over the sink and two smaller inset cabinets on either side – a solution that pleased the homeowners, who now have his-and-hers storage spaces. Finally, the homeowners had resigned themselves to the fact that the laundry closet would be too small for storing detergent and other needs. However once the units were in place, we realized that a small custom shelf could be built and had it installed to the delight of the homeowners. Photo by Shelly Harrison

The design brief for this homeowner was to replace their old concrete patio with a beautiful hardwood deck. Unsure of how big to have the deck, the Contractor provided 3D designs of the space (incorporating future landscaping ideas for the garden) and researching the ideal deck size for the type of entertaining we do. The site was 10 acres bordering a 15 acre lake. The clients were convinced by a business partner to move 10 miles west of town and share the lake he was excavating. They quickly became very excited about the emerging design, preliminary drawings were never finished, working drawings were brief and details were sketchy. Fortunately a favorite contractor with a gifted crew was available and all were OK with working it out as we went along. Several more rooms and outbuildings were added during construction. After the excitement of building and furnishing was over they found themselves unhappy with the isolation and by 1975 had sold the house to Malnik. In 1979 we began renovations and additions to the buildings and site that continued non-stop for 7 years. Again I had the luxury of the same building team, plus a very creative new client who never ran out of ideas for things to do. First stables for 20 horses and a recreation building which included 2 bowling alleys, squash court, weight gym, game room and a boat house. Then a 90' square & 30' high screened space frame that enclosed a swimming pool with 3 guest houses and a free form "cave" structure arranged around the four sides. Next a riding ring and viewing pavilion, and when 25 more acres were acquired the lake was extended into a series of waterways and the entrance was moved to the opposite side of the property, which resulted in a long meandering entrance road passing over three bridges. A new entrance building was fitted between the space frame and the recreation building. The last project was a 3000 sq. ft. master bedroom, bath and gallery addition to the main house completed in 1992. The entire complex was demolished in 2005 by a high end residential developer as Boca Raton had moved seriously westward.

Making a real impression by designing & building with exceptional people is exactly the effect JL Design & the client as owner-builder have achieved with “Scarborough House” in Scarborough, NSW. The brief required the dwelling to take maximum advantage of stunning views over the ocean & nearby escarpment cliffs. The residence was also to be a contemporary modernist four bedroom family dwelling, maximising built external living & pool areas. The client was extensively involved with the overall design, & carried out material selection, interior detailing and selection of fixtures and fittings. This collective method guaranteed a result where the client as the builder, through continued personal investment throughout the design and construction achieved a stunning result. The concrete, steelwork, windows, timber & various forms of cladding, joinery and concealed lighting are all custom made hand crafted elements. The design called for minimal tolerances, requiring a high level of skill and cooperation between trades. “Scarborough House” features BlueScope Colorbond monument matt ribbed wall cladding with rendered & ‘rendered look’ areas in off-white. A vertical feature hardwood timber screen to the side of the entry softens the ‘industrial’ feel, giving a modernist external appearance. Carefully calculated overhangs allow a passive solar solution to heating & cooling, with efficient reverse-cycle air conditioning required only during weather extremes. Internally, timber floors to the upper living areas give a feel of comfort & warmth. The warm, substantial character of the dwelling is carefully composed by means of the clarity of the detailing, a palette of tactical natural materials and the careful manipulation of light.

How do you make an impact within a familiar project typology? For our first cafe for Spro Coffee Lab, and their flagship location, we combined a long-held vision of a cafe with a faceted ceiling, their red & white material palette, and the building owner’s desire for an iconic street presence into a unified, minimalist language of angles and facets that extends throughout the cafe. Overhead, a faceted soffit juts out dramatically over the service bar, the two objects mirroring each other’s footprints and satisfying Health Code requirements for a smooth, cleanable surface overhead. Concealing an egress corridor above that bisects the space, the soffit presents a bold visual gesture through the floor-to-ceiling glass walls of this corner space, beckoning passersby inside. The service bar points toward the entry, with a minimalist espresso-tap system as the focal point, and angled sections branching off in both directions to create seating and service areas and direct customer flow. Throughout the space, surfaces customers interact with are clad in chocolate-colored cork, providing a highly textured, tactile contrast to the smooth, white primary materials and complementing the bronze window system, red logos, and customer seating. The unfinished cork is durable and stain-resistant, resilient to the touch, provides acoustic dampening, and is highly sustainable. The result is a cafe that goes far beyond the project brief, creating a memorable experience and an iconic presence for the brand.
