The homeowners’ challenge centered around a former 15’ by 60’ concrete slab previously used as a batting cage. This entertaining respite was a natural extension of its unique site and trusting clients. Four large glass garage doors allow the interior space to breath on tranquil days or to protect the revelers on one of Texas’ brief but cold winter spells. A covered, but open sided patio with stone fireplace is adjacent to the interior space. An added side patio with trellis shade structure offers another entertaining option. Finally, the central space and vocal point is replete with a cowboy cauldron in open air and in perfect harmony with Texas’ bright skies and starry nights. The covered outdoor kitchen is within easy access to the fire pit for campfire cooking. Reclaimed wood warms the underside of the standing seam metal roof. Design only. Construction by others.

Your average two-car garage offers only 400 square feet of roof deck, but that doesn’t mean it can’t provide an array of outdoor functions and features to suit your everyday needs. In this example, our design brief required just that. As a busy professional couple, the roof deck needed to offer both a peaceful space to work from home, as well as a comfortable space to get away from work, entertain and relax. To that end, the roof offers a number of surfaces to set up a laptop and then immediately forget any work woes and fire-up the grill, pour a glass of wine, call some friends over (or not) and wind down. And with the addition of retractable outdoor canopies and curtains, the space becomes an adjustable enclave to its densely populated urban surroundings.

The renovation and a modern revamp of a grand Paddington terrace house for a large family meant that every space was carefully considered including the garden. The entry level of the residence was opened up and spilt into two levels with the garden doing the same to cater for the sloping nature of the site. Large Sliding doors at the rear open up onto a generous deck/ entertaining space. To one side is a floating style built in BBQ, designed to take up the least space its light stone benchtop contrasting beautifully against the charcoal boundary wall. The brief was a tricky one with the space having to accommodate off street parking for a 4WD size car, play space for children, adults entertaining, bin storage and plunge pool. The plunge pool was custom designed off one side of the deck (to allow for the car on the other) with a lockable sliding timber platform/ cover that when open is hidden under the deck. This meant no pool fences and a space that can be used as decking when not in use. At the rear of the pool a cluster of large contemporary cylinder pots with contrasting plantings provides extra greenery and hides a bin storage area. The pots were chosen over planting in-ground because they can be moved if needed making the space more flexible for the families needs. Three wide steps of the deck lead down to a multipurpose synthetic lawn area that functions as the kids play space or car-parking area. Two mature Kentia palms were replanted to add greenery and a canopy of fronds over. Bamboo adds further softness along the side boundary and will grow tall to screen the neighbours. A palette of charcoal, soft greys and whites has created a calming yet very functional space for a busy family.

This project is a story of how buildings and relationships evolve over time, and how the two are intertwined in the making of architecture. The client, a single man, had just purchased a classic Edwardian flat on San Francisco’s Liberty Street, known for its historic homes and famous neighbors like Tracy Chapman, when his realtor connected him with LLA. The initial brief was to integrate a modern, minimalist kitchen and bathroom with the apartment's traditional aesthetic. The existing condition was a series of cramped rooms and a long hallway that divided the apartment into many separate spaces, some without natural light. The solution was to remove most of the walls in the middle of the flat, with extensive structural work hidden from view. This created an open connection between the living, dining and kitchen areas that flooded the formerly dark core of the apartment with light. Midway through the design process, the client and his partner, and avid cook, decided it was time to move in together. The project evolved further and LLA found inventive ways to pack more features and amenities into a design that was fundamentally about simplicity. The result of this creative tension is a large open kitchen with deceptively simple forms- a long back counter with three rows of drawers below, an island with a central cooktop and double cantilevers for seating, and a slightly mysterious wood box at the back. The box conceals the refrigerator, storage, linens, and laundry, and through a secret door, a large walk-in pantry. The bathroom evolved into a mini-spa, with a walk-through shower and Japanese-style soaking tub. The space shares light with the kitchen through a floor-to-ceiling translucent glass panel. Each client has a large dog, and so a small sliver of space under the upstairs neighbor's stair was turned into the perfect doggie den, complete with period correct doorway. The newly blended family moved in together when the project was completed. A poignant footnote, Maverick, the blonder, fluffier dog in the photos, was very old and sadly passed away shortly after they moved in. It made the photoshoot feel like a special event that honored and preserved his memory in pictures. Like all families, theirs continues to evolve and change, just as their home has over its 90 year life.

