This amazing remodel by J.S. Brown & Co. in the River Forest neighborhood in Dublin, Ohio was designed with sunshine in mind! By removing an interior wall, the kitchen was completely opened to the adjacent sunroom for maximum views of the spectacular back yard. Also on the mission brief from the homeowners was shady place to enjoy their yard outdoors. A large roof over a paver patio was just the ticket for watching the grandkids run around in cool comfort.

A modern white master bathroom with a standing tub and a curbless shower is a testament to contemporary design and professionalism. This design concept combines sleek aesthetics, functionality, and accessibility while creating a serene and elegant space for relaxation and self-care. The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility. The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property. The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other. The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun. The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks. The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape. The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame. The brief for this design project was to create an outdoor space that could accommodate a busy active family. Important features were the pool and outdoor showers, outdoor kitchen and dining area.

Our design team was tasked with remodelling a section of our client’s home to feature a bespoke boot room, walk-in pantry, utility, desk area and luxurious kitchen. Key to the brief was the joinery design to suit each area practically and visually, with a natural flow through to connect all the spaces. The kitchen, seen here is finished in a warm and muted pink Farrow & Ball Setting Plaster, combined with natural gentle finishes of antique brass on the island and tinted bronze mirror splashback

This unique opportunity to design a new home in Millport was one which JAM Architects relished. The location of the site on a hill on the outskirts of the village presented an opportunity to design a new two bedroom home taking advantage of the views of the ocean. The unusual floorplan design with a ‘kink’ at the centre point of the building is as a result of this with the front of the home orientated to address the street and the rear half positioned to ensure the best views from the corner window in the livingroom and the master bedroom window. As a result of a recent accident our client for this project was unfortunately left with some mobility issues and our brief was therefore to design a two bedroom home with all the primary accomodation on the ground floor, with a studio space, guest bedroom and guest shower room on the first floor. The ground floor consists of a open plan kitchen, dining and living room with direct access to a generous outside patio area. In addition to this living space there is also a utility room, w.c, master bedroom and ensuite bathroom. On the first floor our client was also keen to take advantage of the sea views from this elevated position and a sheletered balcony area has been incorporated adjacent to the studio space.

My client's brief was to create a luxurious 'hotel style' master bedroom. The glass beaded wallpaper sets the tone of the room and the paprika cushions and trim on the bed throw lift the neutral colour scheme.

Example of a mid-sized eclectic carpeted u-shaped staircase design in London with carpeted risers

The renovation and a modern revamp of a grand Paddington terrace house for a large family meant that every space was carefully considered including the garden. The entry level of the residence was opened up and spilt into two levels with the garden doing the same to cater for the sloping nature of the site. Large Sliding doors at the rear open up onto a generous deck/ entertaining space. To one side is a floating style built in BBQ, designed to take up the least space its light stone benchtop contrasting beautifully against the charcoal boundary wall. The brief was a tricky one with the space having to accommodate off street parking for a 4WD size car, play space for children, adults entertaining, bin storage and plunge pool. The plunge pool was custom designed off one side of the deck (to allow for the car on the other) with a lockable sliding timber platform/ cover that when open is hidden under the deck. This meant no pool fences and a space that can be used as decking when not in use. At the rear of the pool a cluster of large contemporary cylinder pots with contrasting plantings provides extra greenery and hides a bin storage area. The pots were chosen over planting in-ground because they can be moved if needed making the space more flexible for the families needs. Three wide steps of the deck lead down to a multipurpose synthetic lawn area that functions as the kids play space or car-parking area. Two mature Kentia palms were replanted to add greenery and a canopy of fronds over. Bamboo adds further softness along the side boundary and will grow tall to screen the neighbours. A palette of charcoal, soft greys and whites has created a calming yet very functional space for a busy family.

Inspiration for a staircase remodel in London

The client wanted a modest remodel to add a sitting room and ground floor master bedroom suite on an old log vacation home in the resort town of Big Sky, MT. The design brief was expanded to capitalize on the dramatic views and to repair extensive concealed damage to the existing log walls. The design affords a sweeping two story glass bay framing Lone Pine mountain in the distance with a new circular stone entrance stair which defines a new “ski-in” walk out basement entry and cascading exterior decks with an exterior fire box for cooking and entertaining guests.