It held its own amongst everything that was in the open space like the big screen TV, fireplace and pool table. That is exactly what we did in the design and here is how we did it. First, we got rid of the kitchen table and by doing so we created a peninsular. This eventually sets up the space for a couple of really cool pendant lights, some unique counter chairs and a wine cooler that was purchased before but never really had a home. We then turned our attention to the range and hood. This was not the main kitchen, so wall storage wasn’t the main goal here. We wanted to create a more open feel interaction while in the kitchen, hence we designed the free standing chimney hood alone to the left of the window. We then looked at how we can make it more entertaining. We did that by adding a Wine rack on a buffet style type area. This wall was free and would have remained empty had we not find a way to add some more glitz. Finally came the counter-top. Every detail was crucial because the view of the kitchen can be seen from when you enter the front door even if it was on the second floor walk out. The use of the space called for a waterfall edge counter-top and more importantly, the stone selection to further accentuate the effect. It was crucial that there was movement in the stone which connects to the 45 degree waterfall edge so it would be very dramatic. Nothing was overlooked in this space. It had to be done this way if it was going to have a fighting chance to take command of its territory. e were especially pleased to work with this lovely client again, having designed a kitchen for her previously. This new project consisted of two briefs to maximise the space and natural light for a bijoux annexe; Design a sleek contemporary open plan kitchen plus utility. Design bedroom storage and a home working space within the open plan area. To achieve the contemporary uncluttered style that would maximise the sense of light and space, a true handleless design was the obvious choice. The main run of cabinets in the kitchen and on the wardrobe doors are acrylic gloss with a ply edge. The light reflecting qualities of the gloss doors is further accentuated by the tropical green toughened glass panel behind the sink. We just love this injection of colour. It not only really suits this modern space but will look fabulous when the patio area is developed. Our customer is planning to create a beautiful green oasis with plants on the patio, which will just make this area feel so connected to the outside. The sink area is finished off perfectly with a black Quooker Fusion tap. The kitchen island offers a great contrast with the main run of furniture. The concrete effect handleless doors and Konigstone quartz ‘Concrete fossil’ worktop create a real feature, and provide some texture. Extending the worktop down over the sides of the island complements the seamless and uncluttered style of this kitchen perfectly. Not only does it look great, but its a practical space too. Built into the island is an evo port for sockets, enabling it to double up as a work and food prep area. For a final flourish, the glass shelves are all fitted with LED lights behind them, offering more ambient lighting options.

Eagerly awaiting retirement, a New England-based client acquired a property in a former office building in central Lisbon. Artfully refurbished by Frederico Valsassina Arquitectos, the façade is composed of geometric strata of medium-gray panels alternating with weathered vertical staves. Our studio’s brief was to furnish and equip the interior of the vacation home to converse with the architecture, so family and friends visiting Lisbon would stay in an elegant, private setting, filled with locally-made and designer items. Upon entering, a small shelf and mirror function as a welcome valet. The corridor opens to a cozy living room with lambent afternoon light let in by large sliding doors. Just outside, the balcony sports a café table and chairs set for an aperitivo. An enveloping sofa, produced in Portugal, and an organic recliner, create an intimate lounge area facing a classic, modular media cabinet. An artisan-made wool ottoman adds a beat of color; the lights speak in plump opaline glass and thin black metal rods. The glass top of the dining table fades into the space, leaving its sculptural, marine blue base; in a play of textures, the upholstery of the dining chairs coordinates elegantly with the smoked glass. Tile, oak, and stainless steel come together in a custom kitchen island, with additional counter space and convenient storage. As the interior is replete with oiled oak in the floors, baseboards, doors, and cabinetry, matching wood furniture warms the bedrooms. The vertical spindles of the beds recall the pattern of the exterior façade. Laptop work is accommodated by a small console desk with a chair clothed in burgundy. Acorn-shaped pendants, inviting bed linens and rugs, and undulating curtains, all in the warm white of the walls, form a nest for relaxation.
